The hybrid hotel / VRBO model allows us to offer our guests the best of both worlds: the comfort of a private living room and kitchen coupled with the standards of a hotel. This is our listing for Unit 3, the largest unit in the hotel. It is one of the townhome-style suites that features a private kitchen, living, dining area & half bath downstairs, plus 5 bedrooms (w/ up to 13 beds) & 3 full bathrooms upstairs! Guests also have access to a pool, rooftop bar, a swanky cocktail lounge, and garden space where you'll find yard games, food trucks, and live music. Please inquire for hours of operation! The Space Our place is tailor-made to suit your large group and guarantee a fun and comfortable stay. Every unit has a large lounge/ living space, full size kitchen, dining tables, plus bedrooms and bathrooms. The units also have a unique, luxurious design to help you enjoy whatever brings you to Austin. From family reunions, to birthday celebrations, to bachelor/ette parties, to corporate retreats, we specialize in helping large groups create memorable moments together!! Given our flexible layout, we have two other adjacent units (Unit 1 & Unit 2) just like this one (Unit 3). The first floor living spaces of these three units are separated by retractable walls that can be opened or closed to combine the downstairs living spaces (only applicable if more than one of the units are rented by your group). They also have exterior-facing, frosted glass garage doors that open out onto the pool veranda, creating an indoor/outdoor feel! The other two units (Unit 4 & Unit 5) are single-level suites with kitchen, living, dining area, plus 4 bedrooms (w/ up to 11 beds) and 3 full bathrooms all on the third floor. Unit 5 has the added bonus of a private, outdoor patio area! You can rent one individual unit, or any combination of units. We also offer full buyouts! Note: All five units are fully self-contained and private. The pool will be private to each unit for 3 hours every day, scheduled online by the groups. Please reach out to our team about hours of operation for our rooftop bar! Guest Access In addition to your own private unit, which includes a living room, full kitchen, 5 bedrooms and 3.5 bathrooms, you will have access to: \- Pool & Pool Courtyard Area, which will be available for your group to privately reserve for 3-hour time slots each day of your stay! \- Access to an expansive 3,500 sq. ft. outdoor roofdeck with amazing views of the downtown Austin skyline! \- A large garden space with food trucks, yard games, and bar-style TVs for sports and food trucks! Hotel Staff We will be there for your check-in so that we can give you a tour of the property and after that we will give you space, but will be available for you should you need us. Other Things To Note Every unit is equipped with an iPad that connects to speakers for wireless music control! The pool is small (about 8x24ft). It's perfect for cooling off during the hot summer months in Austin, and enjoyed in the off season, but please note the pool is not heated. Your group will be able to privately reserve the pool for a 3-hour time slot each day of your stay! We have limited on-site parking available for our guests (3 spots), but there is plenty of metered street parking nearby and offsite parking can be arranged by request! The on-site spots are first-come, first-serve. WHY ARE WE THE ONLY LEGAL PLACE TO HOST MORE THAN 10 PEOPLE? Inn Cahoots has a hotel operating license, meaning that the City code restricting the number of guests that can stay in a short-term rental does NOT apply to us! This is why we boast that we are the ONLY place in Austin that you can legally host a group of more than 6 unrelated guests or 10 adults total. \*This unit has a MAX of 13 beds: x5 queens (bottom bunk), x5 fulls (top bunk), and x3 rollaway singles. The "up to 23" number assumes guests double up in both the bottom bunk queens and top bunk fulls. We recommend no more than 18 in this unit. With 18, guests only have to double up in the bottom bunk queens. \- We charge a $25/person/night extra guest fee for each guest over 5 in this unit. \- Events such as weddings require pre-approval, and we reserve the right to charge an additional fee for such events. \- Please contact us in advance if your party includes children under the age of 18 because we sometimes host bachelor/ette parties in adjoining units. \- While we often host special events with photographers and videographers, any professional filming or photoshoots that take place onsite require advanced approval by the property owner. We were prepared to have a good time with a group of 20 here and expected much of what comes with a party spot on 6th st. However, considering this is still a VRBO and not a cheap place I might add, there were many sub-par details, numerous inconveniences, poor cleanliness, and maintenance issues that should not have accompanied our long 4-day weekend here. The entrance to the unit is very unassuming, not just to myself & our guests, but also to the numerous random people who would open our door, poke their head in, daily, at all hours. Very poor maintenance & detail to the unit, poor turn over awareness. There were several nuisances, including needing various kitchen items, iPad charger for the unit, changing the AC filter (so full/dirty it triggered an emergency shutdown to the unit), replacing dirty pillows, trash left in bedrooms, etc. Unreliable execution of the fulfillment of the items/needs. Bedrooms - no storage for luggage except tall standing racks. No luggage benches, plants, cute decorations in bedrooms like pictured. No-one cleaned the pool ALL wknd. Aware of this bc the same trash on sat. as thurs. We opted not to swim on sun. bc it was so murky/dirty. My husband cleaned the pool. For the cost, there were too many maintenance issues, poor amenities inside the unit, lagging fulfillment of needs, and questionable cleanliness inside and outside of the unit. ##### Christopher W.
