1. Smoking is NOT allowed. If it is determined a Guest smoked in the house, guest could be charged damages up to $300.00 2. People other than those in the Guest rental party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guest making the reservation must be 25 or older and must be present during the stay. 3. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests, rental party and any others they invite are expressly assuming the risk of any harm arising from their use of the premises and its amenities. 4. Keep the property and all furnishings in good order. 5. Only use appliances for their intended uses. 6. NO PETS are permitted, if it is determined a Guest has brought a pet with them, guest could be charged damages up to $300.00. 7. Parking: Parking is limited to 4 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking is permitted in driveway and along road. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. 9. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. 10. The Guests shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the bins located outside at curb. Guest is cautioned not to leave trash outside of bins for long periods of time because it attracts animals. Trash pickup occurs every Tuesday morning. Recycling is picked up bi-weekly on Wednesdays. 11. The Guest shall pay for any damage done to the premises over and above normal wear and tear. 12. Guests agree to pay all reasonable costs, attorney`s fees and expenses that shall be made or incurred by Homeowner enforcing this agreement. 13. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. 14. There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments. 15. The property has a fire extinguisher installed near the kitchen area. The fire extinguisher was fully charged at last inspection. It is the duty of the tenant to inform management immediately should the fire extinguisher become less than fully charged. Tenant agrees to use the fire extinguisher only for true emergencies. 16. The property has smoke/CO alarms installed and they are believed to function properly at the time of rental. Guest will notify management without delay if a fire alarm “chirps” or has a low battery condition. 17. Guest shall see to their own security while in the property by locking doors, windows, garage doors, gates etc. when it’s prudent to do so. 18. Valuable items left behind by tenant will be held for the guest and every reasonable effort will be made to contact the guest for return. If items are not claimed for longer than 1 month they shall become the property of the Homeowner. The Homeowner shall not be held liable for condition of said items. 19. High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.

Our family had a wonderful stay. We were there for our son’s wedding and so spent most of our time engaged with the festivities. The location is amazing— walking distance to interesting shopping and places to eat. The decks on each level provided a beautiful view and the weather was perfect to enjoy them. It was just what we needed. We would definitely come again!!
This was our second stay in this house. It is clean, nicely decorated, and has everything you need! We loved the location too, walking distance to many fun places.

LOVED our stay here! So close to a very cool area. (Bummed that the Pedestrian Bridge was closed due to maintenance as it was tight at the end of the street). Home had a fabulous open floor plan, well stocked, great for 6 adults and one child. It was perfect!
This was a perfect place for our family to stay while visiting Chattanooga. I also loved that a Publix grocery store was nearby (0.2 miles), in addition to the Aquarium. My highest recommendation- would we stay again? The answer is a definite YES!
The house was fabulous. Super clean and had a fully stocked kitchen. The bedrooms were spacious and comfortable. The location was great! So close to the park and restaurants. We loved our stay and definitely will be back.
Had the best time for my son’s graduation for his doctorate. The house accommodated family from out of state and was perfect. Nicely decorated, lovely area, well maintained and the best communication with the host! Definitely recommend the house if you’re in need of one in the Chattanooga area. Super convenient to the aquarium and just the most quaint part of town that’s easily walkable.
We loved the convenience of this home! It was a very short stroll to shopping areas, Coolidge Park, the Walnut Street Bridge, and other downtown attractions. The home was beautiful and well stocked. We plan to stay here again!
Excellent time staying in Chattanooga. House was perfect for hanging out while staying with friends. House was clean and well stock for whatever was needed while staying in Chattanooga.
The property was a perfect spot for our annual girls trip. We had a little trouble with the main room TV and the owner came over and fixed it - very responsive. The full bed mattresses are a bit uncomfortable for adults, but probably fine for youngsters. All in all, a great place to stay.
The house was spacious and comfortable for our group of 6 adults. The kitchen was well equipped, although we did not cook meals while there. The location was convenient and quiet and a special treat was watching a family of hawks each morning and evening from the balconies.
Stayed with my entire family for Ironman Chattanooga. Super nice house, everything was new and clean. Great location - really short walk to restaurants, coffee, groceries and less than a mile to the race venue.
We stayed in this lovely home earlier this year in February with family. We decided to rent again for Christmas with our adult kids. It is a fabulous location. Walking distance to the Chattanooga river front and all of the attractions. Our grand kids live one block away and the home accommodated having them over. Plenty of room for family dinners. We will rent again.
Wonderful property -- great location for all the activities around Chat and a very well-designed home with all the necessary amenities to accommodate large groups.

Between the sun deck and the expansive front room, we were able to enjoy daily social gatherings with friends from the Chattanooga area.
The kitchen was amply appointed so we could cook in. It is two blocks to the closest restaurant, so we ad choices for lunch and dinner. In all, an excellent experience.
