If you appreciate great architecture, custom details and want a boutique guest experience there isn't a better place. Easy access to all major highways, downtown Dallas and walking distance to the areas best amenities. Non-smoking. Other lofts available if your required dates show as booked. PLEASE NOTE: PARTIES AND EVENTS ARE NOT PERMITTED AND QUIET HOURS (10:00pm -7:00 am) ARE STRICTLY ENFORCED. The Space: There is also a smaller desk area that provides a great laptop work area. There is a 55" 4K Smart TV located in the living area. There is a washer and dryer in the unit with enough detergent for a few loads. The unit features a custom designed pegboard system that allows longer term guests to change their storage space as their creativity and needs change. There are concret all in the unit and there a courtyard. There are custom designed metal and Polgal slider closet doors. Polgal, commonly known as 'green house material', provides a semi opaque cover and when back lit creates a unique glow...these are a modern take on traditional Japanese slider doors and lanterns. Kitchen counter tops are a restaurant style stainless steel with a unique marine edge that keeps food prep and spills from running off the surface. The darker count in the bathroom are 'paper stone', a unique recycled paper product that is impervious to water. The building was newly constructed and finished in the Spring of 2020 by award winning developer and neighborhood resident Christian Chernock. Christian is known for creating highly unique boutique style apartments and homes that depart from what is typically seen in apartment living. His spaces are highly sought after and are an inspiring experience to see. The Neighborhood: The Bishop Arts District is a neighborhood rich in history, and was the site of Dallas' busiest trolly stop in the 1930s. Since the area's revitalization, the Bishop Arts District has been featured in the New YorThe k Times, USA Today and The Daily Beast for its small-town feel, hidden-gem appeal, and close-knit community. Located in the heart of North Oak Cliff, the Bishop Arts District is home to over 60 independent boutiques, restaurants, bars, coffee shops, and art galleries, making it one of Dallas' most unique neighborhoods. Getting Around: Uber: Readily available and can get you downtown Dallas in 7 minutes and approximately $7. Dlink Bus: Bus stop is out in front of the building on the adjacent property. Search DART to learn about pricing and schedules. Dallas Street Car: Local stop is at Zang and Davis .4 miles from the building. Runs 7 days a week to Downtown Dallas from 5:30 am to midnight and is Free. Frequency is every 20 minutes. Other Things to Note: 1) NO SMOKING OF ANY KIND inside unit or anywhere on premise. Includes vaping, incense, candles or anything that burns. $250 Fine 2) NO PARTIES OF ANY KIND. This include kids parties, bachelor/bachelorette etc. $250 Fine 3) STRICT QUIET HOURS 10:30pm-6:30am. $250 4) NO LATE CHECK OUT. Starting at 11:15am it is $40 every 30 minutes 5) PARKING in unassigned spaces is prohibited for anyone. Additional guest vehicles must park off premise on adjacent streets. $250 Fine. Towing Enforced 6) Maximum occupancy is must be observed. All guests names and phone numbers must be disclosed to host through Airbnb message app. 7) Extra Guest fee $40 per person per night. The private courtyard was charming and the place had everything we needed to cook and wash clothes for our stay. It was a very short walk to the Bishop Arts and was surprisingly quiet, especially at night! We easily were able to walk to the CVS, the local park and then Swirled Peace (highly recommended!!), all in one outing! Unfortunately, the unit smelled strongly of weed when we first arrived. I played text tag with the host for hours and their internal communications seemed a bit lacking. The host apparently attempted to meet us but didn't tell us they were coming, so my husband and I missed them because we had gone out to dinner. Thankfully, the smell somewhat dissipated by the time we got back to the unit because I was still not getting any resolution from the host after several back & forths. Quite disappointing they didn't have any compensation for this annoying inconvenience. They were, however, quick to take care of a car that was parked uncomfortably close to our courtyard. First off the good things. This rental is in a really cool area of Dallas. Lots of good restaurants and shops, bars etc. And the owner does list lots of things to do, transportation options, and local facts and history in a binder in the unit. The unit is really small but clean. Smaller than most motel rooms, but contains all the things you might need. as listed. I could not get the guest wifi to work, and tried calling the phone but was told to use the app, but since I now get there on a Sunday night there was no response anyway. If you rent this unit understand that the owner is extremey inflexible to any changes to your schedule. My flight was cancelled due to Dallas weather at the last moment, and the airline and car rental just rescheduled me, but nothing doing with this place. I rquested a change date if the room wasnt rented already. I could see it if was rented already but it wasnt. The owner quoted his 5 day no refund rule. OK I get it, Im not requesting a refund anyway. So I got to use the last 2 of the 5 nights I had rented. The owner makes sure you know all the fines and tresspassing charges you will be subject to if you dont leave exactly on time, have a party, breakage,; the usual things too. Im not sure what kind of party you could have in that small of space but its not allowed and of course a fine. You can stay an extra hour for $40 if arranged a day in advance? Ive not seen this much emphasis on rules, fines, tresspassing charges etc, but with the cost plus all of vrbo fees, and inflexibility to deal with common traveling issues, a motel would have been the better option. ##### Norm G.
