The large 35 sqm living room with terrace, where two sofa beds are located, offers additional space for relaxation and rest. The large library, full of a wide selection of books in Italian, is designed for adults and children, with titles ranging from politics to Sardinian culture, from history to children's literature, offering a unique reading corner.
The fully equipped kitchen, equipped with dishwasher, kettle, coffee machine, juicer, extractor and toaster, allows you to prepare meals and drinks with maximum convenience. Two bathrooms, one of which includes a laundry room with washing machine, add further comfort to the property.
The kitchen leads to a 32 m2 terrace overlooking the city, furnished with a table and chairs, ideal for outdoor dining or moments of relaxation. The strategic location of the apartment allows you to walk to supermarkets, bars, restaurants, a pharmacy, a butcher's and a tobacconist's. In just 15 minutes by car, you can reach the splendid beach of Porto Pino, perfect for a day at the beach. Furthermore, the apartment is located near the kite surf schools of Porto Botte and Is Solinas, perfect spots for those who love practicing this sport.
Street parking can be easily found near the apartment, but it is possible to park for 30 minutes in front of the apartment for loading and unloading suitcases and shopping.

REMINDER
Waste must be displayed on the roadside, in the bags or tubs provided, from 21:00 the day before to 05:00 on the day of collection.
INSTRUCTIONS FOR THE DISPOSAL OF WASTE:
Glass and aluminum should be delivered loose, without plastic bags, in the green box, if available.
The plastic must be delivered in a transparent plastic bag.
The dry one must be delivered in a gray bag.
The card must be delivered without plastic bags
The wet must be placed in a compostable bag and taken to the street with the tub, to prevent the animals from breaking the bags.
Aluminium jars, cans, glass etc. should be placed in the green tub without plastic bags.
It is mandatory to recycle, take the bins out to the street every evening, pick them up the next day and respect the quiet time.
It is forbidden to smoke inside the house
It is mandatory to follow the separate waste collection calendar
The waste must be exposed the night before the day of collection, between 20:00 and 05:00 the next morning.
Important!
In order to avoid penalties from the Municipality or economic charges from the host facility, it is mandatory to respect the calendar, properly separate the waste and use the indicated bags and containers.
An incorrect or overtime transfer may result in fines or additional costs charged to the guest.
Arrival, Security and Legal Compliance


Fast Check-in Procedure: Upon confirming your booking, you will receive a fast check-in link . It is mandatory to complete this online procedure before arrival to allow for proper bureaucratic management and to guarantee you quick and smooth access to the facility.


Short Rental Agreement: In accordance with current Italian legislation on short rentals (Legislative Decree 50/2017 and provisions of the Revenue Agency ), for all stays of less than 30 days it is mandatory to sign a written tourist rental agreement . Since this is a short stay, the contract is not subject to tax registration (exempt from registration and stamp duty), but the digital or paper signature of the document is an essential legal requirement to access the property.


Identity documents: Each guest must provide a valid identity document (through the fast check-in procedure before arrival) for the mandatory transmission of data to the Public Security authorities (Web Housing Portal of the State Police).


Security Deposit for Damages: To guarantee any damage to the property, to the furniture, to the equipment or for the loss of the keys, a credit card will be requested (prepaid cards or debit cards are not accepted) on which a temporary block will be made (pre-authorization). The amount is not a charge and will be automatically unlocked after check-out, following the verification of the condition of the apartment.


Unregistered guests: Strangers or people not included in the initial booking are not allowed to enter the property, unless authorized in advance.
