Providing absolute privacy - ideal for groups but also very popular with couples who want an exclusive hideaway with discreet privacy and maximum space. Fully licenced, it was officially voted to be in the top 10% of vacation properties in the world by Tripadvisor. Conveniently situated a walking distance to Jolly Harbour complex, the 5\* Sugar Ridge properties and beaches, Ideal if you want sheer luxury, serenity and absolute privacy, yet just across the road from restaurants and two of the best beaches on Antigua. Also convenient for the Jolly Harbour shops, golf, supermarket and many restaurants. Plus being situated next door to Sugar Ridge, you have instant access to their restaurant, gym, spa or beauty facilities. This property is in a league of its own perched on a massive stone plinth, built with the sole aim to accommodate up to 8 guests in absolute comfort, plus offering unrivalled 360' views of the Caribbean & local countryside. The infinity pool here is the largest in the area and house has been designed around the Caribbean climate and thus primarily for ‘al fresco’ living. Just a short walk across the road are two of the best beaches on Antigua - of different characters, but both having pristine white powder sand, pure blue water and good beach restaurants. Jolly Beach is the more commercial of the two with motorised water sports, vendor’s stalls and several beach restaurants. Valley Church is much quieter however also has a beach restaurant for all day drinks & meals, but is backed by lakes and greenery. The location of Cactus is just 20 minutes from the capital St Johns or a 30 minute private transfer from the Airport - this is a complimentary service we provide guests. At Cactus each of the bedrooms is oversized; naturally all have ceiling fans and individual air conditioning, plus the modern bathrooms all have large walk-in showers and /or bath. The kitchen is huge, having expansive marble worktops, top end appliances and comprehensively equipped for self catering. A professional private chef is available for lunch and dinner. Cactus was designed with emphasis on outdoor living, so has external dining areas, BBQ's on the patio, large pool deck which give the choice of sun and shade areas. Your privacy and solitude is guaranteed as you are spoilt with the space available - indoor living amounts to over 4000 sq ft then another 6000 sq ft of the three gardens and terraces. Also you have the largest private infinity pool in the area to swim or lounge taking in the ocean views. Upstairs Cactus has a large covered terrace and the BBQ deck. Indoors there are dining areas, lounge and kitchen, all having wide double doors to the exterior patios - these designed to maximise the natural light and the wind's cooling. The lounge has free unlimited high speed 4G broadband and WiFi for your use. Cactus's infinity pool deck is equipped with comfortable loungers -for young children the pool has a shallow side section and at night you can programme the underwater lighting to give a light show of your choice . If you want to be more active, the upper garden has outdoor table tennis and darts. The mature gardens are extensive, filled with lush vegetation, plenty of flowers and many palms plus of course an abundance of cacti ! For your reassurance we have Hazel our 24 / 7 Estate Manager , who will look after your needs, great or small during your stay. On arrival all guests are met at the airport for complimentary private transfers by 'Lava' our driver, then at the Villa by Hazel. Both Hazel and Lava are at your disposal, should you have any problems, need any transportation or general advice. This 'on demand' concierge service is virtually beyond limit and almost any special requirements can be organised. Due to its hillside location, Cactus is unsuitable for wheelchair users or those with walking difficulties. If mobility is a problem we can suggest an alternative nearby property -please ask. It is simple to get around the Island by either car, taxi or bus, which incidentally drive on the right hand side. The Capital St Johns is home of the cruise liners and international shopping can be found in the newly restored Heritage Quay. Only a few yards away, you walk back into history with the old character laden buildings and streets; all safe to walk unlike some Caribbean destinations. In the countryside the many abandoned sugar mills act as a reminder of bygone trade and slavery. Nelsons dockyard is a fully restored working harbour which has won many awards and only a short distance away is Shirley heights and its colonial fort , with special views over both the sea and countryside. Also worth a visit is Betty's Hope which was Antigua’s first sugar estate, some restoration of the ruins have taken place and the Mill is now totally intact. Alternatively if relaxing on a sandy beach is your preference, you will be spoilt for choice, as it is reputed that Antigua has a different beach for everyday