If you want to be immersed in the neighborhood in a traditional yet historic property this is the one. We traveled from USA with 7 people (3 adults and 4 kids aged 9-13). 15 minute walk to Nijo castle and 5 minute walk to Nijo station (which is 10 minutes to Kyoto station or Arashiyama). There is also a massively long pedestrian commercial street a stone's throw away that offers countless local dining and shopping experiences. We chose to have breakfast included which was also neat as it is delivered but traditional. The bath is something to experience too so take the time to learn how to operate and fill it.
