Detached villa with fantastic views and a private swimming pool.

A detached 3 bedroom , 4 bath/shower room villa situated in the desirable location of Mojacar Playa, approximately 260 meters from Las Ventanicas beach and an excellent range of bars and restaurants. It benefits from an elevated position providing some of the best sea views you will find in Mojacar. The villa has air conditioning throughout.

Approaching the villa, there are two private parking spaces and an integral garage. To the front of the property is the private pool with a very large, south east facing patio wrapping around the property. There are 6 sun loungers, a table and chairs for 6 people and a gas barbecue. The pool has had a full refurbishment in February 2021. The entire patio area is enclosed with walls and railings, preventing children from wandering off. We have installed additional lighting in 2023. The exterior of the property was repainted in 2023.

One of the things that sold this villa to us is the peace and quiet. Although you are only a 5 minute walk from the sea and the bars, all you can hear is the sea. We only have one neighbour who lives there permanently. For this reason we do not accept all male or all female group bookings, as the development is more suited to family groups.

Entering the property you will find a large lounge with a marble fireplace including a gas fire. There is a 43 inch smart flat screen television with both Spanish and UK programs and wireless internet with a strong connection throughout the house and outside.

From the lounge, through one arch you are in the open plan kitchen/dining room with an extendable table and chairs for 6 people, with patio doors onto the side terrace. The kitchen is fully fitted with integrated microwave, dishwasher, washing machine, oven and hob and a fridge freezer. Another arch from the lounge leads to the downstairs shower room and a door to the integral garage. There is a second fridge freezer in the garage.

At the rear of the lounge there is a feature marble staircase to the first floor, with a galleried landing with access to the three bedrooms. All three bedrooms have brand new matresses in 2023.

The master bedroom overlooks the pool and has amazing sea views to the front. There are plenty of built in wardrobes and drawer units. French doors open out onto the upstairs terrace/balcony with a table and seating for 4, perfect for watching the sunrise with a cup of tea. Back in the bedroom there is a door leading to the luxury en suite shower room.

Bedroom 2 is a double, again with built in wardrobes and plenty of drawer space. Sliding patios doors open onto the balcony/terrace shared with the master bedroom. This bedroom also has amazing sea views. There is an en suite luxury bathroom with a full sized bath with a shower over.

Bedroom 3 is at the end of the landing, and is a double with sea views over the pool. Again it has built in wardrobes and plenty of drawer space. Whilst this bedroom is not en suite, immediately outside the door is the family bathroom with a full size bath with shower over.

The villa has full double glazing and the hot water is fired by plumbed gas on demand.

We supply towels for the bathrooms and for around the pool so no need to bring your own.

There is a hill to get to the villa hence the spectacular views. However, if you are not up to walking up the hill local taxi firms typically charge 8 euros to deliver you to the door.

There are plenty of good golf courses in the area and the beach is excellent for water sports.

Almeria Airport is approximately a 45 minute drive, Murcia 1 hour and 20, Alicante 2 hours and Malaga 2 hours and 45 minutes.

Our villa is managed by a local agent, Mojacar Estates, who will take care of the property while you are there. Cleaning before and after your visit is included in the price, as well as pool cleaning a minimum of once per week, more frequently in the summer.

Lovely stay
We had a 1 week stay at cumbres reales and absolutely loved our time there. The villa is lovely, very spacious. We were a family group of 6, 3 couples and felt we each had lots of privacy and space, 4 bathrooms was a treat. The kitchen is fully equipped with everything you will need, we had breakfast and lunch in the villa every day and had BBQs for 4 evenings. We had all the tools needed for an array of different meals and there was lots of plates, glasses etc. Pool was lovely, turned our bikinis a little yellow though. 5 min walk down to the beach, hill is very steep, but doable, dad managed it with a recent knee replacement. Lots of bars and restaurants around: La Cabana & Cheers being our fav. A couple of bottles of water or basics wouldn’t go a miss for arrival but not a biggie. Special shout to the lovely neighbour Mourine who gave us plenty of tips and a lift to the supermarket. Thanks so much for a lovely stay would absolutely recommend.

