BEDROOM: The main bedroom features a king-size bed and a 32\` Hisense Smart TV, while the second bedroom has a queen-sized bed. Both beds are topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage. BATHROOM: The main bathroom comes with a bathtub, shower, and toilet, while the second has a shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay. KITCHEN: You can use the kitchen if you\`re craving a home-cooked meal. While you stay, you will have access to: \- fridge/freezer \- stovetop \- oven \- crockery and cutlery \- dishwasher \- microwave \- toaster We stock a simple selection of food for breakfast such as milk, coffee, and tea. For outdoor activities, it’s a pleasant walk or quick bike ride to Lake Burley Griffin and nearby parklands. Taxi and rideshare services like Uber and Ola are readily available in this area, and the neighbourhood is well connected by buses as well. Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages. Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided. 1\. Please let us know if you need to check in early or leave later than the standard times. We will charge $110 for each hour of non-scheduled delay to check out after 10 am. 2\. I have a STRICT \`No Pets Policy\` except for service or emotional support animals and \`No Smoking Policy\`. These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning. 3\. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50). 4\. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel. 5\. Only those persons who made the reservation may stay at our property. If you\`re a business or government agency booking for other people, please contact us in advance to ensure access details are made clear. 6\. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm.
