We're sorry you were disappointed with the bedrooms, but our listing clearly states that there are 10 bedrooms, and there are in fact 10 bedrooms on the property. We have 2 in the main house, 2 in the game room suite, 2 in cottage #1, 3 in cottage #2, and 1 in the guesthouse. We recently installed an irrigation system for the grassy area within the pool fence to address the issue of the sticker burrs you experienced. We're sorry for that inconvenience. We also plan to get umbrellas to add to the pool deck around the lounge chairs. We actually would have delivered umbrellas to you if you had requested it during your stay. We truly value your feedback and appreciate you taking the time to provide it to us. Thanks again for staying with us.

Hi Jackie, Thank you for taking the time to write a review of your stay. We hope you are doing well and enjoying the new year! First, we want to apologize for your disappointment in the sleeping arrangements. In addition to listing them on the rooms & beds tab of our listing, we also have a detailed breakdown of the rooms with the number and size of beds in each room written within our property description. We pride ourselves on being as transparent as possible and make sure we are specific when describing the types of beds in each bedroom. To prevent this in the future we will try to confirm with guests that they have read the description and answer any questions they may have regarding the layout or sleeping capacity. However, we do in fact sleep 40+ people in our 23 total beds, perhaps you thought it meant each of the 40 people would have their own bed instead of two people per full bed or larger? We are also so sorry that some of your group were sick and not able to attend the trip and we do hope they are doing better. We appreciate your understanding of why we were not able to refund your reservation when requested within 48 hours of your check-in. We understand things do come up that are out of our control so we are always willing to hear our guests out and try to be as flexible as we can to come up with a fair solution. However, due to it being a peak holiday NYE weekend, we didn’t have as much flexibility as usual. The difference in rates and loss of revenue is also why we couldn’t immediately offer a postponement/reschedule. Again, we thank you for understanding and we appreciated your generous offer to pay us an additional fee if we could reschedule for the following month. We decided that was fair and we offered to take you up on your offer to reschedule, but we also understood when y’all decided to keep your original dates and make the best of it. We appreciated your courtesy to let us know on the afternoon of your check in that y’all wouldn’t be arriving until the following morning; however, we were not previously aware of the possibility of a late arrival and we were not asked about a potential refund for the first night. We do charge for extra services and time at the property, as do nearly all rental properties, but we always make sure our guests and potential guests know about them prior to booking/staying and that they are completely optional. Our check in/out times are a bit different than some due to the uniqueness and size of the property. We want to make sure our housekeepers have enough time to do a thorough job, but try to accommodate guests' needs for earlier/later arrival/departure, and we actually have changed our check-in time for 2023 to 4pm. As for the house/gathering space, we are always trying to improve and are willing to put in the effort for improvements. Now that our kitchen remodel is finished, we are working on updating the interior in phases. Within the last few weeks we have updated the gamehouse with new paint, trim, additional games, and some new furnishings. Most of our larger groups of 35-40 people have no problem gathering in our main house living/dining/bar area or the game house, in addition to the outdoor deck / pool area / gazebo. When we remodeled the pool in early 2022, the gas fire pit had to be disconnected but it was immediately replaced with a larger, more attractive stone fire pit right outside the pool area. In addition to the pool remodel we have also recently installed a new hot tub, adirondack chairs, volleyball net, and have more fun updates planned. We are so glad you received prompt, helpful answers to your questions and that you enjoyed the area, outdoor space, and amazing lakefront/cove. The view is truly special, and we hope you and your family were able to enjoy your time together. We truly value your feedback and appreciate you taking the time to provide it to us. Thanks for the review and feedback. We apologize for the inaccessibility of the boat dock during your stay due to the rapid water level decline on Lake Travis with this heat/drought. We have since addressed this by adding additional floating walkways to bridge the gap (the walkways were delayed due to supply chain issues). We are also very sorry about the issue with the pool. We completed a renovation of the pool earlier this year and we have our pool cleaner come three times a week, so this was a big shock and disappointment for us. Our cleaner told us that the algae must have been brought in from the lake or some other source and sprouted up very quickly in between his visits. We have taken measures to remediate this, and again apologize for that inconvenience. Thanks again for staying with us and hope you'll be back for another visit in the future!

Hi Erica - we're so sorry for the mixup with your nephew's necklace. We could not find it on the property for a while, and then when we did finally find it, one of our staff misplaced it and could not find it for a long time, and that is completely our mistake. Once we did finally find it and had it shipped via UPS, there were multiple issues with the shipment as well. We did receive a tracking number and delivery confirmation that it was finally delivered, but again we are so very sorry for the long delay. We hope that your group still enjoyed your stay and would consider staying with us again. It is unfortunate that your review does not reflect your actual experience on the property, but we understand how frustrating this would be to deal with. Thank you.
