We stayed here for our anniversary trip and enjoyed our stay. Check in was easy with videos and our cottage was very cute. It was clean and we had everything we needed. Tiffany went above and beyond to make sure I knew everything about how to arrive through texting me details and videos. The room was so beautifully prepared and the breakfast is above and beyond! Highly recommend this beautiful place to stay!

The owner Tiffani is one of the sweetest people you'll ever meet. She's an amazing cook as well. She shared her family recipes for breakfast and was very accommodating. I stayed in the Texas Special room which was in the main house with a balcony. The house has all the small town southern charm you'd expect.

We had a charming experience staying at The Katy House. Tiffany made us feel so welcome and at home and the breakfast was fresh and delicious - we really enjoyed the blueberry pancakes which were a family recipe! We loved the atmosphere of Smithsville and would recommend this as a relaxing and memorable place to visit. The guesthouse is beautifully furnished and it is exceptionally clean. 10/10 review from us!

The owners B&B were attentive, professional, and personable. Breakfast was excellent, comparable to any hotel or restaurant that I have had experience with. I have traveled a good deal in my life, in both the States and Europe, I would highly recommend this B&B to anyone looking for a different experience. If you're looking for new, modern and flashy it may not be your cup of tea, but for me as a B&B it's at the top of the list.

We stayed in the Katy Tower. Words can not express how beautiful the room was in person. The attention to detail was superb, the sheets were incredibly soft, and the bed was comfortable! Breakfast was delicious, and Tiffany's personal touches made us feel comfortable and welcomed. If I could give all the stars, I would! I highly recommend staying here to everyone!