of the year, some of the best being just a short walk away from Cactus House. Apart from the beaches there is plenty to do so perhaps try :- Private Yacht Charter can be arranged for those staying at Cactus House. This is a charter for just your party on a superb modern 50ft yacht with an experienced crew, who pander to your every need, including lunch with fine wines. Throughout the day all food and drink is complimentary. Sunbathe on the deck, relax in the shade, snorkel & swim off the side, ride the dingy and perhaps take a turn at the helm if you wish - this is wonderful day of pampering. For younger ones there is the Donkey sanctuary which is a simple establishment, but captivating for children who can ‘adopt’ the donkey of their choice. A small fee will make them eligible for a certificate & photo, plus regular updates on their new pet. The sanctuary cares for abandoned, injured and abused animals from all over the island and is a charity. Entry is free. Alternatively there is a private island reserve with giant tortoises, which also hosts iguanas, parrots and other endangered Caribbean species. Additionally there is a rare chance to swim with Sting-rays at Stingray City . A high speed boat takes you out to a sea pontoon, where you can stand or swim in the warm shallow water. Usually about 30 - 40 rays come in from the Ocean and you can then both stroke, hold and feed them. This is a well organised professional excursion, totally safe for children. Immaculately clean and comfortable. The infinity swimming pool had the most amazing views over the ocean and jolly harbour. Roger the property owner had given every thought that went in to his information guide, from how to use everything in the house, and places to go, good choice of beaches to visit and what they have to offer, places to dine and so much more. The house was beautiful, clean, and very comfortable, with absolutely spectacular views that we never got tired of. It was the perfect place to relax.Roger was extremely responsive and helpful from start to finish, making the whole process smooth and easy. Hazel was also friendly and welcoming during our stay, and Lava’s transportation to and from the airport worked perfectly.Everything about the experience was seamless. We enjoyed our stay at Cactus house. We took the owner’s recommendation to use the taxi driver paid for as part of our stay and rented a car from Sunny’s Rentals. The vehicle was at the house once we arrived. Hazel checked us in and gave us a tour of the home. The infinity pool and view from the property is amazing. We spent most of our time on the second floor balcony while we were at the home. Communication with the owner and Hazel was always immediate and clear. It’s very close to Jolly Harbor and beautiful beaches such as Darkwood and Ffryers. I would highly recommend this property. ##### Laura L. Don’t even think twice about booking this place… just do it! Best rental we’ve ever had! The views, the property, the location the hospitality from Ms Hazel and Lava. The house has plenty of room (4 large clean bedrooms bathrooms) with massive living area and an incredible outdoor space. Plus everything you need to make yourself comfortable is right there. Big Lava will pick you up and drop you off at the airport. Hazel was waiting at the house to show us around and to give us her contact info if any questions arose. Iris will have a rental car delivered to the property and we didn’t even have to return it when we were done they came and picked it up. The lower deck was perfect for sunbathing and the 'Infinity pool' was just amazing for cooling down while soaking up the the most incredible views over the Caribbean sea. Hazel was a lovely lady & so helpful with information on everything to use in house and places to visit. Thanks for the complimentary taxi you laid on for us from and back to the airport made, it made life so relaxing after the flight. The home was larger than we needed for our family of four, but we loved the photos and the location so we splurged. We were so glad we did. The views were amazing and we miss them already. The location is perfect and very close to many beautiful beaches. Literally a few minute drive away. Grocery store is just as close. The pool was refreshing after a warm day exploring the island. The bedroom ACs blew cold and we slept comfortably at night. House was fully stocked for our comfort. Roger and Hazel were a pleasure to work with. Overall I would highly recommend staying at cactus house. You will not be disappointed. Other things we recommend, get a Jeep, take the Jabberwocky private sailing day trip, go to Shirley heights for the bbq dinner and Carribean music. Other reviews have mentioned the positives and I would agree with them all but I do want to emphasize how gorgeous the view is. Jolly Harbour is wonderful to watch from the pool area or the outdoor dining area. To attain that view however, the property does have