Loved this property
We truly enjoyed staying at this property. The house was clean, and inviting, and fun stay to in. Sitting on the back porch was a lot of fun. The neighborhood was safe and filled with similar homes (those were fun to look at too). It was close to everything we planned to do. I always feel that the best way for me to rate a home is if I came back to Austin, would I stay at this home again. For this home, it is definitely yes.

House not cleaned after last guest, owner refuses refund
We booked for a week, based on good reviews including cleanliness. The listed check-in was 4pm but Ann agreed that we could check in around 2pm. We arrived just after 2pm to find that the beds were unmade, used towels on the towel rail, cooker hob had fat splattered all over etc. We’d already noticed grimy, peeling baseboards on entry and ingrained dirt in several places, including windows, window frames, baseboards and cooker, also badly peeling paint and what could be mold, which made us think that it would take many hours to bring the property to a clean, hygienic standard. We’ve stayed in many VRBO etc. properties over last 10 years and never experienced this before – owners make sure that cleaners go in after guests check out. We’ve never bailed out on a rental before, but didn’t think we should stay there so left and texted Ann to cancel and seek a refund. She said that the cleaner had obviously not been in and that she would go round and do it. We said that we had no confidence that the house could be made ready to a reasonable standard quickly, so would cancel. Ann texted me at 4:12pm to say that it was ready, but we’d managed to find an alternative several miles away and didn’t want to risk losing it by going back and inspecting Ann’s house, especially as we had no confidence in her standards. I tried to agree one night’s amount with a refund of the rest of the week, but Ann has refused any refund, not even the saving on cleaning fee by us not staying there.

I'm sorry to see this review and the mischaracterization of what happened and how I care for my property. I am hoping that the rest of my reviews over the last 10 years will speak for themselves. I like to accommodate guests who want to check in early whenever possible, so I agreed when this guest asked to check in at 2:00. I have enjoyed the same lovely housekeeper for nearly 8 years now, and she did not have it ready as early as I thought she would, for the first time ever. As soon as the guests brought it to my attention, I headed to the property to do whatever it took for it to be ready by the 4:00 check in time. I had it ready by 3:30 but the guests were so hostile and enraged over the phone that they had already made it clear they weren't going to honor the booking even if I did have it ready on time. They expressed that they were "traumatized" by the experience and couldn't possibly come back to the property at check in time. But I cleaned it anyway to make sure I upheld my end of our agreement. The house is not modern perfection. It is a vintage-era house that has been professionally restored and is thoroughly cleaned after each stay. There is no badly peeling paint and no mold--those are pretty serious allegations to make on a whim. I pride myself on taking good care of both my property and my guests.

I felt so at home I didn’t want to leave!
Originally being from Austin I knew the neighborhood. It’s one that you drive through getting to super cool places, and wish you lived there. I thought about that every morning when I woke up in this perfect house, on a perfect street, in my (temporary) perfect neighborhood. The pictures speak for itself, the house is beautifully decorated. It’s also very functional, providing everything you need. The neighborhood is very walkable, with many great restaurants and lots of shopping nearby. It’s very quiet and peaceful. I highly recommend staying here. I’m hopeful it’s available the next time I’m back home in Austin!

Great Location and cozy stay
Great neighborhood - quiet but close to everything. We did rent a car, which was necessary to get around Austin, but could walk to the UT campus and shops from the house. It was cozy and clean with easy check-in directions. The owner was very welcoming and prompt in replying to our questions (which were not many). Would definitely stay here again!

Awesome Austin Neighborhood
We loved staying at Ann’s home, it was perfect for us. The vintage charm of the home and the decor were perfect. Not cluttered. We ended up not cooking because there are so many great restaurants close by, but the kitchen looked like it had everything you would need. We were in town to visit our daughter who lives a block away, very safe feeling neighborhood and cute park around the corner. We ended up leaving a tote behind and Ann worked with us on getting it back. Thanks and we will be back.

Very pleasant stay.
Everything was fine. Lovely renovated house. We highly recommend it and we will be back. The only issue was getting the TV to work, but I solved it. The issue was the ATT U-verse box. It needed to be restarted. All’s well that ends well.

Fun Family Visit
We stayed here over the Easter break and it was a great location. Quiet, quintessential old Austin neighborhood that was within easy access to lots of places. Space was comfortable and well-appointed. Everything was in working order and owner was easy to communicate with. I recommend taking a walk to Sparky Park around the corner - cool little pocket park.

Such a charming and tranquil stay
I own a rental property so Im constantly looking with a picky eye at the little details and I can honestly say this rental does everything right. The home is decorated in a serene and calming manner. Just the right amount of art work and decor to make it interesting but not cluttered or busy. The kitchen is very usable and has just the right amenities to make it your own. The bath was clean and has all the vintage charm you would expect. The highlight for us was the wonderful back porch with comfy chairs to enjoy the yard and morning coffee. It was a true delight. No hotel can compare to “living” and experiencing a beautiful new neighborhood for a few days.

