The other 3 bedrooms share access to the main bathroom (with bath and separate toilet). The fourth bedroom doubles as a second living area (with flat screen TV). Outdoor Areas There is plenty of parking available with two driveways and a single carport (with table tennis table). The large fully enclosed rear yard has a sunlit outdoor living area with a huge dining setting and gas BBQ, and there is also a basketball hoop and an outdoor hot & cold water shower. Pets are welcome outside. Kitchen The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Espressotoria Pod Compatible coffee machine, toaster, kettle, etc. plus a double sink, large fridge, dishwasher, electric oven and cook top. Heating/Cooling Systems There are reverse cycle split system air conditioners in both living areas as well as 3 portable fans and heaters to be used as required. The master bedroom also has it's own split system heating and cooling unit. Bedding Configuration This home has 6 beds accommodating up to 10 guests: Bedroom 1: One Queen bed Bedroom 2: One Queen bed Bedroom 3: One Tri-bunk Bedroom 4: One Tri-bunk Please note: The Tri-bunk has a double bed base with a single bed above it. Linen It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged. Peak Periods Please note that during the peak summer period and other peak times, check in times are set as 3pm (unless by prior arrangement). Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up. We asked for linen for 4 beds and only 3 were supplied. And the only thing supplied was a top sheet thick enough to use as a blanket! Its very roomy, we were a large group and never felt cramped. All creature comforts included, foxtel, wifi, wii for the kids, heaps of games - it really was a brilliant stay and we would all rebook in a heartbeat. Really close to beach. Quiet street. The cleaners left the place smelling terrific and very well cleaned. Thankyou for a great stay. ##### simone s.