to be situated high above the harbour leading to a steep driveway. It is hard to describe how steep it is but trust me, you will get used to it and do not let it discourage you from walking down to the water. Another fun fact that coffee drinkers will want to take note of- you will not find cream for your coffee at any restaurant/coffee shop- only milk. Creamer is available at the supermarket however. Overall I would highly recommend starting at this property when visiting Antigua. ##### Paul L. The situation is perfect. – perched on the hillside above Jolly Harbour it has spectacular views from the pool and terrace areas, day or night. However, these views come at a price as the climb up to the villa is very steep and can be difficult to negotiate in wet weather, at night or with bags of shopping. The supermarket at Jolly Harbour is within walking distance, but we quickly decided that a hire car was infinitely preferable to carrying shopping back up the hill. There are numerous bars and restaurants in the area and we tried most of them! The best one we found was Sheer Rocks which is located at the Coco Bay Resort, about a mile and a half from the villa. Overall we had a fabulously relaxing time at Cactus House and would highly recommend it to anyone. We would also like to thank Hazel and Lava for making us feel so welcome and at home. The house is well situated on a hill with gorgeous views of Jolly harbor and the beautiful Caribbean sea yet still providing the ability to walk to several restaurants, beaches and groceries. The house is as beautiful as the pictures show. Roger was easy to communicate with and diligent in returning inquiries. The information packet he provides is thorough and informative. We took some of the suggestions noted in the packet and were very pleased. Have Tracey from Big Head Lobster prepare an in home dinner to fully enjoy the setting of Cactus House while dining on some of the best Caribbean food you will have. The very pleasant property manager Hazel was readily available for any questions or needs. Lava the driver prioritizes Cactus House guests and will insure someone is available, if not him, to take you where you need to go. We were once again very impressed with the accommodations. The rooms were spacious and well-maintained, and the property owner, Roger, Property Manager, Hazel, and driver, Lava were incredibly friendly and helpful. The outdoor pool is a fantastic area to relax and enjoy the beautiful views of Jolly Harbour and Caribbean Sea, and to soak up the sun. There are several local restaurants within walking distance, they are a great place to get delicious meals with spectacular views. One of the best parts was the amazing views of the sea from the upper terrace. Overall, Cactus House Paradise was the perfect place to relax and enjoy the beauty of the beautiful island of Antigua. Highly recommend! Trip Highlights: Our youngest daughter got engaged, we had a gender reveal from our oldest daughter & son-in-law, and my husband and I celebrated 30 years of marriage. The villa itself is a clean, well furnished property that is well designed and comfortable. The spacious rooms were nicely furnished, creating an atmosphere of comfort and ease. The private pool, shimmering under the warm sun, was the perfect place to unwind and soak up the view and surroundings. Special shout out to Hazel (property manager), Lava (driver) and Iris (car rental) who were exceptional. Their warm hospitality and attentiveness made me feel like a cherished guest, not just to the villa but to Antigua. They were always ready to assist with anything, from arranging private tours to responding to WhatsApp messages. Beyond the amenities, what truly made my stay special was the sense of peace and privacy that Cactus offers. It was the ideal escape from the hustle and bustle of everyday life, a place where I could truly relax and recharge. I would wholeheartedly recommend Cactus House, Jolly Harbour and Antigua to anyone seeking a truly memorable getaway. It is a hidden gem that will leave you longing for a return visit. Couple of things for consideration: 1\. There is quite a steep climb up to the villa. With heavy suitcases, this is a challenge (up and down). 