This unique log home, built in the 1940\`s, features exposed logs and brick, hardwood and stone flooring and incredible views of the White River National Forest. The spacious great room, furnished with South American antiques, is perfect for cozy evenings spent together playing games, watching movies or relaxing. The dining room is bright with oversized windows overlooking the beautiful mountainside and spacious outdoor patio. During warmer months, evenings spent dining outdoors, making s\`mores in the fireplace and enjoying the amazing views and mountain breezes are a must! The comfortable primary bedroom has a king bed and beautiful mountain views. The guest bedrooms are both furnished with two twin beds, one with an en suite bathroom. The kitchen is well equipped with everything you need to prepare a meal. IMPORTANT THINGS TO NOTE THIS IS A NON SMOKING PROPERTY. The use of tobacco, cannabis or vapor devices is strictly prohibited. This home does NOT have air conditioning although there are fans for your comfort. This home stays fairly cool in the summer due to the higher elevation. Due to the location of the cabin a high speed WiFi connection is not available and there is only cell phone service through the wifi connection. There is also a landline phone for your use for local calls. All indoor fireplaces are currently not functional. On site fly fishing available on a private stretch of the Gold Medal waters of the Frying Pan River. Please use ONLY barbless hooks and artificial lures. All trout other than brown trout, must be released immediately. Possession of 2 brown trout, max 14” allowed. Violation of fishing rules will result in loss of fishing access for remainder of stay. Fishing privileges in private ponds and use of canoe for an additional fee. Please inquire for details. Available for seasonal rental, please inquire about rate. Included in the price of your rental is an Administrative Fee for $59\. This is required protection insurance provided by Waivo for up to $2500 in accidental damage. Upon booking, reservation and payment, you agree to abide by the following rules: A. You are responsible for all occupants of the home and must require that all rules herein, as well as the within the Short Term Rental Agreement, are followed. B. No one under the age of twenty-five (25) shall qualify to rent this property. You shall not rent or stay at the Property unless there shall be at least one Guest over the age of twenty-five (25) concurrently renting or staying at the Property. All children must be under direct adult supervision at all times. C. Smoking, vaping and all recreational drug use are NOT permitted in the house or on the Property. A fine will be assessed if these policies are not observed. D. You must take Garbage/Trash to the curb on the scheduled day(s) of trash removal and not before, as indicated in the Guest Guide located within the Property. E. Pets are NOT permitted in the house or on the Property unless otherwise stated in the listing. Manager is not authorized to make exceptions to these terms. Not abiding by these terms may result in eviction and forfeiture of amounts paid. F. You, or any other person on the Property during your stay, may not interfere with the peaceful enjoyment of the neighbors. Quiet hours begin at 10:00 PM - 8:00 AM daily. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. G. You are solely responsible for any other person at the Property. Additional persons, other than the number of guests reserved and booked in the original booking and reservation, may NOT stay overnight at the Property. H. You will be responsible for any fine and/or violation that is imposed on the Homeowner due to the negligence of any person permitted on the Property by you. I. You shall abide by all Federal, State and Local laws. J. You shall notify the local police and Homeowner of any illegal activity that is witnessed in or around the Property. K. You agree not to use the Property for any unlawful purpose, including but not limited to, the sale, use or possession of illegal drugs on or around the Property. L. Absolutely no hazardous materials are permitted to be in or around the Property at any time. M. You may not use or store Kerosene or space heaters at any time in or around the Property. N. The burning of candles is not permitted within the Property, with the exception of birthday candles. O. Under no circumstances may a stove, oven or range be used as a source of heat. All appliances are to be used only for their intended purpose. P. Charcoal and Gas Barbecue grills may not be used inside any structure located on the Property. Q. You may not bring your own grill (of any type) or fire pit for use on the premises. R. Tents or other structures may not be erected on the Property. S. Commercial photography or filming is not permitted on the Property. T. You shall use ventilating fans at all times when bathing or cooking. U. All windows and doors must remain closed during inclement weather. V. You shall notify Manager of any pest control problems. W. The use of any provided swimming pool or hot tub is at your own risk. You further understand that any interruption of use will not alter or change any of the terms of this Agreement. X. You may not block the fire escape at any time. Y. The Homeowner does not permit large gatherings at the Property. A disturbance caused by you or any person permitted on the Property during your stay which results in any police action, complaints from neighbors is considered sufficient cause for immediate termination of this Agreement, immediate eviction and forfeiture of all monies paid as permitted by law. Z. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. No towels or linens shall be taken from the house. A cleaning fee is automatically added and charged to you for each booking and reservation. The location was beautiful and the house had ample room to spread out enabling everyone to relax (in peace if they wished) while affording several places to come together and play games, chat, etc. Lots of windows and light made it a joy for the few days we were there. We’ll definitely get mom and the girls out there before too long to experience the home, the ranch and the Fryingpan River and valley. Lynn was awesome. She stopped over one evening to see how we were doing and answered some questions we had about the history of the ranch, and the railroad that used to exit in the valley. Check-in was good. When we arrived we immediately saw the mouse traps throughout the home with 4 dead mice trapped. Not quite the welcome you want when going to a vacation home. We then noticed all the mouse poop across the kitchen table and floors. This place has a serious mouse problem and I would suggest looking into Live Trap boxes that you place around the home. It traps multiple mice, they die from panic, and you empty them weekly. We contacted the Rental company and they asked if we could dispose of them in the garbage outside. So my husband did and the garbage outside was full. It was obvious nobody had stayed here for a while and nobody had checked/cleaned before our arrival. I then went on the hunt to find a vacuum to clean up the mouse poop. At this point for $400+ a night, this was not looking good. The beds and bathrooms were clean. We were able to keep the home cool with the box fans provided. We had a mishap with the BBQ grill where the propane hose burned up from a leak and could not use it. We hiked down to the frying pan river. It was unclear in the description how far the hike was. It is downhill and across the main road then it turns into grass as tall as my hips with no clear path where to go. From my understanding, we could fish on down the road, but it was unclear where. My husband & son did Fish the Private Pond the last night and that was the best part of the whole vacation. ##### Lacy B.
