Our home was designed for family vacations, multi-generational getaways, and holiday celebrations where everyone can be together.

This beautifully appointed 5-bedroom home comfortably sleeps up to 14 guests and offers plenty of room to spread out without ever feeling disconnected. Spend your days exploring everything Grand Junction has to offer, then come home for family dinners, movie nights, and evenings filled with laughter.

Thoughtfully designed, our home blends western charm with modern comfort through curated furnishings, warm gathering spaces, and elevated finishes that make your stay feel both relaxing and memorable.

Our home is located in a quiet, established neighborhood where many families have lived for years. It's one of the things we love most about this home.

Guests are welcome to enjoy the backyard, pool, and outdoor living spaces throughout the day. Beginning at **8:00 PM**, the city enforces outdoor quiet hours, so we simply ask everyone to move the fun indoors for the evening. With multiple living areas, a private theater, game room, and spacious dining areas, there's plenty of room to continue enjoying time together.

To help maintain a peaceful experience for both guests and neighbors, the backyard is equipped with a noise monitoring device that measures decibel levels only, it does not record conversations or audio. Two exterior security cameras (front and backyard) are also installed for property security.

We know that some of the best vacation memories aren't made rushing from one activity to the next, they happen around the dinner table, during late-night card games, while watching movies together, or floating in the pool on a warm Colorado afternoon.

Guests have access to the entire home during their stay, with the exception of three locked supply cabinets and the storage shed.

The private saltwater pool is open seasonally from mid-March through mid-October, weather permitting.

NOISE DISCLAIMER:
This is a VERY quiet, family-friendly neighborhood with STRICTLY enforced quiet hours beginning at 8pm. If you're planning celebrations with outdoor late-night activity, we ask that you please consider other properties to ensure the best fit (you don't want to deal with a noise complaint from the neighbors while you are here!) Enjoy the backyard during the day, but evening quiet hours MUST be respected as the city enforces quiet hours after 8pm. So, a large group of people splashing around or congregating/talking in groups in the backyard after that time will be an issue (especially since many people sleep with their windows open and it is a VERY quiet neighborhood). There’s plenty of space however throughout property to hang out inside – multiple living rooms, theater/game room, dining areas.

Grand Junction Permit: STR
No outside guests (other than those staying on the property) permitted.

No parties.

No smoking of any sort indoors (an oder removal fee of $750 will apply if smoke odors are detected by the cleaning crew).

Quiet hours are 8pm-6am (city ordinance). These are strictly enforced and the neighbors will call in a noise complaint if not followed. Best practice is to remain indoors after 8pm and use one of the many hang-out spaces inside in the property.

Please ensure that the rear end of your vehicles are not hanging excessively over the sidewalk.

Children must be monitored all at times when around an open pool - parents are responsible for their safety as no gate exists around the pool. Best practice is to apply the pool cover when not in use.