Wonderful cottage in great neighborhood

Sweet Place!
Ann's place is adorable! Nice cottage, screened porch, kitchen is well equipped, comfortable beds, very relaxing. We were able to walk to a grocery and several restaurants (which were amazing!). It was a great space for 2 couples to spend time together, tour Austin and enjoy the music scene. Ann was a very accommodating owner. Highly recommend if you are planning a trip to Austin!

My sisters and I really enjoyed our short stay at this beautifully restored Hyde Park cottage. Comfortable and cozy but had everything you needed for a short or long stay. The neighborhood is is charming and centrally located. Would definitely stay here again.

We were in Austin to visit our daughter at UT. The house was conveniently located and nicely appointed. On street parking was convenient, and we were able to Uber to the football stadium (and we walked home -- about 15 minutes). Ann was great to work with (but we really didn't need to -- we had no problems at all). We will definitely stay there again when we visit. Thanks, Ann!

Cozy home in a great location!
My family and I stayed in the house 3 nights while in Austin for our son's graduation from UT Austin. It was great to be in a home where the whole family could relax together, cook together and play games. Much better than a hotel. The owners Ann and Scott were very friendly and responded promptly to texts and emails. We will definitely be staying here again.

Good location
We stayed one night in this lovely house while we were visiting a UT student. It is a great location for the campus. We were comfortable and happy, especially when the live middle eastern music stopped at 10pm. I’m not sure how often this happens but somewhere behind the house, there was a group of musicians playing middle eastern music. We couldn’t determine the source but with our very tired 5 yr old, we were relieved when they stopped.

Adorable and cozy cottage!
My mom and infant son accompanied me to a work conference and I chose this property because of its great location and baby accommodations (there’s both a pack n’ play and a booster seat!) There were a few little hiccups (booster seat strap broken, no detergent, etc.), but the owners responded so quickly and addressed all of our needs. The cottage was just adorable with so much character and charm. Will stay again if the chance ever arises! Thank you for a wonderful stay!

Darling cottage!
This house is a perfect little gem. It's centrally located, easy to access and cute as a bug. The owners are gracious and available for any issue. I ended up staying with friends, so didn't actually sleep at the house but would definitely recommend it to a couple or small family group for a visit to Austin where you don't want to be too close to the University or downtown but not too far away either.

Weekend away!
"Cozy cottage" is an excellent name for this property. It is pleasant, clean, and felt like a safe neighborhood in a good location. The screened in porch was our favorite room in the house. My husband and I stayed for three nights with another couple and we all felt like there was plenty of room and it was an easy cab ride into the city. The only downside was having one bathroom.

Super cute house in a great central location
Family of 4 rented this house for a visit to Austin and UT. The location of the house is perfect - centrally located in a nice, quiet neighborhood, walk to UT, and easy to get everywhere. The house itself is charming. Lots of historic details, but modernized for comfort. Great kitchen with every thing you need for meal prep, nice sized bedrooms with comfortable beds and bedding, comfortable living room for relaxing. Everything was super clean when we arrived. We enjoyed the screened porch in the morning and the kids loved the backyard. I would highly recommend this house.

Cozy cottage in Austin!!
Our stay at Ann and Scott's updated Austin spot was perfect. We were in town for a family event and rented the cottage and the two back properties and it was ideal. Ann and Scott were efficient and immediate with any questions we had. The house is perfectly located between the University and the historic Hyde Park neighborhood. Three to four easy walking blocks are delicious restaurants, an adorable grocery store, the Central Market shopping complex and Starbucks. Ideal. The house is spacious enough for a group to gather for dinner and / or snacks. The backyard and screened porch complete the entertainment spaces. Two large bedrooms and one very large bathroom complete the home. There is a very very hip kitchen area and on site washer and dryer. The kitchen and bathroom have everything you need for a comfortable stay. My husband and I are very active renters on VRBO and HOMEAWAY and this place is on the top of the list of places we have used through these vacation sites. If you use this home, you will not be disappointed. It's terrific!! Jenny M.

Old but charming in a good location
House was convenient to campus and shops/restaurants. Everything was adequately stocked, but plumbing and infrastructure are in need of repairs. The backyard was charming, but the porch is falling apart and not safe for kids.

We believe all the 5 star reviews we have received speak for themselves, but we did want to address this review because it is highly exaggerated. We are grateful you enjoyed the house for the most part, but the plumbing and infrastructure are not in need of any repairs and the porch is not falling apart and unsafe. The toilet handle did detach from the chain recently but that was repaired immediately. There is a small area on the floor of the porch that is damaged--smaller than a dollar bill probably. And a few floor boards on the porch are uneven. But that is consistent with the age of the house and is not unsafe. I could see that a small toddler might trip, so if that is your family, please take note of a few uneven floor boards on the screen porch. We will look into sanding down those couple of boards and update here when fixed.

Great bungalow
Excellent location in Austin on a quiet street this 2bedroom bungalow was perfect for our holiday stay. The house was spotless. The kitchen was well equipped for our prime rib dinner and the spacious living room offered the right spot for watching football. Simple and comfortable this home is definitely a home away from home. Thank you!
