Only 12 minutes away from downtown Dallas and 10 minutes away from Trinity Groves which features many great restaurants and things to do like Beto & Son and Margaret Hunt Hill Bridge! Featuring an Insta-worthy grass wall, our home is made for those who love group selfies! Perfect for large families or groups looking to entertain. Vacation in style with our picture-perfect backyard and beautifully furnished home!
This meticulously curated brand new home with Dallas vibes features more than enough room to entertain plenty of guests. As you enter, you are greeted with an open concept kitchen and living space. Take advantage of our roomy kitchen which equips brand new stainless steel appliances! The large and stunning kitchen island seats 4 along with the modern dining table that seats 8 comfortably. For the caffeine lovers, the coffee station features everything you need and more with pods and drip coffee. Right next to the spacious boho chic living room is an instagrammable grass wall which is perfect for selfies and group photos! All three bathrooms are bright and feature spacious stand-in showers making them accessible to those with mobility impairments. Each bedroom besides the kid's room has a designated work area for those wanting to get some work done while traveling. Each bedroom also features Samsung 4k TVs paired with basic cable for those who want to keep up with the news or watch big games! The home is family-friendly as we have a designated kid's room attached to the master bedroom. Get restful nights and comfy sleep with our black-out curtains included in every room!
Our picture-perfect backyard deserves a section of its own and is complete with a propane grill, propane fire pit, as well as a wood fire pit! To accommodate all your guests more than comfortably, we have two different seating areas and a lit-up pergola that features an outdoor dining table that seats 6\. And for those looking to relax, we have a cozy hammock chair hanging from the tree! The manicured lawn also comes with a corn hole and ring toss to keep your guests entertained!
All spaces within the home are accessible to the guests except the utility room such as the supply closet and any attics/crawl spaces. The home features on-site parking in the driveway which can accommodate up to four vehicles. Additional parking can be found on the street.
Three House rules -
No Disruptive parties - Events with loud music, parking violations, excessive drinking, take place primarily at night, and 25+ people are not allowed.
Smoking is not permitted inside ($400 fine), no tampering with cameras/security devices, no DJs or large sound systems (Only regular speakers).
First 16 guests are included by the base rate which includes everyone visiting and spending the night. Keep all guests and noise inside after 10:00 PM

#### Beautiful Home and Great Stay
We had such a great stay here. We had a group of 12 friends all stay for 2 nights and there was plenty of rooms and bathrooms. The house was gorgeous, however the neighborhood is not great. I would not recommend just staying with girls but with our group there we’re plenty of guys so I felt pretty safe. The parking is more for 3 cars instead of the stated 4 so most of us had to park on the street so keep that in mind. The property owner was incredibly helpful and responded to all my messages within 5 minutes. Overall we had a really great stay.

#### Guys Trip
We did a guys golf trip and everyone enjoyed themselves and the house. There was more than enough room for everyone, and the beds were large enough to accommodate some of our taller friends. We had an issue with a tripped fuse and Josh (Property manager) was quick to send D Andrew to get it taken care of,. I appreciated it a lot. The kitchen was fully stocked with dishes and pots to cook with, the refrigerator was large enough to hold food for our 3 day trip. This is a nice house, as others have said the neighborhood can be a bit daunting at first sight however everyone around was nice. It also seems centrally located to a couple of major highways. It is about a 10 minute ride from DAL airport and about 30/40 minutes (traffic dependent) from DFW airport.

The house is very nice and the bedrooms and bathrooms spacious. We were able to park 3 full sized cars in the drive, The kitchen could have been much better equipped - no measuring cups, no can opener, no spatulas, no pot holders, etc. But if you are not planning on much cooking you will be fine, The neighborhood looked a little scary at first. Definitely in transition with some nice newer homes and some older ones! The biggest issue we had was a very loud party Saturday night that didn't wrap up until after midnight. Not something a host can control. Overall a great backyard space, nicely appointed rooms and comfy beds but a little noisy and a little sketchy.

#### I’d say better than expected.
I read a review that said “don’t let the neighborhood on the way in worry you”. And it was helpful to know that. It is a neighborhood just trying to update and grow. The house was amazing, I would say better than the pics. The bathrooms were large and incredible. We slept 15, and were very comfortable. The kitchen was wonderful and large. We had a great time in this house.

#### Good Stay except….
Everything was good except for the last day. The fire alarm went off in the morning even though there was no fire or anything cooking and we tried to contact the emergency number the host gave us several times but no one answered so we had to bear through the ear piercing alarm for about 30 mins twice all while getting ready to leave and also trying to contact the host.

So first I want to say, do not let the neighborhood/area freak you out. It looks sketchy driving in, especially at night, but I'm from Houston and its just a neighborhood that is trying to grow. There are multiple very nice homes and some not so nice ones. We had a very quiet stay and had no issues with the neighborhood. We had a party of 13 people and it was awesome! Everyone slept comfortably and there were 3 full bathrooms. The kitchen was very nice and the island is sooo big we could all hang around there. We didn't get to enjoy the backyard as much because it was COLD. But there was plenty of space to turn on the heater/fire place inside, with some music, and have a good time. You aren't super close to the stockayrds or anything like that.. 25 miles isn't bad.. unless you're taking an uber, then it could get pretty pricey. Overall we had a wonderful stay! Communication was excellence and got back to me right away with anything I needed! Thank you again!!

This home was as described. The communitcation with the property manager was VERY good. The microwave was not working the 1st morning we arrived. That afternoon it was repaired. The property manager was available anytime we had any questions. We look forward to staying at this home again next year for our conference.
