### Spacious 12 pers. cottage with games and modern comfort

Large, comfortable family home in South Mayenne with 5 bedrooms and spacious, bright living areas. 1,000m² of land with a terrace and lawn for dining and games (ping-pong, table football, rackets, pétanque, etc.). Self-supporting swimming pool (7.3m x 3.66m, height 1.3m) open from June to September. Views of the surrounding countryside. The owners' farm is nearby.  
A convenient location for exploring Sarthe and Mayenne. Discover the small, characterful towns of Asnières-sur-Vègre and Malicorne-sur-Sarthe, the Saulges Caves with its climbing walls, the Prehistory Museum, and the caves. Areas for short and medium-length hikes and trails. 14km away, explore the Coëvrons region and visit Sainte Suzanne with its castle, ramparts, artisans, and beautiful hikes with hills. Spend a day at La Flèche Zoo, a 50-minute drive away.  
Local shops are located in Brûlon, 9 km away. All shops and services are available in Sablé-sur-Sarthe or Evron (20 km).  
TGV train station is located in Sablé-sur-Sarthe.  
NOTE: The house is not certified as a Youth and Sports Center or a public access building (ERP), and is therefore not suitable for youth stays with supervisors. This detached house is spread over two levels. LEVEL 0: dining room and equipped kitchen 50m² (oven, 3-burner hob, microwave, dishwasher, refrigerator, freezer, kettle, filter coffee maker and pod coffee maker, kettle, toaster, blender, television) - living room 43m² with sofas, television and wood stove - bedroom (1) 23m² with 4 beds 90x200, storage - bedroom (2) 10m² with 1 bed 140x200, large closet - bathroom, double sink and shower, towel dryer, hair dryer - separate toilet - laundry room with washing machine. LEVEL 1: Landing furnished with desk, armchair, RJ45 socket, sofa, television - Bedroom (3) 10m² with two 90x200 beds, storage - Bedroom (4) 10.4m² with two 90x200 beds, storage - Bedroom (5) 12m² with one 160x200 bed, storage, one baby bed and private bathroom with shower and sink, hairdryer - separate toilet.  
Baby equipment: 1 crib + 1 travel cot, 1 high chair, 1 booster seat, 1 step stool, 1 changing mat, 1 bathtub, 1 blender.  
Wi-Fi and RJ45 sockets are available in the office, bedrooms, and living areas.  
Terrace with dining table and chairs, deckchairs, and an electric grill. Games: Ping-pong table, foosball, pétanque balls, Mölkky, racket balls, and board games in the house.  
7.3m x 3.66m self-supporting swimming pool, 1.33m high. Safety provided by a 1.4m high removable ladder. From June to September.  
INCLUDED: Beds made, towels, kitchen linens, electricity, and heating.  
OPTIONAL: Cleaning service €120: stays of 1 to 14 nights  
2 EXTRAS: upon request to the reservations department, subject to owner approval: (1) Pets allowed: €8/night/pet payable upon arrival - (2) Extension of stay from 10am to 5pm on the day of departure (stay >=3 nights): €50

From the village of Bannes (53340), take the D108 towards Viré en Champagne. Drive 2.4 km, then turn left towards Thorigné en Charnie. Drive 1.5 km, and turn right at Le Couevre.
