# HOUSE RULES & POLICIES

**1. Registered Guests & Occupancy**
- Only guests listed on the original reservation are permitted.
- Any additional or unregistered guests are prohibited.
- Violations may result in booking cancellation without a refund.

**2. Parties, events, and unauthorized gatherings are strictly prohibited. Violations may result in termination of the reservation and/or a $499 penalty.
- Quiet hours are from **10 PM onward**.
- Loud noise or repeated noise complaints may result in booking cancellation.

**3. Payments & Booking Termination**
- All required payments must be completed on time.
- Failure to pay may result in immediate termination of the reservation without a refund of amounts already paid, subject to applicable platform policies.

**4. Safety Equipment & Security**
- Tampering with smoke/CO detectors, noise or humidity monitors, or security cameras is strictly prohibited.
- Violations may result in a **$250 charge** and possible booking termination.
- Exterior and entry-area security cameras are installed.
- A copy of a valid government-issued photo ID is required before check-in instructions can be provided. Failure to provide ID may result in cancellation, subject to platform policies.

**5. Pets**
- Pets are allowed with prior approval and a **$75 pet fee**.

**6. Smoking**
- All units are strictly non-smoking.
- Smoking or burning any substance inside the property will result in additional cleaning and remediation charges, depending on the work required.

**7. Cleanliness & Property Care**
- Guests are expected to leave the property in a reasonably clean and orderly condition.
- Excessive mess may result in an additional **$100 deep-cleaning fee**.
- Guests must allow the host a reasonable opportunity to address any reported property issues.

**8. Check-Out & Late Check-Out**
- Late check-out must be approved in writing in advance.
- Approved late check-out fees:
- Standard approved request: **$25**
- Unauthorized late check-out: **$100**
- Remaining on the property 30 minutes beyond the scheduled check-out time constitutes a late check-out.
- Staying more than 2 hours beyond check-out may result in an additional night`s charge and liability for costs incurred due to disruptions to subsequent reservations.

**9. Violations & Additional Costs**
- Violations that result in booking cancellation or require alternative accommodations for subsequent guests may make guests responsible for documented, applicable costs and losses, subject to platform policies.

**10. Good-Faith Reservation**
- Guests agree to respect the property, its rules, and the host`s business.
- Disputes or concerns should be addressed through the appropriate booking platform rather than through property damage, retaliation, or intentional disruption.

By completing the reservation, guests acknowledge and agree to follow these house rules, subject to applicable booking-platform policies and laws.
