1. Smoking is NOT allowed. If it is determined a Guest smoked in the house, guest could be charged damages up to $300.00. 2. People other than those in the Guest rental party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guest making the reservation must be 25 or older and must be present during the stay. 3. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests, rental party and any others they invite are expressly assuming the risk of any harm arising from their use of the premises and its amenities. 4. Keep the property and all furnishings in good order. 5. Only use appliances for their intended uses. 6. PETS are not permitted at this property. 7. Parking: Parking is limited to 6 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. 9. Water and Septic: The property is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $300.00. 10. The fireplace is a wood burning fireplace, care should be taken prior to use to ensure flue is open and free of obstructions. A burning fire should never be left unattended. 11. The Guests shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the bins located outside near road. Guest is cautioned not to leave trash outside of bins for long periods of time because it attracts animals. Trash pickup occurs every Tuesday morning. 12. The Guest shall pay for any damage done to the premises over and above normal wear and tear. 13. Guests agree to pay all reasonable costs, attorney`s fees and expenses that shall be made or incurred by Homeowner enforcing this agreement. 14. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. 15. There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments. 16. It is guests responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the river. Guest agrees to have a responsible adult supervising minors while they swim or play in/around the river. Tenant is hereby notified that the river can be dangerous and tenant accepts fully the risks involved with it. 17. This is a free flowing river and as such we cannot control what drifts into the swimming areas and river bottoms. Shoes should be worn at all times while in the water to avoid injuries. 18. Any watercaft including kayaks, standup paddleboards, floats, motorized watercraft, etc shall be used in a safe manner with life jackets worn at all times. Tenant accepts fully all risks involved with using such items. 19. The property has a fire extinguisher installed near the kitchen area. The fire extinguisher was fully charged at last inspection. It is the duty of the tenant to inform management immediately should the fire extinguisher become less than fully charged. Tenant agrees to use the fire extinguisher only for true emergencies. 20. The property has smoke alarms installed and they are believed to function properly at the time of rental. Guest will notify management without delay if a fire alarm “chirps” or has a low battery condition. 21. Guest shall see to their own security while in the property by locking doors, windows, garage doors, gates etc. when it’s prudent to do so. 22. Valuable items left behind by tenant will be held for the guest and every reasonable effort will be made to contact the guest for return. If items are not claimed for longer than 1 month they shall become the property of the Homeowner. The Homeowner shall not be held liable for condition of said items. 23. High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.

The property exceeded our expectations. The whole group raved about the location to amenities and river, and the spaciousness of house. Would definitely stay here again!
Had a wonderful time celebrating fall break and my mom's birthday. Great location and beautiful surroundings. Host checked in on us to make sure everything was good to go. Would love to come back in the summer with our boat and hang out!

Great cabin! Super clean! Loved being right on the water. And the restaurant, River Drifters, almost right across the street had the best burgers ever! Very convenient location 5 minutes from Walmart and food city.
The location and amenities of the property are the biggest sellers! The dock with access to an abundance of kayaks and paddleboards was enjoyable. The view of the TN River from the patio was excellent. The owners were great communicators. Only complaints were that some of the kitchen items and the downstairs shower were dirty (nothing a quick was couldnt fix), and the bunk bed listing were misleading. It listed 2 sets, which was interpreted as 4 total beds, but were each individual twin beds so we were short 2 beds. Overall, would stay again! Great value for the price!
The house was very spacious and clean. The view of the river is absolutely stunning. We had a wedding to attend at Gardens in the Gorge and the location was perfect. Just a short 3 minute drive. We did have trouble opening the door. The knob seemed stuck several times.
My family loves everything about this place! The location is perfect, atmosphere is cozy, plenty of space and river views are beautiful. Highly recommend.
My only “con” is that it is no longer pet friendly. But if you don’t travel with your 4-legged friends like we do, then this place is 5 outta 5 stars!!
My family and I stayed for a short retreat in October. The location is perfect. The house is very spacious and welcoming. The kitchen was clean and well appointed. I would recommend a couple of more large salad bowls if I would be picky.
The beds are comfortable enough for me, they were very clean. Loved the large dining room table where you can have dinner with entire family while looking out over the Tennessee river. I plan to visit again.
The house was perfect for our family vacation. My brother & sister in law and kids drove up from Florida and we drove down from chicago to vacation together. The house was perfect. Kids loved jumping off the dock and swimming. Adults relaxed on the large beautiful deck! Only issue we had was the jet tub in the main bathroom didn’t work and the hot water ran out fairly quickly with two families trying to shower. But we would stay here again! We loved it!
It’s a spacious property and an absolutely beautiful view on the river. Myself and my seven children ranging in age from 6 months to 12 years had a really great adventure together. The only con I could list is that we had a bit of an ant problem. We just kept our food in plastic bins and all was well.
Came for Chattajack 2024( end of October). Needed a house on the river to act as base camp. This fit the bill for three guys. Relaxed by the fire pit each night. Check and check out was a breeze. House seemed like it has not been rented since summer months which i would expect. Was perfect for the three of us, but if the wives came they would say the house needed a really deep clean. Cobwebs in outside of windows to the point we could t open them. The deck in the large bedroom should not be used. Was a bit sketchy. BUT! It was a perfect house had everything we needed 10 minutes to downtown quiet at night. Don’t miss the driveway! Perfect secluded house. We will return

Beautiful river view HOWEVER:
It was great to be on the water but a few things we think the owners need to be aware of (and upcoming guests):
1. Bugs - cockroaches, ants, dead bugs in light fixtures, etc. need professional bug service not just sticky traps
2. Beds are hard and the upstairs queen has a broken base and you sleep crooked
3. Tripping!!! The hearth needs to be marked or changed because we had two people trip and fall. Also the upstairs large room —- the queen bed is directly under the bunks and YOU WILL HIT YOUR HEAD. Please change configuration.
4. Better stocked kitchen - need more pans, serving dishes
We enjoyed the view and the water… great for a group of people - lots of seating. Bet it’s breathtaking all year round
The house was great for our stay. There was plenty of room for us and our two kids (4 & 2) and our friends and their kids (4 & 3). It was close to downtown and the grocery stores. The updated windows made it where you can’t hear any of the traffic that goes by, and the yard space was perfect for playing.

We loved our stay here! The house is older (1960s&70s), but has been maintained well, old hardwoods and tile floors throughout. Kitchen has been updated nicely, but has drop in stove/oven with that looks very much out of place on the kitchen island but this didn't have any impact on our meals or seating arrangements. Note that an extra charge applies for use of the paddle boards and kayaks if you want to use them. We had a great time on the water with them! The owners are responsive and we're very accommodating for our party of 10. We'd definitely book here again!arrangedmentimpact
