We expected "cozy" to mean small, but there was plenty of room to enjoy this delightful home. Every room had surprise curios, old books, a mechanical check machine.... My kids especially enjoyed the old typewriter! The yard was beautiful and easy to use, as was the kitchen with its restaurant-style booth seat. We weren't quite prepared to be surrounded by frat houses (just two) and multi-story dorms, but we had no trouble with people or noise (though I guess that could be different at a different time of year).
