The building is located in the heart of Downtown Dallas, where the dynamic city life includes the presence of some unhoused individuals in the surrounding area. This is common in many downtown areas and they are generally harmless. For your safety and peace of mind, the building is equipped with 24/7 security, CCTV cameras, and dedicated night personnel who patrol and monitor the premises.

⚠️ Historic Building Character
Originally built in the early 1900s, the building’s classic brick architecture adds a unique charm to your stay. As with many older buildings, you may notice a mild scent from the original building materials. This is entirely normal and not harmful. If you are sensitive to smells, this unit may not be the best fit, and no refunds may be provided if the smell does not suit you. Setting the air conditioning to a higher setting can help improve airflow and reduce any scent within the unit.

As a designated historic building, the property is over 100 years old. While the unit has been thoughtfully renovated to provide modern comfort, you may notice certain architectural features or areas that show their age. These characteristics are part of the building's historic charm and do not affect the functionality or comfort of your stay.


FREE GYM MEMBERSHIP & NOISE ADVISORY:
This unit comes with FREE ACCESS TO EVOLVE FITNESS DURING YOUR STAY (that is usually of $179 value)!
Evolve Fitness operates directly below the unit and offers daily instructor-led fitness classes (See Evolve Fitness Dallas for more info). These sessions begin at 5am and go on throughout the day from Monday to Friday. The music from these sessions is heard inside the apartment. We kindly ask that you take this into account when booking.
The gym is open until 5PM and can be used for free gym access outside of class times. For class bookings and other information, please reach out to us!

Extra beds available on request, please let us know in advance if there will be more than 4 guests staying at the apartment so we can provide additional beds and linen. Note that the maximum occupancy limit is 6 guests.

No oversized/lifted vehicles, sprinter vans, 10+ passenger vans, motorcycles, or vehicles with aftermarket parts per Platinum Parking Policy

By using the valet service, you acknowledge and accept that it is provided by Platinum Parking, and you assume all risks associated with its use. We are not liable for any loss, damage, or claims related to valet parking.

Early check-in/late check-out available upon request & availability (additional fee may apply)
No pets allowed (unless approved; $500 fee for violations)
No smoking, parties, or excessive noise (violations incur a $500 fine + cleaning/damage costs)
No illegal activity, including firearms or unauthorized commercial photography
No unauthorized overnight guests beyond stated reservation
Adding any guests later in the booking will incur a small fee per guest
Surveillance in public areas; noise monitoring devices may be installed in-unit
Guests are liable for damages and must report them; $500 fine may apply for unreported damage or stained linens/towels
Booking confirms acceptance of house rules and may require signing a rental agreement

No package acceptance before arrival
Mailboxes reserved for long-term tenants; consider using a local UPS store for deliveries

Notify us if using sofa beds, foldable beds, or floor mattresses so we can prepare accordingly
