I do NOT understand the good reviews of this property. We found the opposite to be factual.
We found the property to be very much in need of some serious TLC. Some examples are rusted surrounds around the shower entrance, rust stains below the sink from a water leak, peeling and discolored paint, spider webs in multiple places in the bed and bath areas, and an atmosphere similar to hoarding throughout the inn. The management desk has been placed in the entry/living parlor and there are piles of unnecessary stuff stacked everywhere. There needs to be a professional decorating/de-hoarding performed in that area as well as the breakfast serving area.
Breakfast is another area seriously dissatisfying. Buffet style breakfast each morning consisting of some of the worst scrambled eggs, grits, hash browns and almost raw bacon imaginable. Identical breakfast each morning that was served by a very rude kitchen worker. No smile, no conversation, no welcome feelings, just a “ Breakfast is Ready” announcement. Another unusual aspect of the breakfast was that it was your responsibility for clearing your table of all used dishes, cups, etc.
The most concerning issue was the number of electrical extension cords all over the place and no smoke detectors or carbon monoxide detectors in our room. The mounting plates were on the wall but the detectors were gone. If the Fire Marshal were to do an inspection, the inn would not pass.
I hope these folks improve because there is great potential.
We only stayed one night as we were traveling through. It’s a beautiful historic home inside and out. The staff was very helpful. We didn’t go to breakfast as we stayed in and rested, but I’m sure it was good. Will stay again when we are in the area.
We stayed at the cottage for one night. It was clean, comfortable, and just what we needed. The shower was nice! Paul made a wonderful breakfast and told us the cool history of the house. We’d stay again!
We thoroughly enjoyed our stay. Staff were very helpful and friendly. Room was comfortable, quiet and very clean. Breakfast was great. Will plan another stay there again next time we travel to Franklin,NC.
The breakfasts were fantastic! The added use of the upstairs porch added to our stay. The porch was a great place to enjoy the cool breeze, read to each other and play games. We stayed an extra night to enjoy the inn and surrounding area.
This old house was part of the historical society, very outdated fixtures but Im sure it can't be updated, still very nice and quaint bed and breakfast, located right in town, a block from main street.
We stayed at the Franklin Terrace Inn for three nights and weren’t quite sure what to expect, but we were so pleasantly surprised. The inn is quaint, exceptionally clean, and full of character, with lovely porches where we could relax and take in the beautiful view.
What made our stay truly memorable, though, was Paul, the owner. He was extraordinarily friendly and accommodating and consistently went above and beyond to make us comfortable. This was our first trip traveling with our e-bikes, and we quickly realized we weren’t fully prepared for the rain. When I became concerned about the bikes getting wet, Paul brought out a tarp and helped me cover them each day. That small act of kindness meant so much to us and is a perfect example of how thoughtfully he cared for his guests.
Each morning, Paul prepared an amazing breakfast using family recipes passed down from his mother. He shared wonderful stories and offered helpful recommendations for restaurants and things to do in the area. Most of all, he always made sure we were comfortable and well taken care of.
We arrived as guests but left feeling as though we had stayed with a friend. I can’t speak highly enough of Paul, the Franklin Terrace Inn, or the special memories we will carry home from our stay.
This property is in need of a complete overhaul. Peeling paint, ripped and stained furniture on the porches. "Stuff" everywhere which made it difficult to move around. The innkeeper is kind and attentive but completely overwhelmed. I am sorry to say that as it is I will not be coming back to stay.
Stayed in the cottage room. Really small bathroom. The screened in porch, advertised as an upgrade to this room, and the reason we booked this room, was filthy and filled with hardware and cleaning supplies. Completely cluttered and, dirty and unusable.
Breakfast was served and was not good. Eggs and fruit were edible, the rest was not.
Overall place was dirty and not worth the roughly $170 we paid to stay there.
Wanted to like this place, and thought it would be charming based on the reviews we read but it was not.
We had a very comfortable stay at Franklin Terrace bed and breakfast! Paul is the sweetest person and he takes best care of his customers. It is centrally located and easy walk to Main Street. It’s nice to know that it’s recognized as national historic place. The structure is originally erected in 1887!! If there’s something to complain, the bed is too soft for our convenience and one of the staff Kelly can be little bit more friendly.
The historic building and setting are beautiful! The staff was above and beyond with their kindness and hospitality! We had a great time and were very comfortable
The Franklin Terrace was a great option for our stay in Franklin. The location to downtown is perfect and the owner/staff were incredibly helpful and welcoming. Would definitely come back and stay there again next time we are in town.
Charming b&b. Used to be girls school in 1800s. Each room decorated differently. Breakfast delicious. If you want something different, safe, and charming, it’s worth consideration.
Everything a bed and breakfast should be- charming host, comfortable room, yummy breakfast! Plus screened in porches for reading or games. It ’s an old house with modern conveniences and has a great story. Walking distance to many shops and restaurants. We couldn’t have chosen a better place to stay.
I was in Franklin for just one evening and had booked at the Franklin Terrace Bed and Breakfast. I had not noticed that I was not on the first floor and since I have issues with stairs I mentioned this to Paul. There weren't any rooms on the first floor so he offered to give me a refund if I wanted to go somewhere else. I decided it would be ok for one night if I just used my backpack and left my suitcase in the car but Paul figured out a solution in a larger cottage room that I could use and not have any stairs and he didn't charge me for the extra cost. There were a lot of things going on at the place when I arrived, the AC was being fixed, a window had been broken in one of the rooms and Paul was dealing with that besides finding me the perfect room. Breakfast was delicious and during that time Paul told us about the history of this B&B. Paul definitely made the stay welcoming and made sure I had everything I needed.
I really enjoyed my stay. Room was clean and as advertised, and breakfast was much better than expected (delicious home-cooked buffet with lots of options). Overall, very good value for the money.
Our stay here was very relaxing. The home is very old and that gives it such personality. Loved the old furniture, pictures, decorations, etc. Our host made an amazing breakfast with homemade strawberry jam and whipped cream. Would stay here again next time we go to Franklin!
