### Gite de la Ferme du Château 2 - Studio Climatisé

The Cocoonr agency offers this air-conditioned duplex studio for rent in Dénezé-sous-Doué. It has a surface area of 35 m² and can accommodate up to 3 guests. Located on the first floor (no elevator), it consists of an 18 m² living room with a fully equipped kitchen, a mezzanine, a bathroom (with shower), and you can enjoy a shared garden of approximately 400 m². Wi-Fi, sheets, and towels are included. We are waiting for you!  
  
The accommodation is laid out as follows:  
  
On the first level:  
\- An 18 m² living room with equipped kitchen (electric kettle, oven, microwave, toaster, hotplates, etc.) and dining area  
\- A bathroom with shower  
\- A separate toilet  
  
Duplex:  
\- A mezzanine with a double bed (140×190) and a sofa bed (one bed), TV  
  
For even more comfort, the owners have decided to invest in the following additional equipment: barbecue, high chair, baby bed, plancha grill.  
  
Outside:  
\- A shared 120 m² terrace with furniture to enjoy sunny days  
\- A shared 400 m² garden, fully fenced  
  
The studio is ideally located in Dénezé-sous-Doué, in a very pleasant environment. You will be close to all essential shops as well as boutiques, restaurants, bars, market, etc.  
  
Transport:  
If you choose to come by car, you can park directly in the courtyard (up to 2 vehicles).  
  
For other modes of transport, here is some information that may be useful:  
\- Nearest train station: Angers, about 45 km away  
\- Nearest airport: Angers, about 48 km away
