Staff was very helpful and met all our needs. The front desk staff assisted with tour plans and made good suggestions. Our room was clean and well equipped. It is older facility but for the price it was a very good deal. The breakfast was very similar to our other Thai hotels. The room is equipped with a mini frig with bottle water replenished daily. The location was outstanding between old town and the night market. The property is well situated, a reasonably short walk to the ThaPhrae gate in Chiang Mai and close to a number of restaurants bars and coffee shops. Rooms are adequate, and the price is reasonable enough. Breakfast buffet is very ordinary, and they've switched to a wonky Wi-Fi system that requires constant re-entering of login/password, and there were times when it just didn't function. There is a decent swimming pool, but the overall feel of the hotel is of one that has seen its better day.
