Il Casale degli Ulivi is spread over two floors, combining elegance and tradition. The interiors have been carefully restored through a long and meticulous process, using high-quality materials and period furniture. Outside, a panoramic swimming pool measuring 12.5 x 4 metres and 1.35 metres deep, with water heated on request (a service not included in the price of your stay and must be requested 72 hours before arrival), equipped with parasols and sun loungers, offers the ideal spot to relax and enjoy the breathtaking views of the surrounding hills. The farmhouse is set within a spacious 5,000-square-metre garden, featuring fruit trees, an olive grove and convenient parking for guests. The property can accommodate up to 11 people and ensures a comfortable stay for larger groups, offering a total of 240 square metres of indoor space. Guests are welcomed by a spacious entrance hall leading to the various rooms of the house, on both the ground floor and the first floor. The living/dining room is particularly spacious and features a large fireplace that adds a touch of warmth and cosiness. From the living room, you can access the 55-square-metre veranda overlooking the view via two exits, creating a seamless flow between the indoor and outdoor spaces. The open-plan kitchen is spacious and fully equipped. There are three bedrooms: one on the ground floor and two on the first floor. The latter open onto a large terrace which also overlooks the enchanting view. All bedrooms are fitted with a double bed, a single bed and air conditioning. The two living rooms – one on the ground floor and one on the first floor – each have a sofa bed. The two fully fitted bathrooms, both with showers, are situated on both floors. The small loggia on the first floor provides additional covered space for outdoor relaxation.
A minimum stay of two nights is required (subject to variation depending on the season and time of year). The cottage is fully equipped, featuring tableware and kitchen utensils, linen (including bed linen), a well-stocked library, tables and chairs for the veranda and garden, a TV, Wi-Fi, a fridge, a freezer, a freezer compartment, an oven, a microwave, a barbecue, a dishwasher, 2 washing machines, 2 vacuum cleaners, a hairdryer, an iron and ironing board, table linen, bed linen and towels, independent heating and air conditioning in the bedrooms and the first-floor living room. This stunning property is ideal for those wishing to combine modern comfort with the charm of country life. Guests have access to all indoor and outdoor areas of the property, except for the underground pool plant room, the plant room under the external staircase and the wooden shed in the car park.

It is also less than 7 km from Civita Castellana railway station, an ideal starting point for convenient journeys to Rome Tiburtina and Fiumicino Airport. By car, Rome’s Grande Raccordo Anulare ring road is easily accessible in just 30 minutes.
