It has private parking and all is easily accessible. Casale il Melograno is an old country house oozing of magical ancient atmosphere and history. The front garden with a shady maple tree acts as a relaxing day and evening area. A sculptured OFYR barbecue can be seen from the house. From the porch, comprising of a sitting area and wood-burning oven you can reach the living room with fireplace and 2 sofas. A large arch connects the living room to the kitchen/dining room. From here you can access a cloakroom and utility room in the canteen. A second arch connects the living room to the stairs taking you to the second level where a library with Italian and English books and a fireplace can be found together with sofas, TV/Sky, 5 double bedrooms with bathroom. You can peacefully relax by the swimming-pool surrounded by olive groves. This area grants great privacy and all comforts such as changing facilities, shower and toilet, a shady vine pergola with table and chairs, cooking area, marble sink and work area. Beach chairs and a four-poster teak bed will help you relax in this peaceful atmosphere. When the season allows, you can pick different fruits from the many fruit trees and prepare tasty jams to enjoy. Biking and hiking trips can be taken via pathways to the various hills and the Via Francigena. Organised mountain and sea tours can also be arranged. Other attractions and activities Nocchi is an old village on the Via Francigena, near Lucca. It was considered the holiday location for the Lucchese Aristrocracy. It is 3 kms away from the lively historical centre of Camaiore where many country fairs and theatre events take place during the year. There are many restaurants, bars, supermarkets and pharmacies. Daily excursions on foot or bicycle can be organised in the mountains and by the sea. Places within easy reach are Forte dei Marmi (15 kms away) offering great walks along the sea shore and shopping trips in the village. Pietrasanta (12 kms away), cultural and art centre with many sculptors visiting from all over the world. Lucca (25 kms away) beautiful medieval city surrounded by its ancient walls. Pisa (20 kms away) with its famous leaning Tower and well known “Piazza dei Miracoli”, theatres and concerts. Continuing towards the Tuscan countryside you can reach the region of Garfagnana, the cities of Barga, Florence, the Chianti region, Siena, San Gimignano and towards Liguria the world renown 5 Terre and Portofino. The house offers a lot of amenities for a longer stay in Tuscany, highlights for us were the lovely pool, a well equipped kitchen, AC in all bedrooms, multiple bathrooms, extra food storage in the basement. There is plenty of space to gather as a large group, but it is also very conducive to sneaking away for some quiet moments away from the group. The home was spotlessly clean and well appointed with any and everything we could possibly need. The grounds were well manicured and the pool area just sublime. The villa's location is ideal for anyone wanting to explore Lucca, Pisa, Cinque Terre, Florence, and beyond, with easy access to wineries, restaurants, a supermarket, and anything else you might need. Anna Maria connected us with local chef Antonella, who came to the villa one evening to prepare and serve dinner, and it was a highlight of our holiday. Has a pool with lounge areas and ping pong table. Large outdoor dining table where 2 different chefs served us delicious dinners, one taught us to make pasta! 3 bedrooms have an en-suite bathroom, the 4th & 5th bedroom share a bath. Host provided wash rags and linen sheets. Comfy big beds. We had 2 rental cars for 8 adults and 1 toddler. Ample parking for us. Host was responsive immediately when we had trouble finding it or had questions about lights or pool lock. We made day trips to Pisa, Lucca, and Cinque Terre. We were there the last week of May and it was mostly too cool for the pool. Even so some of our group chose to stay back to enjoy the villa one day. Outdoors is relaxing/lovely- olive trees/lemon tree, hydrangeas, grape vines and pool. Quiet, with exception of a Saturday night, when we heard music from wedding being held at nearby restaurant. Anna Maria very helpful/accomodating. Had chef come in first night- terrific homemade dinner- Antonella. Visited tenuto Adamo- nice winery. Made trips to Cinque terre , Siena, Florence- all very busy. Should have tried Portovenere. But good recs from Anna Maria on parking garages and tram use for Florence. Camaiore close by for sigma supermarket. Went in to Lucca twice- nice drive and town , just over 30 minutes away. Wish we could have stayed for 2 weeks! ##### helen m. We were 6 adults and a 16 month old who stayed for a week at the end of September. Annamaria was very attentive to your needs but not intrusive. She is the perfect hostess. The farmhouse is welcoming and is well appointed and very comfortable. It has everything you need to make your holiday perfect. The house is spacious and allows everyone their own space when needed. The outdoor dining area is fabulous and idyllic. If you everyone wants to cook, the kitchen can be a little cramped but we managed just fine. We even had a cooking lesson done at the house. The house has everything you would need to accommodate a baby’s need. The outdoor space is sprawling and has olives trees, grapes and a beautiful garden. The pool is conveniently located down the small hill and surrounded by shrubs and fenced which was perfect with our grandchild. So there are no worries about the pool area. In general it is very quiet at night with only the church bell ringing. Pictures do not do the farmhouse and the grounds justice…it’s beyond beautiful. I would book this farmhouse again should we ever find ourselves in the area. Close proximity to Lucca, Pisa, Cinque Terre and Florence and many other places. She met us went over the entire house to show how appliances, lighting security and asking for recommendations for meals or visits. She was on call all the time . The pool was great everyone enjoyed. The bedrooms were spacious and the views were exquisite. I would so recommend this brilliant Villa. We stayed at Anna Maria’s villa for a week for our