The villa is an entire house (2 storey) with its own private terrace and gate. The kitchen is extremely well equipped and includes a full size cooker with oven, air fryer a dishwasher, microwave, kettle, toaster, coffee maker and even a washing machine. Everything you need and more is there. There is WIFI in the house which is included in the price. Upstairs there are 2 separate double bedrooms and a separate WC with wash basin and bathroom with bath/shower and wash basin. There are very effective mobile air conditioning units and fans for summer and for out of season there is electric heating and portable fuel heater (odourless). The villa boasts a pretty terrace which is fully enclosed with a high locking gate. There is an electric barbecue, outdoor table, chairs and sun loungers with covers. There is also an awning for those hot days. There are 2 swimming pools in the residence. One small shallow pool for children and a larger pool. As the beach is so close, the pool is never over-used. VILLA DETAILS: Villa consists of two floors. Ground floor has living room: 2 sofas, coffee table, smart TV connectedto the WiFi Modern kitchen well equipped includes: full size cooker/oven, Tall full size fridge/freezer, dishwasher, kettle, toaster, coffee maker, microwave, washing machine, plenty of crockery, cooking utensils and glassware. Portable air conditioning unit and fans. Top floor: two tastefully furnished bedrooms with double bed in each - hair dryer provided. Bathroom with bath/shower and cabinet with mirror. WC with hand wash basin separate. Fans provided for those warm evenings. Additional single bed can be provided on request at an additional cost. Sheets and towels are provided and are included in the rental rates. WIFI is in this property and the price is included in the rental rates. End of stay cleaning is also included in the price. Tourist tax (tax de sejour) is included in the price Electric Heaters upstairs and downstairs and in addition an odourless fuel heater for out of season times (odourless fuel not included in the price) Terrace is fully enclosed and very private. There is a an electric barbecue, outdoor furniture for al-fresco dining and sunbeds. In addition there is an awning, parasol and clothes line and a shed in which you can put your suitcases, etc.. VILLA LOCATION: This villa is located in one of the smartest areas of Cap d'Agde - Richelieu. The name of the street where it is located is Rue Volvire de Brassac. It is very centrally located within minutes to shops and restaurants and only 15 minutes walk to Centre Port. The nearest shops are located within 5 minutes walk from the villa and include a bakery, Spar supermarket, butchers, newsagent and chemist. Lidl supermarket is 7 minutes walk from the villa. Larger supermarkets such as Hyper U and Intermarche and a larger Lidl are situated in Agde which is 5 minutes drive. Centre Port is 15 minutes walk from the villa. BEACHES Plage Richelieu is the nearest beach and is only 15 minutes walk from the villa. It is a beautiful sandy beach. I would recommend "Plage du Golf". The facilities are very good. SWIMMING POOL There are two swimming pools in the residence exclusively for the use of guests (access by badge provided). There are many restaurants dotted around Cap d'Agde Centre Port. One of our favourites is Rhum Steak (42 Quai de la Trinquette, 34300 Cap d'Agde). You will always receive a warm welcome from the owners. It is situated just opposite the yachts. Highly recommended. Good food and very good value. There is also a very nice restaurant situated in "Avant Port" called "Papy's grill" 3 rue de l'Estacade, 34300 Cap d'Agde. NEWLY OPENED CASINO BARRIERE 2019\. There is a very stylish restaurant within the casino and it serves until very late. The kitchen has everything you need including a washing machine which means you can save on packing extra clothes. Most shops for daily groceries and the beach are only a few minutes walk. Montpellier, Beziers, Nimes, Agde, Carcassonne and Cap d'Agde are worth while. Golfers can enjoy the beautiful Golf Course which is close to Villa Agathea. The villa itself is well maintained. Par contre dédales pour arriver à la villa, besoin de récupérer un badge pour pouvoir entre avec la voiture. Ce badge ne fonctionne pas de manière optimale, le portail ne s'ouvre pas toujours et il faut parfois attendre de longues minutes. La villa convient mieux pour couple avec enfants que 4 adultes. Les chambres sont petites, on ne peut pas ouvrir les portes complétement, il n'y a pas de rangement pour les vêtements ( quelques cintres, la seule penderie de l'armoire dans une chambre est déjà pleine). Les habits sont restés dans les valises et empiétaient sur le peu de place restante dans les chambres. On ne peut pas tourner autour des lits. Il manquait du linge de lit ainsi que des linges de bain. La chasse d'eau fonctionnait mal, pas assez d'eau pour éliminer ce qui devait l'être ( peu de pression et temps de remplissage très long). Le parasol était très fatigué ( troué, déchiré). La villa aurait besoin d'une rénovation, elle est fonctionnelle. La résidence est calme, proche de la plage et des commerces. On reconnait la gentillesse des propriétaires ( message de bienvenue, attention délicate à l'arrivée, infos sur la région) ##### Annick S. Toute les pièces sur la photo comportent les divans, les lits couvert de bleu et en fait, pas du tout. Les matelas pour les lits de jardin sont tachés, la remise en PVC dont, suivant les notes reçues, était à notre disposition était en fait fermée avec un verrou et inaccessible, la boîte pour avoir les clés était casi illisible (chiffres noir sur noir pour taper le code) et placée fort bas . Grosse frayeur lorsqu'une partie d'un volet se fracasse et tombe du premier étage alors que notre enfant/baby joue sur la terrasse. ##### Thierry M. ### 2/10 Terrible #### VALERIE R. 25 Mar 2021 Liked: Location Disliked: Cleanliness, communication, listing accuracy #### Escroquerie Nous avons loué un bien...qui ne correspond pas à l annonce...sale...en mauvais état..le mobilier pourris...des anglais qui ne parle pas français très compliqué de dialoguer avec eux...le débit d eau de la baignoire est excecrable....on ne peut pas se rincer....les chambres...le lits collaient aux fenêtres très compliqué pour les ouvrir...je me répète habitation pourrie...et un gros mensonge sur les photos de l annonce et le bien imposé.. pas assez de chauffage .il y fait très froid...a par ça il est bien situé....un super équipement mais sale..les placards collent....pas d éclairage dans une chambre...toute l électricité électrique a revoir...sinon bien au soleil.. attention ils vous prennent 20 euros pour le ménage et il faut faire tourner la machine des draps et serviettes avant de partir et les étendre sous peine qu ils retirent 30 euros en plus...bon courage aux prochains pigeons ##### VALERIE R. There is a 150 metre walk from the car park to the property, with several sets of steps which makes getting the suitcases and heavy shopping in a bit tricky, but if you want security and peace of mind it is worth it. The property has everything you need, but the stairs and bedrooms are a bit tight if you have mobility issues. As for area, there is a bakery, fruit shop and chemist 5 mins away and a Carrefour 7 mins. Hyper U which is a large supermarket is 10 mins in the car and has everything you could want. Locally there are fabulous cafes and restaurants around the marinas, and beaches with lots of parking. South of France without the glitz of the St Tropez/ Monaco region, we felt really comfortable here. ##### Ruth S.