Lovely villa with amazing views
July 1st 2023 14 nights.. Villa is very spacious with 3 ample bedrooms & 4 bathrooms . A/C works great upstairs & downstairs . The kitchen is well stocked with all the utensils & crockery and dishwasher & washing machine all worked. The pool is a good size and was cleaned twice a week , it’s the warmest pool I’ve ever been in was like a bath . The views from the pool are amazing overlooking the whole beach . Watching the sun rise come out the sea at 7am was wonderful every morning. Our neighbour next door Maureen is a very sweet older lady who was lovely . Shared a bottle of Carver on our last night . Overall a magnificent property , would definitely not hesitate to come back and stop again. There is a steep hill to the property, but we had a car for 2 weeks so the hill wasn’t a problem. Mojacar is a lovely town , great beach and plenty of restaurants. Graham & Nicola

Absolutely wonderful
The villa is so well equipped and spotlessly clean. The air con is absolutely fierce and a real welcome relief from the heat. The owners were great at communicating and answered straightaway with the couple of little queries we had whilst we were over there, and also before we arrived. Check in was so simple - just got the keys out of the key safe at the agents and returned them easily at the end of the stay. The views were wonderful, the pool was glorious, and the villa is beautiful. It is on a steep hill which is a bit of a hike to get back up at the end of an evening down in the beach bars - but it’s very doable if you take it steady! Honestly cannot use enough superlatives to describe the holiday and the villa. Only very slight niggle would be thicker curtains to enable a cheeky lie in as the light comes straight through the sheer ones that are on the bedroom windows - we’ll make sure to pack eye masks next time. There definitely will be a next time, by far the best property we have ever stayed in and will be returning in 2024 for sure. The next door neighbour is also a very lovely lady who is very amenable and happy to help with anything she can, so Thankyou Maureen and Sugar (the little dog) too :0)

Place With a View
3-years in the waiting, due to covid, but definitely worth the wait. Clean, well presented, all amenities you could wish for and a view to die for. Located at the quieter, bottom end of the resort, but still enough local bars and restaurants. A pleasant 30 minute walk will get you to a livelier part, also passing several other bars and restaurants along the way. There are a couple of small convenience stores near by, but to get to a half reasonable super market, you are looking at a 20-minute walk, or the main supermarket is a 10 to 15 minute bus ride away. The only slight negative I feel needs mentioning is the hill up to the villa, as it is very steep and a bit cruel in the heat of the day, carrying supplies back to the villa. It is definitely not for those that struggle with walking, but that is a price you pay for the magnificent views. Would definitely go again, but would hire a car, as it would help with the hill climb, shopping and visiting area. Thanks for the great stay.

Stunning property
What a fabulous house, very well equipped and so spacious, and the views from the terrace will not disappoint. The pool was much larger than expected, with a large terrace and full sun way into the evening. Plenty of sun loungers and seating, which is quite refreshing. It’s within easy walking distance from the beach, although it is a steep walk back up it is manageable. There are a good selection of restaurants nearby too. All in all we had a lovely 2 week holiday and the property was perfect. I would definitely recommend.

Das Objekt wird für 6 Personen beworben, realistisch sind 4-5 Personen. Ein Bett mit 1,80 x 1,40 ist nicht wirklich für zwei Personen geeignet. Die Zimmer sind klein, die Schränke ohne Ablagemöglichkeit. Ablagemöglichkeiten sind zudem oftmals mit Ziergegenständen belegt. Positiv ist die gut ausgestattete Küche , der direkte Anschluss Küche Terrasse und Pool sowie die Garage welche als Lagerraum für nicht benötigte Koffer genutzt werden kann. Das Objekt wird über eine steile enge Auffahrt erschlossen. Wir hatten keine Probleme, sollte aber von weniger geübten Fahrern berücksichtigt werden. Das Abjekt wird über eine ortsansässige Agentur betreut die kompetent und hilfsbereit ist. 5 Sterne für die Agentur
