This cabin is a family vacation home, so we are not local but readily available by message and phone Located in Asheville\`s quiet neighborhood of Riceville Forest, just off Tunnel Road. Centrally located with the Blue Ridge Parkway in the backyard (literally!) and Downtown Asheville just a few minutes away. Please note that the mountain roads in this area are winding and steep, and you will encounter wildlife. There is a short gravel driveway that is steep and somewhat rough (improvements coming!), so 4-wheel drive vehicles are required during periods of inclement weather. Due to our location, snowplows can take several days to reach the neighborhood. Guests are responsible for tracking expected weather during their stay and planning accordingly. Refunds will not be given for weather-related changes/cancellations outside of our already-generous cancellation policy. \-Please review the lease agreement which becomes binding at booking under “House Rules” \-Due to insurance liability, we are unable to rent to anyone under 25 years old. There must be someone at least 25 years old present in order to rent our home, and photo ID will be required prior to check-in. New users to the Airbnb platform will be greeted in person at check-in to verify identity and IDs. \-No parties allowed! Parties are strictly banned across the entire Airbnb platform. Also, we are in a quiet residential community. Neighbors will not hesitate to report excessive noise to the police and to us. Immediate eviction with \*no refund\* will result if there is a party on the property. \-Verizon has the best cell reception at the cabin. T-Mobile gets very little. AT&T is somewhere in the middle. Please plan accordingly. \-Please note that the fireplace is inoperable at this time, but we have just installed a gorgeous new forest firepit outside! Please feel free to burn any sticks found on the forest floor (there are lots!), or firewood can be purchased down the mountain at Ingles Market. \-Bears live on the land and are frequent visitors. They are awfully cute, but please don\`t approach. They will leave you alone if you leave them alone, and never get between a mama bear and her cubs! They are clever and know how to open house and car doors, even the hot tub cover. Lock all doors/covers, and don\`t leave any food in your car, or you may encounter a furry surprise! \-Nature abounds in the forest! Wooded areas are home to critters such as but not limited to bears, deer, squirrels, rodents, spiders, ants, and insects. We are contracted with a pest control company with regularly scheduled treatments... but alas, Mother Nature reigns, and bugs and critters thrive out here. Please understand the possibility of seeing critters in and around the home, and that their presence does not entitle the guest to a refund. \-For guests arriving in winter, early spring or late fall, please be mindful of the weather. The gravel drive is steep, and the road leading to the cabin is narrow and curvy in spots and may become icy. A 4-wheel drive or AWD vehicle is necessary in winter weather. \-No smoking in the house. If you need to smoke, please do so outside and properly dispose of waste. Take care to ensure embers are not left to smolder in forest leaf pilings or other flammable surfaces. \-Free WiFi is included. Please note that means downloading content like email and light streaming is usually okay, but heavy multiple users or upload-heavy (outgoing) content like Zoom is more difficult. So that means no Zoom meetings while on vacay, folks! Do not unplug or alter the router or modem or any electronic devices in any way. Before checking out please remember to log out of streaming services if you used them with your account (Netflix, Disney, etc.). \-Maximum capacity is limited to 8 folks, including children. The cabin is on a septic system (like much of the local area), so exceeding capacity would mean an overloaded septic system, which means open sewage issues which... ew. Nobody wants that. \-Guests routinely comment on the \`sparkling\` cleanliness achieved by our very hardworking cleaning team. Everyone is human, though, so please let us know if anything is amiss immediately upon check-in. \-To protect your vacation investment, we encourage you to purchase travel insurance. No refunds will be given due to weather or other unforeseen circumstances. \-Security devices on premises: Ring Doorbell cam at front door, Ring Floodlight cam facing driveway and parking area Pets (2 max) must be crated when left alone indoors and leashed when outside. We had the most amazing vacation at this sweet little, cozy cabin! We all felt at home and so very comfortable. Our host went above and beyond with every little detail and had wonderful communication with us. I cant recommend this cabin more. Very convenient to Downtown Asheville and the Biltmore. Lots of added detail... tons of board games, tons of toys for the littles, tons of blankets. We appreciated the attention to detail. This will be the only place we stay in Asheville on our next trip! The cabin itself was spotless and well-stocked with games, making it a cozy spot to relax.That said, there were a few inconveniences. Our bedroom had no closet and only a tiny cupboard, so we ended up hanging clothes in another room and living out of our suitcase. The hot tub was also a challenge—the cover was heavy and hard to remove, and the water kept overheating. We were told to remove the cover to reset it but also to keep it on to discourage bears, which was a bit tricky to manage.Overall, it’s a clean, welcoming cabin with great hospitality, but a few storage upgrades and an easier hot-tub setup would make it even better. ##### Casey H. The host was very responsive with any questions we had and checked in several times to ensure we had everything we needed. We have stayed in Gatlinburg before, but this was a true mountain cabin with all the amenities. While there are neighbors, it still feels very isolated and the mountain views were exactly what we were looking for. Overall, the house was gorgeous and comfortable. The kitchen was set up nicely to cook for our group. The living room was great for games and watching television. The Uber trip to town was not expensive and was a pretty short ride. They literally thought of everything at this property! Our pup felt right at home with a basket of toys and treats. My teenage son loved the games (especially the table top foosball). The kitchen is well stocked with appliances. The washer and dryer were convenient. The location is just enough outside of the city to feel secluded while still being very convenient. We loved the cabin. It's the perfect size; clean, impeccably decorated and a great location. The extra touches were not lost on us, both in the kitchen and the bedrooms. The bathrooms were absolutely stunning, such great style. DA BEARS never bothered us and maybe we were a little disappointed not to see one :) We did have a cheeky raccoon stop by though :) Thanks again for a great (albeit short) stay in Asheville.
