Step into a cosy apartment, perfect for a peaceful getaway or exploring Kingston Foreshore. It offers a modern, spacious living area, fully-equipped kitchen, and sleek bathroom. Unwind in the bright bedroom or enjoy the lively atmosphere from the private balcony. You can access all the property\`s amenities throughout your stay. Please read our listing thoroughly to find answers to Frequently Asked Questions (FAQs). BEDROOM: Your bedroom has a queen-sized bed topped with fresh linen. The linen is professionally cleaned and pressed after each stay. The bedroom has plenty of wardrobe space for your luggage. BATHROOM: The bathroom has a shower and toilet. I provide complimentary towels, shampoo, toilet paper and body wash. KITCHEN: You\`ll be very tempted to dine out but please feel free to make use of the fully-equipped kitchen. It has: \- fridge/freezer \- stovetop \- crockery and complete set of cutlery \- toaster \- electric kettle \- microwave We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays. LIVING ROOM: The living room has a Hisense 65\` TV which you can use to access your Netflix and YouTube accounts. Note that we don\`t provide Netflix, YouTube, and other online streaming platform subscriptions, so you will have to use your own account. LAUNDRY: A washing machine and dryer are available to use, as well as an iron and ironing board. COMMON AREAS & AMENITIES: You will have access to the building\`s BBQ area throughout your stay. The common areas are managed by the building management and can be closed without prior notice to owners. We try our best to get the most accurate information to update the listing description as much as we can. In this regard, please check for building announcements at the time of your arrival to confirm availability of common areas. Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge. I am available mostly through Airbnb messaging but I give privacy to my guests. These cause blockages in the sewer system. Dispose in the bin provided. Before your reservation can be confirmed, please note that guest verification is required. Due to local council regulations, bookings remain pending until the verification process is completed. If verification is not completed within 24 hours, the booking may be automatically cancelled. Please also review the key house rules below: 1\. Check-in / Check-out \- Check-in is after 3:00 PM and check-out is before 10:00 AM. Early check-in or late check-out may be available if arranged in advance. Unauthorised late departures may incur a $110 per hour fee. 2\. No Smoking or Pets \- Smoking and pets are not permitted anywhere on the property. Breaches will incur a minimum $400 fee plus any additional cleaning costs. Registered service animals are exempt where required by law. 3\. Cleaning \- The cleaning fee covers normal turnover cleaning and linen. Please leave the property in a reasonable and tidy condition. Excessive mess may incur additional cleaning charges (minimum $50). 4\. Registered Guests Only \- Only the guests listed on the booking may stay at the property. If you are booking on behalf of others (e.g., business or government travel), please let us know in advance. 5\. No Parties or Events \- Parties or gatherings are strictly prohibited. The number of guests must not exceed the number booked. Visitors must leave by 10:00 PM, and quiet hours apply after this time. Breaches may result in cancellation of the stay and a $2,000 penalty. 6\.
