The Ranch at Roaring Fork encompasses two miles of river frontage, 4 miles of stream, and 8 ponds. These waters provide an abounding habitat for wildlife. Deer, geese, marmots, and other animals all thrive in this setting. As such, please be advised that there may be wildlife droppings around the property that are part of the natural environment. Please be prepared to wear shoes while walking from the house to the pond. The front yard, with shade in the afternoon, is the best place for lawn games in the grass. Included in the price of your rental is an Administrative Fee for $59\. This is required protection insurance provided by Waivo for up to $2500 in accidental damage. Absolutely no hazardous materials are permitted to be in or around the Property at any time. I. The burning of candles is not permitted within the Property, with the exception of birthday candles. J. Under no circumstances may a stove, oven or range be used as a source of heat. All appliances are to be used only for their intended purpose. K. Charcoal and Gas Barbecue grills may not be used inside any structure located on the Property. L. Guest may not bring a grill (of any type) or fire pit for use on the premises. M. Tents or other structures may not be erected on the Property without written approval. N. Commercial photography or filming is not permitted on the Property. O. All windows and doors must remain closed during inclement weather. P. Guest shall notify Manager of any pest control problems. Q. The use of any provided swimming pool or hot tub is at Guest\`s own risk. Guest further understands that any interruption of use will not alter or change any of the terms of this Agreement. R. Guest may not block the fire escape at any time. S. The Homeowner does not permit gatherings at the Property. A disturbance caused by Guest or any person permitted on the Property during Guest\`s stay which results in any police action or complaints from neighbors is considered sufficient cause for immediate termination of this Agreement with immediate eviction and forfeiture of all monies paid as permitted by law. T. No towels or linens shall be taken from the Property. A cleaning fee is automatically added and charged for each confirmed reservation. Guest is expected to leave the Property in a neat and orderly condition. An additional cleaning fee may apply if excessive cleaning or trash removal is required upon Guest\`s departure. U. A mandatory damage protection policy fee for third-party accidental rental damage insurance will be automatically charged to each booking. There were five of us staying at the mountain home on the pond in Carbondale. The property description and photos were very helpful and proved to be correct. It was a beautiful and comfortable accommodation with everything we needed to cook and have an enjoyable stay. Additionally, it’s a beautiful setting, we enjoyed coffee by the pond, games inside the home, walked around the area, played golf and relaxed. The host is quick to respond which is helpful. It is a bit close to the road, but don't hear much noise inside the house. House is a standard rental house. Not much fancy here, but some updates. Clean. Very musty old cabin smell when you walk in, but you sooon get used to that. Very dated in terms of furniture, but if you don’t mind that then you’re good. There was a hot tub but it was not working at the time. We found French fries in the cracks of the brick to the fire place. It was absolutely gorgeous with the pond behind the house. The kitchen was well stocked with plenty of dishes, pots, pans, spices, condiments, etc. for us to be able to cook from the house. Beds were nice, and family room furniture was very comfortable. Best was the peace and tranquility of the back years and pond.
