Respect your neighbors, keep the noise down, and no parties. Welcome to 207 W Cooper - The Coop! This recently remodeled cottage (2023) features two bedrooms, one bathroom (sleeps 4), brand-new stainless steel appliances, and an unbeatable location with easy beach access. There are two public beach accesses; one is just steps away, and the other is at the end of the block with public restrooms and outdoor showers. In addition, the cottage is a short, 2-block walk to Folly Beach's famous Center Street, filled with great dining, shopping, and nightlife options. The Coop is perfect for a small family or two couples! Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historic exploring, the famous Downtown Charleston is only a 25-minute car ride, which offers endless fine dining, shopping, historical sites, and more. There is something for everyone here. We promise you will Folly in love with this beautiful island! The Space Bedroom 1: Queen, Smart TV Bedroom 2: Queen, Smart TV Living Room: Smart TV Bonus Porch: Smart TV Approximate Sq. Footage: 750 Notes You must be at least 25 Years old to rent this home. Contactless Check-In: This home offers a keyless entry system, and we will provide the code before your arrival date. PARKING is available for up to 2 vehicles. We do not provide beach equipment, but anything available at the property is yours to use. Check-in time: 4 pm. Check-out time: 10 am. The Folly Beach noise ordinance is from 10 pm to 8 am. Pets considered. All pets must be approved by our office before you arrive. Upon approval there is a $150 plus tax per pet nonrefundable pet fee that is due before you arrive. If not already on your reservation, it will be added. Once this is done and the fee paid, you will be all set to bring your pet with you (1 pet max, no more than 40 lbs. each, no puppies under 1 year old, no cats). Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are subject to approval and fees prior to arrival. No smoking is allowed in or outside of the house. House parties, weddings, functions, events, bands, and DJs are prohibited. The occupancy can be at most four people at any time during your stay. We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking. Twelve miles to Downtown Charleston. Twenty-two miles to Charleston Airport. This will help avoid any violations with the FB police that can result in fines and revoke the homeowner's business license. Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. Great location for proximity to town center and beach. Lots of automated messages from the property manager by text and e-mail. Better more communication than less I suppose. Two issues with our stay - we had an uninvited guest in our bed (1 1/4 in) cockroach on our last night. The other minor issue is with living room TV remote - when changing volume for TV it also turns on the ceiling fan. We got a good laugh over that. ##### Craig R. It is very close to beach access and to Center St. Do not have to get back into your car after arrival. Only negative is it could be more 'comfy'. Don't spend much time inside, but a nice chair along with the sofa so you can socialize and converse. Little too 'serile'. The screened area is super. ##### E S.
