Occupancy: Max 8 persons at the home at any given time, including non-overnight guests staying more than 15 minutes (per City of Cocoa Beach ordinance). Persons = adults, children & infants. 3\. Minimum Age: Booking guest must be age 21+ (or active military) & occupant of the Property. 4\. Transportation: Vehicle recommended although area is walkable & bikeable. Max 4 vehicles, including trailers in the driveway. NO street or grass parking. 5\. Pool & Spa / Hot Tub: Pool- Pool heat complimentary December- March (additional months available for added fee). Heat set to 88°F, runs up to 8 hours/ day. Pool temperature typically increases 15–20°F above the coldest outdoor temperature of the day. EX: if coldest temperature is 50°F, pool may reach approximately 65-70°F. Weather conditions are beyond our control, and during cooler periods, pool heating may be limited. Even at temperature, a heated pool may still feel cool and is usually warmest by early to mid-afternoon. Spa / Hot Tub- this site uses the terms spa and hot tub interchangeably. This amenity is an attached spa, not a standalone hot tub. The spa is set to 100°F and typically heats to 95- 100°F, but is not designed to reach or maintain levels of a standalone hot tub. Heating takes approximately 30–60 minutes. Pool and spa temperatures may vary and may not always reach set temperatures, particularly during cooler weather. No refunds are provided for dissatisfaction with pool or spa heat. Please see the house rules section of our listing/ rental agreement for additional pool and spa details. 6\. Fencing: Backyard is fully fenced on 3 sides/ around the perimeter of the home but no fencing along canal (see photos). Use extreme caution with young children & dogs. Pool, dock, patio & backyard are visible to neighbors on other side of canal or next-door. 7\. Dynamic Rates: Our rates vary based on the day of the week, season, and other factors. Please enter your exact dates and guest count for accurate pricing. 8\. Saturday check-ins/checkouts: not available. 9\. Pet Policy: DOGS ONLY. NO CATS or any other pets/ reptiles. Well-behaved, potty-trained dogs welcome with non-refundable fee of $25/ night/ dog (if not selected at time of booking, will be requested post booking). Must register in advance. See rental agreement for additional notes re: pet policies, including service animals. 10\. Nature and Pests: Expect bugs in Florida. While we take precautions to prevent critters from entering the home, occasional encounters are inevitable. 11\. Home Age: Nearly 80-years old and though renovated there are some charming creaks and imperfections unseen in photos. 12\. Smart Home/Security: Exterior cameras at entry door and driveway (NO interior cameras) + over pool equipment (does NOT face pool/ backyard, only equipment on side of the house), noise monitor in dining room (decibels only), and Echo devices in living and bedrooms (can be unplugged). 13\. Kayaks & bicycles: Available for additional fee, must sign separate waiver. 14\. The house is immaculate, every detail is carefully considered and provided for. Location is a short walk from Cocoa beach centre - perfect as quiet yet every amenity within available in the vicinity. Lovely House, Great Location!The house and location is beautiful and in a nice residential area. The house is immaculate, and the furniture and beds are quite comfortable. Sitting on the lanai was so peaceful! The heated pool was absolutely amazing and it included an area to set lounge chairs. The area is very walkable - just a few short blocks to the beach, surrounded by great local restaurants. Communication with Megan was excellent, and the response was usually within 5 - 10 minutes. We had the BEST experience at reflections! They literally thought of everything especially when it came to kids. There were so many touches that my husband and I were amazed were in the home from toiletries, toys, kitchenware and everything felt so clean! We also loved the kayak and fishing. The house is better than the pics. It has everything you could imagine and more. The house was spotless, the beds were very comfortable, the kitchen has everything imaginable, the garage is filled with cool stuff to help you maximize your fun, the pool and hot tub is perfect, and the water view is so relaxing. We saw dolphins and manatees swimming as we sat on the dock. Megan, the host, is fantastic. She is quick to respond to any question and she has done an amazing job with this property. Megan thought of every little detail to make our stay relaxing, effortless, and entertaining. From coffee, tea, creamer, snacks, and an abundance of "need it, take it" toiletries, to thoughtful little bottles to fill with sand as a memento of our beach days. With all the games/toys to choose from in the credenza and the outdoor activities she provided (bikes, kayaks, fishing rods/gear, pool floats/toys) I wish I had several weeks to enjoy it all. The home is stunning, the pool incredibly relaxing, and at the end of the street is a park with playground, dog walk area, and another dock. We had a great time at Reflections. The home is absolutely beautiful and stocked with everything you could need, and more! Wow is the best word we can use to describe our stay at Reflections! A well appointed and comfortably furnished home that far exceeds expectations. Megan is a one-of-a-kind host, and she has thought of everything when it comes to providing her guests with a very warm and beautifully decorated home. During our stay our biggest dilemma each day was whether to walk to the beach, swim in the pool, or relax at the dock to watch for dolphins and manatees! Most days we made sure that we did all three...A perfect home for a relaxing getaway for a couple, or very suitable for families. Prime location nearby to the beach and many restaurants and shops.
