Some of the many features of this lovely home are detailed below: Indoor Areas The central open plan kitchen/living/dining room (with TV, DVD Pool table) leads out to the great covered deck. Down some steps and you come to the three bedrooms (two with BIR) and the conveniently placed central bathroom (with shower over a bath) and separate toilet off the laundry. Outdoor Areas The large covered sunny north facing deck (with 6 burner gas BBQ & 8 seater table) extends the open plan living space seamlessly to the outside and has distant views of trees tops and the bay across to the peninsula. There is a purpose built carport (9m x 4m) perfect for parking a boat or caravan. The huge fully enclosed yard is perfect for children and pets alike. Kitchen The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, a Lavazza Mio coffee pod machine, toaster, kettle, sandwich press, etc. plus a double sink, fridge , electric oven, air fryer and cook top. Heating/Cooling Systems The home has a wall mounted reverse cycle air-conditioning units in the living room and all bedrooms. Please note, the split-system units have recently been added to the bedrooms, so the existing photos do not represent this upgrade. Bedding Configuration This home has 6 beds plus 1 fold away bed, accommodating up to 9 guests: Bedroom 1: One Queen bed and One Single fold away bed Bedroom 2: One Queen bed Bedroom 3: Two sets of Single bunks Linen It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged. Peak Periods Please note that during the peak summer period and other peak times, check in times are set as 3pm (unless by prior arrangement). Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up. Functions, Celebrations and Schoolies Please note that the home is not suitable for celebrations, parties, or large events. The home also does not take bookings over Schoolies, irrespective of whether school-leavers are part of the official Schoolies Program. The bathroom had left dirty from previous guests hair and sticky surfaces and there was visible dust on several surfaces in the living area, kitchen & bedroom. The floors appeared to have been neglected, with crumbs and dirt in places around the kitchen & in the couches were old popcorn from previous stays . Cutlery was Dirty and unclean from previous guests.we had had to wipe down the counters and the kitchen area before using them.Bedroom curtains were covered in dust and appeared to never have been cleaned.The mattress protectors were old and stained , pillow had blood on it.Cobwebs and dust everywhereFood particules on kitchen tableStains on the wall , such a shame as the property had such potiential.The host was responsive when I reached out about the issues, but the response was poor and that january was a busy month was the excuse for the lack of basic cleanliness, it definitely impacted our experience & if your thinking of booking i would explore your options. ##### Caz M.
