So yes a boutique hotel - with capacity for only 20 guests but the hotel exceeded our expectations in every other sense. Immaculate spacious suite, with excellent facilities. We wanted a gym and a pool - both big ticks! The food and drink on point too. Other things to note: near Old Goa (so about 15 mins taxi from Panjim), felt the hotel was not full but meant it often felt as though we had the entire space to ourselves. I booked this hotel on Expedia and surprisingly found the hotel to exceed on our expectations. Hotel is constructed on more than 100 year old Portuguese building. Food was excellent. Hotel staff was very good and courteous. Ambience of the hotel is very good. Rooms are pool facing. Rooms and washroom are very big in size.

It was perfect for the 3 of us, but if you're a family of 4 or even 5, it would work just as well. Friendly staff, very clean and just 4 mins from the beach. The Club 21 Shack at the end of the beach path on the right is great too. Highly recommended.

Being an English girl, working in Mumbai, quite often a getaway break to a local retreat without all the hustle and bustle in definitely on the cards. Stayed in this hotel a few times now. As per normal it is excellent. Near enough town if you want a little walk, beach short taxi away. Food in restaurant is amongst the best I have had in a hotel. You must have the Goan food.

Great hotel with what it effectively its own private beach. The staff were wonderful and so was the food. It really was amazing and we had a great time. It could be a bit quiet at night and there isn't much else around - although if you walk left along the beach there is a beach shack and another hotel both doing excellent food but at much cheaper rates (and the drinks are much cheaper too). The price of food and drink is extremely expensive by Indian standards, but fairly standard for UK...

Everything was perfect. Room service was great. Near to market and beach. Highly recommended.

Our overall stay was amazing. The staff were very kind and professional. We hit a snag on the last day as we left but the staff were prompt in correcting it.
