Enjoy a warm welcome to our stunning 1-bedroom apartment, complete with a study featuring a sofa bed and 2 bathrooms, located in the vibrant neighborhood of Braddon! Step into this spacious retreat offering you the perfect sanctuary to relax and unwind after a day of exploring the city. Enjoy the comfort of full access to the property\`s amenities throughout your visit. Please read our listing thoroughly to find answers to Frequently Asked Questions (FAQs). This home has 3 floors. Please note that there is a staircase within the premises. BEDROOM: The main bedroom has a king-sized bed topped with professionally cleaned and pressed linen. The study room, complete with a sofa bed for additional guests. It also has plenty of wardrobe space for your luggage. BATHROOM: The bathroom has a shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay. KITCHEN: You can use the kitchen if you\`re craving a home-cooked meal. While you stay you will have access to the following: \- fridge/freezer \- stovetop \- microwave \- oven \- crockery and cutlery \- dishwasher We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays. LAUNDRY AREA: A washer and dryer are available to use, as well as an iron and ironing board. PARKING: The garage has space for two cars. Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge. I am available mostly through booking platform messaging but I give privacy to my guests. If there is an urgent issue, you can always call me. Their hassle-free bike rentals with well-maintained bicycles and user-friendly keypads, allowing you to fully explore Canberra\`s attractions! If you plan to use the fold-out bed during your stay, please let us know in advance so we can prepare it for you, which will incur a fee of $55\. This fee will need to be settled before we can confirm that the fold-out bed is ready for your use. Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages. Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided. Before your reservation can be confirmed, please note that guest verification is required. Due to local council regulations, bookings remain pending until the verification process is completed. If verification is not completed within 24 hours, the booking may be automatically cancelled. Please also review the key house rules below: 1\. Check-in / Check-out \- Check-in is after 3:00 PM and check-out is before 10:00 AM. Early check-in or late check-out may be available if arranged in advance. Unauthorised late departures may incur a $110 per hour fee. 2\. No Smoking or Pets \- Smoking and pets are not permitted anywhere on the property. Breaches will incur a minimum $400 fee plus any additional cleaning costs.
