Perched at the top of Ten Mile Creek, enjoy this quiet, luxurious mountain home with beautiful views. When you arrive on the first level, you will find a clean and bright, mountain-modern decorated great room with a peaceful wilderness view paired with a queen bed living space and full bathroom. As you meander to the second level, you will be wowed by the clean and bright Great Room with vaulted ceilings and a tranquil mountainous view towards Rocky Mountain National Park. This open floor plan was designed for connecting. The upper level features a large, open-concept kitchen with plenty of counter space. Round the corner to the Bunk Room, with new mattresses and a spacious full bath and laundry. Across the hall lies a private California King en suite with large glass panes, a private balcony with amazing views, and a tub+shower combo private bath. Boasting a close proximity to Ten Mile Creek and peaceful, panoramic views you can easily access Granby Ranch Ski Area, the elk conservation easement, and deeded open space. Skiing in the winter and mountain biking in the summer is ~5 minutes away at Granby Ranch. Love to golf? This home is 4 minutes to Granby Ranch Golf Course and 10 minutes to Grand Elk Golf Course. For convenience, a large grocery store is minutes away. Finally, it is a beautiful 25-minute drive to Rocky Mountain National Park, Grand Lake, and Winter Park! World-famous cross-country skiing is available at Sol Vista, Snow Mountain Ranch (ten Minutes), and Devil's Thumb (20 minutes). Other winter wonderland activities include snowmobiling, sledding, tubing, sleigh rides, dog sleds, ice fishing, hot springs, and more. Hunting, Hiking, Horseback riding, Hot Air Balloon Rides, River/Lake Fishing, Alpine Slide, Climbing Wall, boating, water-sports abound, and ample opportunity to just sit, relax, and enjoy the people that you are with.

These include: - This is a no-pet home, but the home may not be allergy-free. - This is a no-smoking home. - You must be at least 25 years old to book this property. - Finishes/furniture may bear slight variations from the pictures, but furniture is light in color and should be met with care. - No parties or events allowed. - 4wd highly, or at least AWD and winter driving experience recommending during cold months. - New Years week must book December 27th or later; Christmas week must check out on December 29th or earlier (to allow booking space for the adjacent Holiday) - Your check-in is contact-free and 100% remote. - Like all of our properties, this home is professionally cleaned prior to your arrival. Our HOA requires the following: Trailers, campers, RV’s, and boats cannot be parked on the property for more than 24 hours. All vehicles must be parked in driveway overnight - ATV’s, dirt bikes, snow mobiles and any other off road motorized vehicles may not be driven on community roads or properties - No loud outdoor noise between 10 pm to 8 am daily - Outdoor lights should be turned off by 10 pm - Guests must adhere to all county fire bans. If you enjoy nature, deer will graze, coyotes may yip as the sunsets, badgers will burrow, and owls, magpies and eagles will soar across the land. There are bugs and spiders, and you might even see a snake. If any of these things bother you, the Granby Overlook is probably not for you. Two exterior security cameras located at the front door and lower level back door to monitor the exterior of the home record video and sound. Cameras are not continually monitored. We had a wonderful time at Heathers house. Granby is such a great town and only 15 minutes away from RMNP! She really made you feel welcome with snacks, bird food for the feeder, a cute coffee bar and well stocked kitchen! highlights of our stay included a guided fly-fishing trip with Kirks fly shop, horseback riding at the rocky mountain stables, kayaking on lake Granby, and hiking in the park. A cayote visited almost every morning/early evening in the back yard that we loved watching from the huge windows in the back of the house. We watched incredible 4th of July fireworks from the back deck. Overall this is a great location for your family to enjoy CO.
This was a beautiful property, perfect for a stay near Granby, Grand Lake, or Winter Park. We loved the space, the views, the cleanliness, and the natural light. Heather was a perfect communicator with messages about check-in and check-out. Wonderful spot!

The house was nice and met all of our needs. The neighborhood was quiet and the view was spectacular.There were a few things that should be taken care of. The white shower curtain on the main floor bathroom is stained yellow at the bottom which is disgusting. The microwave was dirty. The smoke alarms randomly went off which scared us. The water sensor alarm behind the washing machine went off when we tried to wash a load of laundry. The exterior photo of the property on vrbo looks different than the actual exterior and we thought we were at the wrong location. The Bazzaar magazines were not appropriate for children’s eyes. Just some things to consider improving.We loved the foosball table!