2\. I've traveled the Caribbean and stayed at many villas but this one is truly special. The villa is immaculate and very well maintained. Everything is in tip top condition. The pool and house are exactly as pictured. There were no surprises other than I underestimated just how lovely the house, view, and pool were going to be. Everything about our experience was perfection! Roger was very responsive to my questions. He sent a packet of information on the house and island that was very helpful. He arranged to have Lava pick us up at the airport. It was so nice to have Lava was waiting for us with a sign as we exited customs. We got to the house as quickly as possible. At the house, we were met by Hazel who explained all the pertinent features of the house and made sure we had everything we needed. Then, they both disappeared allowing us to enjoy our vacation. I took Roger's advice and rented a car from Sunny's. While the house is within walking distance of beautiful beaches, the grocery store, and restaurants, I would recommend a car. The house sits high up on a hill to take advantage of the sweeping views. It would get tiring having to haul grocery and water up it. Antigua and Cactus house were amazing. I do not have a bit of criticism. It was a vacation I will not forget. I hope we can return. I would not hesitate in renting Cactus house in the future. From start to finish we had a wonderful experience with a Roger and at the Cactus House. Leading up to the trip we had 100 questions and Roger patiently and promptly responded to ALL of them. He connected us to a WONDERFUL and very affordable personal chef (Tracey Holness) who was priceless and a network of drivers (Lava was our point of contact) who helped us make the most of our stay since we chose not to rent a car. Each person we encountered was just so nice, helpful and accommodating. The house was GORGEOUS and exactly as pictured. The pool was EVERYTHING! An we’ll-sized, infinity pool with naturally warm water…I will never stay anywhere that doesn’t have one now! The only note I have is that there is no air conditioner on the top floor of the house so it gets pretty hot BUT you’re meant to be on the balcony and have all of the French doors open. We didn’t always do that so it did get warm. It was fully equipped…we didn’t need to buy anything but the groceries. Even plenty of beach towels and umbrellas! There were 5 adults in our group and the house was more than enough space for us. Each bedroom having a full bathroom was priceless as was the bathroom off the pool area so we could keep the house free of sand. Everything was really clean and well-appointed. Once on island any questions we had or arrangements we needed were promptly responded to by Hazel (such a nice lady!) who was the property manager. I really can’t say enough…I was really worried about traveling during COVID but this experience was the best trip I’ve ever had. Antigua is a BEAUTIFUL country with stunning beaches and great people, and I’m so glad I got to experience it. People were wearing masks and, in fact, whenever we slipped up someone quickly, but ALWAYS respectfully reminded us…we felt safe! I’ve been recommending Antigua, the house (Roger and Hazel), Tracey, and Lava to everyone I know who is thinking about a vacation!! We particularly enjoyed Jolly Beach and the Pop-Up Beach Bar. Hazel was on hand throughout our stay to answer any questions we had and Lava was always on hand to take us to various trips about the island. Lava the driver was there to meet us from the airport and waited whilst we got provisions at local supermarket. He also put us in contact with Andy who arranged excursions for us. There were issues with the internet during our stay but Hazel the housekeeper contacted the provider FLOW to make sure it was sorted asap. Both Hazel and Lava were very helpful during our stay. The villa has beautiful views over Jolly Beach and is very spacious. Would recommend a car as after a long day at the beach it’s quite a climb up hill. So much space - photos do not convey the true size and the excellence of the property, nor do justice to the breath-taking views of unbelievable sea colours. Cactus was well presented , immaculately clean and whole place just reeks of quality. The closest beach (Valley Church) was a short walk and is surely one of the best beaches in the Caribbean. It has soft sand, gentle waves, swaying palms plus a good beach bar / restaurant - the Nest. One tip beaches in Antigua get very busy when a cruise ship docks. The local supermarket is of good size as it caters for all the yachts in Jolly harbour and has its own bakery. Again it is just a short walk so every morning we had fresh bread and hot crumpets. We spent much time just chilling on the upper deck of the house, from where we could keep an eye on the kids in the pool below. This pool has programmable underwater illumination which we set to give an entertaining light show at night - during the day the water was crystal clear with amazing views over the infinity edge. We enjoyed the Spa and Gym of Sugar Ridge Hotel next door plus had a few good meals there too. There were a good selection of restaurants in the area, but the kitchen was so well equipped that just stayed in and watched the sunsets. Kids were well looked after with fast WiFi for their i-pods. Another tip - the house is on a hillside so driveway is a bit steep in place. We had no problem but would suggest anyone infirmed or has walking difficulties use a taxi or rent a car. We loved every moment of our stay and this is definitely a house to book if you want peace & tranquillity in a luxury setting, but with all amenities close by.