summer vacation in Tuscany. The house was truly amazing and and location perfect to visit Lucca, Pisa, Cinque Terre, Florence and many more towns around Tuscany. Anna Maria and her husband renovated the house with a focus on historic detail, but with all the modern amenities of 2019\. The house, gardens and grounds around the house were all immaculate and the pool was a perfect place to relax at the end of the day and enjoy the views of the surroundings hills. We had a group of 8 people, including three teenagers and two grandparents and the house worked for all of us. Anna Maria was a gracious host who met us when we arrived and showed us everything we need to know about the house. We also had a local chef, Antonella, cook 2 dinners at the house which was an amazing experience and an opportunity to eat true regional meals you would not find in a restaurant. The small town of Camaiore was 5 min drive and has everything you need including an amazing winery (Cantine Angeli) where you can get fresh wine and arrange for wine tastings. Locals bring jugs to be filled straight from the fermenting tanks or you can buy bottles or boxes of their wines. There is also a great small pizzeria/restaurant (Antico Frantoio) in the town of Nocchi that we loved and was within a short walking distance. The rooms are spacious, the AC in the bedrooms is wonderful and it has the feel of an authentic Tuscany villa which is what we were looking for. Anna Maria, the owner, was gracious and always available, and any problems that arose she quickly handled. You will need a car as nothing is within walking distance. That being said, both Lucca and Pietrasanta - towns which we LOVED - are less than 30 minutes away as is Pisa. Other day trips are Cinque Terre (boarding the train from Viareggio), Florence, Portafina and we took the train from Florence for a day trip to Venice as we flew directly into Florence. The closest town to the Villa is Camaoire which is a lovely small town 10 minutes away, but beware Italian towns close down in the afternoon and they usually reopen around 7 pm. You can always find an exception but not many. If you have the time you should also take the main road out of Camaoire to Lido di Camaoire, it's an easy 15 minute drive. It has a very wide boardwalk, nice restaurants and lots of public beach equipment for the kids. TIP: When on Italian highways, make sure to grab a ticket from the first toll booth you enter; otherwise, when you exit you will receive a $66 USD ticket which happened to us!! This property does not disappoint & everyone felt it was the highlight of our trip! Grazie Anna Maria! ##### TERESA R. Wir waren mit Freunden für eine Woche über Silvester in diesem wundervollen Haus und unsere Erwartungen wurden übertroffen. Unser Gastgeberin Annamaria hat uns sehr liebevoll empfangen und war für uns jederzeit (auch schon vor unserer Ankunft) erreichbar. Grazie mille! Das Haus war sehr "cozy" eingerichtet und unglaublich sauber - und zwar vom Keller über die Küche bis hin zu den Schlaf- und Badezimmern im oberen Stockwerk. Die Kamine im Haus vermittelten uns von Beginn an eine sehr angenehme Atmosphäre, so dass auch ein Tag im Haus immer entspannend und gemütlich war. Wir hatten auch unsere beiden Hunde dabei, für die das voll eingezäunte Grundstück ein echter Traum war, so dass sie ungestört herumtoben konnten. Das Haus liegt auch hervorragend für Tagestouren nach Florenz, Pisa und Lucca oder um ans Meer zu fahren, das nur 20 Minuten von Nocchi entfernt war. Die Restaurants im Ort und im nahegelegenen Camaiore waren fast alle geöffnet, so dass man nie Probleme hatte, die hervorragende italienische Küche zu genießen. We were a group of seven adults and the villa (Casale il Melograno) was even more beautiful than the photographs. The property is beautiful and well maintained, including the lovely pool area. The house was clean with many thoughtful touches, such as pool towels, lots of table linens, bedrooms with wonderful lighting and a well equipped kitchen. Outdoor furniture is well maintained too. Some of us used the air conditioning in their bedrooms at night. Other bedrooms benefitted from the evening breeze. The house fit all of us comfortably and nothing beats breakfast or cocktail outside overlooking the Tuscan countryside. Anna Maria is an outstanding host.. She also provided excellent recommendations for a private chef, Antonella. (She was excellent-highly recommend also!) We feel fortunate to have experienced this home. The charming country house is in a quiet setting, we really enjoyed the relaxed atmosphere. Some details in the house layout, though, were a bit surprising, eg that two rooms had only one very small shared bathroom, and one other bathroom was in the basement and not easily accessible from the bedroom on the first floor. This was not clear from the online description. Also, the general maintenance status of pool area, garden furniture and house could be improved (our understanding was that this is planned for the coming winter). Very tuscan style - I guess what we germans want if we think about a House in the Tuscany. The pictures on the ad give you a first insight of the entire property, but I can assure you that in real it is even better. The communication with the host, Anna-Maria, is easy and very responsive at all times. No problem at all - her general attitude is: "you are on vacation and it should feel so". Therefore, except personal belongings you don't need to think about anything as everything is available at the house. There are two supermarkets in the close neighbourhood of Camaiore (5-6 minutes). You can buy your food or anything else you need easily there. Of course, you need a car. It is not walking distance. The pool area is gorgeous and very relaxing. We had been there with 11 people. Because of the generous property you have enough space to stay for yourself, if you want to. If you like, ask Anna-Maria for a local cook. She cooked us one night with specialities from the area. It is not cheap, but remarkable and excellent. You will find at arrival a top-clean property, as a team of local people clean after every stay. Finally, it was vacation for everybody of us.
