Overall the home was very clean and tucked away in a pretty quiet area. AC units in every room were very handy, and I liked how the tub area was seperate from the toilets. The only complaints I have are minor gripes, not a big deal, but I'll mention them here. The toilet room is pretty small, although that is kind of the norm for Japan. My legs are pretty long so it was difficult sitting in there. There was a slight musty smell when we first got home each day, and I think its just due to guests in the past not using the AC/shower fan/Windows properly to let the shower room vent. The living room couch could probably use some cleaner upholstery as well. I did love how they provided an air purifier and it definitely works. The area this place is in, although quiet, is a bit of a trek from Kyoto station unless you use a bus or taxi. The walk is doable, but with luggage you're gonna want to use the uber app. Overall though this is a really slick property, nice atmosphere and well worth the price. The walk up to the Kiyomizu and Gion areas is very nice, and Sanjusangendo is pretty close too. Once you walk to the River area with the subway, navigation becomes much easier. This is more of a Kyoto problem than an issue with the property. Overall, I recommend this place! ##### Grant Stayed 6 nights in Nov 2023 ### 2/10 Terrible #### yue 28 Oct 2024 Disliked: Cleanliness, amenities, property conditions & facilities, communication DO NOT BOOK YOUR STAY HERE. This property is infested with cockroaches and the property manager clearly doesn’t care. I had a 4 night booking here and right before we were going going to sleep the second night I killed two roaches in the bed we were sleeping on. Mind you we never brought any food into the property to eat. One roach the size of 3 quarters but my daughter in the leg so I left that night and contacted the property to cancel my booking and requested a refund. Took over a week and even with photo evidence they only refunded me two nights stay which is outrageous. I had to pay extra for an immediate booking elsewhere and pack up everything and take a cab at 11pm. I was absolutely not compensated for my expenses from the property even spending the next few nights with my daughter in pain from the bite swelling up her whole ankle and blistering with liquid coming out the wound. Please save your money and time and book elsewhere.
