Walking distance to town and a two minute walk to the Big Thompson river out back. While our home doesn't directly back to the river, you will enjoy the sounds of the Big Thompson "River Song" from the deck along with a "peek-a-boo" view of the river. Our home is decorated with a holiday theme where you can experience a Winter Wonderland upstairs along with fall and the 4th of July downstairs. TOP FEATURES: HOME THEATER with seating for 8\. 6 Leather reclining theater chairs, 2 banana chairs, a theater projector, and a 100 in projection screen. This offers you a real movie theater experience in the privacy of your own townhome. For those who prefer privacy, we also offer 65 inch flat screen TVs in the two king bedrooms. All TV's have their own ROKU system. HOT TUB: Newer 6 person hot tub with ridge line views! Relax and soothe those sore muscles after hiking all day. EV CHARGER: New Tesla EV Charger in the private garage. Has adapters to use with non Tesla EVs. AIR CONDITIONING: Only a few places around here offer air conditioning, and you will be glad you have it on those warm summer days! PEACEFUL: Main living areas of our home, and all bedrooms face the general direction of the river and mountainside. WALKING DISTANCE: Just a 15-20 minute walk down the street and you are in downtown, with tons of shops and restaurants. It's a 10 minute walk to FUN CITY with all of its great kid friendly activities including a giant slide, go-karts, bumper cars, mini-golf, and more! 11 minute walk to Smokin' Dave’s, which is the BEST BBQ place in town, and one of the most popular restaurants in Estes Park according to Yelp! and it's just a 3 minute walk to Coffee on the Rocks. It sits on a gorgeous little pond with views. You can feed the ducks, sit out on the patio, enjoy the mountain air, and maybe even catch a glimpse of a neighborhood elk! Rocky Mountain National Park is 3 miles down the road, and the YMCA is only 10 minutes away. GARAGE/PARKING: We allow our guests to park in our two car attached garage. Parking is limited to two average sized cars inside the garage, and two cars on the driveway. No street parking in front of the house. No trucks over ¾ ton, RVs or campers. GAMES/FUN: We offer many board games (Taboo, Monopoly, Othello, Ticket to Ride, Chutes and Ladders, Yatzee, and many more). We also have a fun AIR HOCKEY TABLE, CORN IN THE HOLE GAME, and a DART BOARD with soft tip darts for hours of friendly competition. OUR REMODELED/REDECORATED TOWNHOME: Almost all the decor in our townhome is new. The king, and queen mattresses are memory foam. We offer three bedrooms, one of which is on the main level. We have NO steps into our main level, so those that enjoy main level living can have a bedroom, bathroom, kitchen, and garage all on one level. Our home is WELL equipped with a fully stocked kitchen, including a Mr. Coffee maker, KEURIG coffee maker, FRENCH PRESS, Coffee bean grinder, and Electric TEA KETTLE. We also have a PANCAKE GRIDDLE, DOUBLE WAFFLE MAKER, WOK, OSTER BLENDER, CROCK POT, 4 slice wide mouth toaster and several baking dishes. Loved how well stocked the kitchen was with every staple you need to cook at home or grill out. The hot tub was fabulous. The theater room was a hit with our teens. Very spacious with 2 floors and the closets were huge in the bedrooms. The fireplaces were super cozy. Super conveniently located near lots of restaurants, shopping, breweries, and the Stanley. The location is great, right next to Rocky Mountain National Park, and only 1/2 mile to downtown Estes. There's even a small creek with a nice path to walk only 30 yards away. Check in was easy and the Property Manager was nice. Overall, it was great mini vacation and River Joy was perfect! ##### Justin M. We brought our family of 6 here the week before Christmas! The whole house was beautifully decorated! The kitchen was well stocked with dishes, utensils, small appliances, etc. We enjoyed use of the theater room, hot tub, and our kids loved playing air hockey. In all our years of staying in VRBO’s, we’ve never had a house as cozy, accommodating and generous as this one. Very clean, comfortable, with extra touches that welcomed us throughout—like the coffee bar, extra games, fun themes in the rooms, Roku with subscriptions (which was very nice, as our family has none), and an adjustable bed! Location was perfect—minutes from downtown and the park. Our entire family loved this property. It is the most well-equipped rental we have had to date. The details are so fun in every room. The kids loved the theatre, we played lots of board games, the hot tub got plenty of use, the grill was easy to use, the adjustable master bed is amazing, and I could go on. The location is excellent as well for either visiting Estes Park or heading into Rocky Mountain National Park; you're right in the middle!
