A security deposit of $500 CAD will be collected prior to check-in. The refundable security deposit is simply a pre-authorization and will be automatically released after check-out (granted that there are no missing items, damages etc. to our home after your stay). We also require a separate short term rental agreement to be signed directly with us prior to your stay.
There are exterior cameras at the front & back of the house that record to the cloud 24/7 for your safety and security purposes.
Our home is equipped with a noise monitor that measures the decibel levels inside the house. Please note that the monitor does not record any conversations or sounds. Its sole purpose is to ensure a peaceful environment for everyone in the property. We kindly ask our guests to respect the noise levels and keep any loud activities to a minimum. In the event that the monitor is tampered with, turned off, or removed, we reserve the right to terminate the guest's stay immediately without refund. We appreciate your cooperation in maintaining a peaceful and enjoyable stay for all guests.
There is a keyless entry to the home in which you will be provided a unique code to access the property during your stay.
Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
We adhere to our posted cancellation policy. Please read and understand this policy before booking. To protect yourself from non-refundable last-minute cancellations, consider purchasing travel insurance for the desired level of protection.

Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed. ★ This is a NON-PARTY home. If we discover an unauthorized party / event happening at the property the booking will be immediately cancelled and no refunds shall be given.
★ Our home is equipped with exterior cameras that record to the cloud 24/7. If they are tampered with in any way during your reservation your booking may be immediately cancelled with no refund given on the booking amount or the security deposit.
★ Smoking, vaping, e-cigarettes, hookah, and incense are strictly prohibited in the property.
★ Glitter, confetti, and streamers are not permitted on the property.
★ Please return the garage door opener - a $150 fee will be charged if needed to be replaced.
★ All guests must be declared on the reservation. Any additional guests that arrive without permission will be vacated off the property for trespassing. Any unregistered guests will be charged a $50 additional guest fee per person.
★ Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure.
★ If the property is not vacated by 10 AM, a late check- out fee of $50 will be applied for each additional 30 minutes.
★ Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund from Benaiah Security Ltd. who acts as an agent of the property.

Location was amazing. Close to West Edmonton Mall. Easy to find food and entertainment. Lots of room for families. A TV on each floor. There was even one in the master bedroom. Host provided all the information we needed and responded quickly.
