OK -a little work needed
On arrival, we were greeted pleasantly and efficiently. We found a sock (from last residents) on balcony and spotted a hanger under the bed...so felt that maybe overall cleaning was not what it could be. We had paid for breakfast but both mornings the staff could not fund the booking and on the second evening our room key did not work and we waiting around for some time while it was sorted...this was attributed to 'systems'. Breakfast offered good variety and the hotel is very convenient for station/tram stops.

Very disappointing
Despite seeming to be recently opened, too many things in the room weren’t working: television, temperature control, and safe. When I told the manager that the safe didn’t work, he said it was “normal” and that I could put my valuables in their safe. He also said that the temperature couldn’t be lowered, even though the room was stuffy, because it was “that time of year”. He suggested that we open the window, which we did, and we were both bitten by mosquitoes. Absolutely no amenities, not even tissues, in the bathroom except for soap dispensers. Website promised slippers and amenities. No bottled water. No mini fridge. No milk in the coffee service. Finally, we are still waiting, 72 hours after we checked out, for our statement to be sent to us by email. Very disappointing.

Dear Carl, Thank you to take time to rate our hotel. About the safe, this problem will be solve nextly by our provider. My choice of words was bad the sense of my sentence was "The safe is not working actually, if you want, we can keep your stuff on our one". Regarding the air conditionning, we can't change this system everyday, the day before you come on our hotel the temperature was verry cold so we turn off air conditionning and turn on heating. It's the same problem on all the hotel in the world between 2 seasons. For all your probelm during your stay I would like to present you all of my apologies ans I would be happy to welcome you on our hotel again to prove you this is not on our habits of services. Excellent location and very friendly restaurant staff. However, bathroom floor was not cleaned on a daily basis (during our 4 night stay it was not cleaned). Trash was also taken out on alternate day.
