The residence features 4 bedrooms and 4 baths and is located 5 miles (9 minutes) from downtown Durango and 33 miles from Purgatory ski area and just 5 mins from Lake Nighthorse. Situated on 3.6 acres offering privacy and seclusion - yet just minutes from downtown Durango and at an elevation of 7,200 feet, always cooler in the summer than downtown. Enjoy an alpine setting with room to roam and exceptional views, while being close to all of the incredible amenities and recreation you come to Durango to experience. Each of the bedrooms have an AC Unit for those few days of summer when opening the windows at night is not quite enough to cool the home down. The house features amazing outdoor living space including a hot tub, gas fire pit, dining table, pergola, 2nd outdoor table and couch, gas grill and hammock with room for two. The generously equipped kitchen features gas stove, granite countertops and stainless steel appliances. The main living space features a wood burning fireplace, wood floors, and a 48" flat screen TV. The professional ping pong table is located in the garage along with Corn Hole and Ladderball. We also offer fast Starlink WIFI and Direct TV. The house sleeps 12 and is perfect for multiple families as it features two living spaces each with TV and the upstairs living space features a multi-arcade game with 60 classic arcade games and 3 of the 4 bedrooms have in suite bathrooms and TVs. The 4th bathroom is located off the loft. Bed Configuration: Main Bedroom -King and Deck (2nd Floor) 2nd Bedroom -King (Main Floor) 3rd Bedroom -King (2nd Floor) 4th Bedroom -Queen & bunks (Single over Single) - (2nd Floor) Loft - King Pull Out Sofa (2nd Floor) ATVs cannot be ridden on the property or in the neighborhood. Depending on specific conditions, 4WD or AWD may or may not be required between late December and early March. This home is pet friendly! We allow a maximum of 2 dogs max and the pet fee is $40/day (for a max $250 per stay). Book at least a week and a 10% discount is automatically applied (Excludes Christmas/New Years). Stay with us and we offer DISCOUNTS on both summer (white water rafting, horseback riding etc.) and winter (ski/snowboard rentals, sleigh rides, snowmobile tours etc.) activities. Cancellation Policy: A non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time of the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes to stay dates, including changes that result in a shortened stay, are not permitted within 30 days of arrival, and any such changes will result in a penalty. Cancellations or changes that are made within thirty (30) days of the arrival date, forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations that are at least thirty (30) nights, the cancellation policy above increases to sixty (60) days prior to the arrival date. We do offer travel insurance. Plus there is no lighting down there. There was only one wine glass. The left refrigerator door has to be forced shut. Living area/kitchen lighting too bright, needs dimmer switches. There is air in the water pipes; weird noises come from the toilets when flushed. Lastly, the water is way too soft (slimey). Would we stay there again? The house doesn’t have “whole house AC” but the bedrooms stayed nice and cool with AC units in each bedroom. Even though it was warm a few days, the house cools off nicely with the windows open. Overall, the house was clean and we enjoyed the grill, hot tub and fire-pit. We would definitely stay here again when we come back to Durango. ##### Kari R. The house itself is a little worn. The bedrooms are spacious but the living area for the number of people that could be accommodated was small. Everyone enjoyed the hot tub, ping pong, and arcade games. Coffee in the morning on the patio was perfection! Plenty of comfortable seating for everyone. Bedrooms and bathrooms were spacious and very comfortable. Only negative was the noisy plumbing that sounded like there was air in the pipes. Plenty of beds as advertised, very clean well latex home. (2) negatives water softener system was quite noisy and lacked water pressure. Reviewer Comments: The house we stayed in was perfect for our group of 10!The house is perfect location to feel close to town but still out in the wilderness to see wild animals and enjoy our space! Each room had its own bathroom which was wonderful! We had a little bit of hot water heater issues but it was resolved quickly! The fire place was a nice indoor touch! Hot tub & stargazing was wonderful! However, the home would be "luxury" with maintenance/modifications. The garage entry sewer odor from the water treatment system was overwhelming! The kitchen pull-out faucet head was broken and sprayed wildly all around when used. The oven lower drawer was unable to be opened. The fridge ice maker was turned off. Notified the host who advised us we could turn on the ice maker and sent a tech who fixed the drawer but not the faucet! We used duct-tape to make the faucet “functional!” Lastly, the massive air sputtering and pressure extremes in the kitchen also applied to the water system throughout the house. Every sink, toilet and shower produced obnoxious loud sputtering/pressure changes throughout our multi-day stay! Suggestions: Address the water system air! Vent the garage water system or re-locate it. Add low lighting to hot tub area as 2 guests fell at the rock step. Have property management address issues before renter arrival: duct-taped broken window in the living room, refrigerator light was a strobe light, ice maker made about a cup of ice/day, master bath towel ring fell off the wall, a 3' piece of chair-rail was hanging down in the dining room. Advise renters ACs are portable and will need to be put in windows. Get rid of the black Mr Coffee coffee maker as it ruined 2 pots of coffee using two different types of filters.
