Please note: This property is in a quiet residential community and Folly Beach has a strict noise ordinance violation rule of 1 strike. Simply respect your neighbors, keep the noise down and no parties.   
  
Welcome to Folly Charm! This townhome is located in the Riverfront community of Water's Edge that is designed with a nod to Historic Charleston colors and charm. Guests can enjoy a little bit of everything, from a communal swimming pool and fishing pier, to a 10-minute walk (3 min golf cart ride) to the beach or take a 20 minute car ride to Historic Downtown Charleston.  
  
This beautiful 3 bed/3 bath townhome accommodates 8 guests and features hardwood floors throughout the entire house. The kitchen is complete with lovely granite countertops, a custom backsplash, and is fully stocked with all kitchen essentials. The main area offers an open concept kitchen/dining and living room with plenty of seating (4 barstools plus dining table that seats 6) and opens onto a screened in porch with river views. Located upstairs, the master suite housing a king-sized bed, includes a private Riverview deck with lounge chairs. Across the hall you will find a guest room complete with two full bunk beds and the third queen bedroom is adjacent to the kitchen/living room area. Each of the 3 bedrooms have access to private bathrooms and include plenty of storage space.  
  
Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historic exploring, the famous Downtown Charleston is only a 25 - minute car ride, which offers endless fine dining, shopping, historical sites, and more. There is something for everyone here. We promise you will Folly in love with this beautiful island!

Contactless Check-In: This home offers a keyless entry system, and we will provide the code before your arrival date.   
Parking is provided for 3 standard size vehicles (parking inside the garage). Garage opening is 7' tall and 9" wide   
The community pool is open April-October from 8am-10pm (exact dates can vary depending on weather) and the fishing dock is open year round.  
No grills, food trucks, or catering services that have to set up outside for service or preparation are permitted per HOA guidelines.  
We do not provide beach equipment, but anything available at the property is yours to use.  
Check-in time: 4 pm. Check-out time: 10 am.  
The Folly Beach noise ordianance is from 10 pm to 8 am.  
No pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office.  
No smoking is allowed in or outside of the house.  
House parties, weddings, functions, events, bands, DJs, etc., are prohibited.  
The occupancy can be at most 8 people at any time during your stay.  
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

22 miles to Charleston Airport.  
  
The HOA has created a mandatory quarterly Pest Control service schedule. Please note that if you a current guests during the service, you must allow them access to the property to avoid a fine from the HOA. If you are not at the property, we will have to give them access to complete the service. We apologize for any inconvenience this may cause and will do our best to give advance warning to all guests as the HOA alerts us of the service times or any changes.

If the noise level exceeds the legal limit for FB, you will receive a friendly reminder text message to turn the noise down. This will help avoid any violations with the FB police that can result in fines and revoke the homeowner's business license.  
  
Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. However, we are committed to your and our community's comfort, so please let us know if we can do anything during your stay to make it more enjoyable.

We LOVED our vacation in Folly Beach! My daughters and I wanted to visit Charleston plus get in some beach time and this rental on Folly Beach was wonderful! The condo was extremely clean, perfect location, great restaurants in town. decorated very cute, the kitchen was well stocked and the beds were comfy!

We really enjoyed our stay. We have stayed in houses a little closer to the beach in the past, but we really enjoyed having a garage. The walk to the beach was very manageable. It is very close walking distance to all the shops and restaurants. Everything was very clean and we had a fantastic stay.

#### Terrific stay

We've stayed at Water's Edge two years in a row with our whole family, including six young children. The places are beautiful, the pool is great for the kids, and it's just a 5-minute bike/drive from the beach and the middle of town.

Perfect location and experience. We arrived a day before Debby made her appearance. We were warmed by locals about the water we would encounter if there was flooding. The company was very responsive and answered all of our questions. We had a wonderful stay despite the weather and will certainly be back!

#### Charming Folly Stay

We all loved this location with the two balconies and my kids loved the access to the pool and the pier for fishing. Plenty of space. Only 5 of us but can easily fit more people. If you’ve never been to Folly Beach then you may not know that the traffic getting into the island can be a little cumbersome but this location is a perfect way to beat that because it’s the first turn on the island. We would definitely stay here again.

#### Great Place!

Great place! Clean, can easily walk to the beach and all the bars. The community pool was quiet and had a very nice bay view! The house did not come with many kitchen supplies (aluminum foil, baggies,tape or those little things you might need when cooking) but otherwise it was a lovely stay. The "beach" chairs are lawn chairs so you might want to bring your own.

#### Enjoyed our stay at Folly Beach

Beautiful condo, convenient location, plenty of amenities, beds were not comfortable for us but others may prefer them. There were a lot of stairs, something to think about for young children, and unloading etc. There were more than enough towels, thank you!

#### A Perfect Condo

We had a wedding in Charleston over the weekend and decided to stay a few extra days at Folly Beach. The condo was perfect. The furnishings were perfectly coastal and the kitchen was very well stocked. The bedrooms were perfect and the master suite was large and luxurious. We loved the walk in closet for our clothing and luggage. The bunk room had full beds and having a bedroom on the first floor is great. The bedding was high end and there were plenty of towels. Most importantly, the condo was spotless and extremely clean. It was in perfect walking distance to the town and beaches. It was an unusually cold week in February when we traveled- we would love to come back in the warmer months!!

#### Clean and Comfortable stay for family and friends

We had a great visit to Folly Beach! We loved this townhome, it was very clean and well stocked for the two families we had staying there. The kids loved the bunk room and we had plenty of space to hang out. We loved having access to the pool, the docks and the marsh. The walk to the beach took about 10-15 minutes with the kids (ages 4-12), but we would drop off a car early in the am with all our gear near the beach access point so we could have an easy ride back to the house after a day at the beach. This also saved us from spending $$$ on a golf cart. Would recommend!

#### Wonderful Beach Home on Folly Beach

We loved our stay at this beach home. It was so relaxing and comfortable. The home is nicely decorated and very clean. It has everything you need for a great week at the beach, including two kayaks you can take out into the waterway nearby the house and a beach wagon in the garage that you can use to carry your stuff back and forth to the beach each day. Also the check in process was so easy and the rental company was very helpful with any questions we had. We loved our time here and would definitely recommend it to others! #### Beautiful property, ridiculous rules

The house and property were beautiful but all the rules and threats if the rules were broken from the HOA would prevent me from renting here again. Also we had to do quite a bit of housekeeping before we left the house. Keep in mind I paid a large cleaning fee as well as a linen fee. Safe neighborhood, walking distance to the beach and restaurants.
