Rental Agreement & House Rules

Welcome to The Crimson Cocoa Chalet! We`re delighted to host you and want everyone to enjoy a safe, comfortable, and memorable White Mountains getaway.

Please review the following terms and house rules before your stay.

1. Reservation & Acceptance

The primary guest making the reservation is responsible for ensuring that all members of their group, including visitors and children, comply with the property`s rules.

For reservations made through Airbnb, Vrbo, or another booking platform, the applicable platform`s terms and disclosed reservation conditions apply. Any additional rental agreement requirements must be disclosed before booking.

For direct reservations, guests must accept this agreement electronically or in writing before check-in.

2. Payments & Cancellations

Payment schedules, cancellation policies, refunds, and applicable fees are governed by the terms disclosed at booking through the relevant platform or direct booking website.

Security deposits and damage waivers apply only when disclosed and permitted by the applicable booking platform.

3. General House Rules

- Maximum occupancy: 12 overnight guests, including children. Additional visitors require prior host approval.
- Check-in: After 4:00 PM.
- Check-out: By 10:00 AM.
- Quiet hours: 10:00 PM–7:00 AM. Please respect our neighbors and the peaceful mountain setting.
- No smoking or vaping indoors. Dispose of smoking materials safely in permitted outdoor areas.
- No parties or events without prior written approval.
- No unauthorized third-party bookings. The primary guest must be present throughout the reservation unless an authorized booking arrangement has been approved.
- Pets: Dogs are welcome subject to the disclosed pet policy and applicable fees. Guests must clean up after pets, prevent excessive barking, and remain responsible for pet-related damage.
- Parking: Maximum of four vehicles in designated parking areas. Do not block roads, neighboring properties, or access routes.

4. Hot Tub Safety & Use

Our private 7-person hot tub is provided for the enjoyment of registered guests. For everyone`s safety:

- Maximum of seven people in the hot tub at one time.
- Children must be actively supervised by a responsible adult at all times. Never leave children unattended in or near the hot tub.
- No glass containers, food, or pets in the hot tub.
- No diving, jumping, horseplay, or sitting or standing on the hot tub sides & cover.
- Shower before entering. Do not add bubble bath, soaps, oils, or other substances to the water.
- Do not use the hot tub while impaired by alcohol or drugs.
- Guests with medical concerns, including pregnancy or cardiovascular conditions, should consult a healthcare professional before use.
- Limit soaking time, stay hydrated, and exit immediately if feeling dizzy or unwell.
- Replace and secure the hot tub cover after each use.
- Do not tamper with the hot tub`s electrical, filtration, or chemical systems.
- Notify the host immediately of any malfunction, damage, or water-quality concern.

Guests are responsible for damage or extraordinary cleaning costs resulting from misuse, subject to applicable law and booking platform policies.

The hot tub may be temporarily unavailable if maintenance or safety conditions require closure.

5. Fireplaces, Fire Pit & Grills

- Use fireplaces, fire pits, and grills only as instructed in the property`s welcome materials.
- Never leave a fire or operating grill unattended.
- Children must be supervised around fires and hot surfaces.
- The outdoor fire pit may be used only when permitted by local fire restrictions and applicable permit requirements.
- Fully extinguish fires after use.
- Do not burn trash, treated wood, or other prohibited materials.
- Keep grills and open flames away from structures, combustible materials, and deck railings.
- Do not move the fire pit or grills from their designated locations.
- PERMIT IS REQUIRED BY STATE OF NH. SEEK HOST APPROVAL BEFORE APPLYING

6. Deck, Outdoor Areas & Recreational Amenities

Guests are welcome to enjoy our wraparound deck, swing chairs, outdoor chess board, game tables, and other recreational amenities.

- Children must be supervised on elevated decks, stairs, and play areas.
- Do not climb or sit on railings.
- Use hanging swing chairs responsibly; no standing, excessive swinging, or overloading.
- Do not move heavy outdoor furniture or recreational equipment without permission.
- Use caution during wet, icy, or snowy conditions.
- Please respect the surrounding wildlife. Do not feed, approach, or attempt to interact with wild animals.

🐻 Wildlife Safety & Outdoor Food Storage

The Crimson Cocoa Chalet is surrounded by beautiful woodland and is home to a variety of wildlife, including black bears, deer, foxes, and raccoons.

For the safety of our guests, neighbors, and wildlife:

- NEVER leave food, trash, coolers, beverages, pet food, or other wildlife attractants outdoors or unattended on the deck, including overnight.
- All trash must be properly bagged and placed in designated, secured trash receptacles.
- Clean up food scraps, spills, and grilling areas immediately after use.
- Never feed, approach, or attempt to interact with wildlife.
- Keep exterior doors closed and supervise pets outdoors.

Wildlife Cleanup & Damage: Guests are responsible for reasonable, documented cleanup costs or property damage resulting from improperly stored food, trash, or other wildlife attractants. This may include professional cleanup, replacement of damaged trash containers, or repairs following wildlife activity, where permitted by applicable law and booking platform policies.

These rules help protect both our guests and the wildlife that make the White Mountains so special. ❤️

7. Children & Family Amenities

Cribs, bunk beds, high chairs, and other children`s equipment must be used according to their intended purpose and applicable safety instructions.

Parents and guardians are responsible for supervising children throughout the property, including around stairs, fireplaces, decks, outdoor play areas, and the hot tub.

8. Damage, Cleaning & Guest Responsibilities

Guests agree to treat the property, furnishings, and amenities with reasonable care.

Please notify the host promptly of accidental damage, maintenance concerns, or safety issues so they can be addressed.

Guests may be responsible for documented damage, missing property, or extraordinary cleaning costs beyond normal wear and tear, as permitted by applicable law and platform policies.

9. Personal Property & Liability

Guests are responsible for safeguarding their personal belongings and exercising reasonable care when using the property and its amenities.

Use of the hot tub, fireplaces, fire pit, grills, stairs, decks, recreational equipment, and other amenities involves inherent risks.

To the extent permitted by applicable law, guests agree to assume the ordinary risks associated with their voluntary use of these amenities and remain responsible for injuries or damages resulting from their own negligent or intentional conduct.
