We enjoyed the property for it’s location, cleanliness, amenities but our room needed Kleenex, regular outlet in the bathroom, and a bath mat in the shower because the floor was slippery. I would also appreciate a top sheet under the comforter. Staff were professional and friendly.

The hotel is inside of the St. James Mall. Walking distance to most of Highlights in the Old Town. Around 10-20 min. Some of them like the National Museum and Art Gallery are less. Closer to the Waverly Train station for Intercity and the Tram to the airport.

The room we were in was (for some reason) wheelchair accessible, so furniture was sparse, and any attempt to shower left the entire bathroom floor so wet, we had to use all available towels to mop the water up. All in all, bit of a strange one-week stay. Property itself and staff were fine.

The hotel and room was very clean. Great view from our room. The only dislike was coffee and croissant was the only morning option without purchase. No currency exchange in hotel. Thumbs up overall.

New hotel, clean and great service from staff. We paid extra and got a beautiful hillside castle view, which was amazing to wake up to. Loved the coffee machine and free croissants in the morning. Free access to laundry machines was a big seller, though another guest put their shoes in and made a big mess (rude). Very convenient location, 5 minute walk from the train station. Located in the mall, there is easy access to anything you need and not far from historic areas. However, the mall can be really busy on the weekend, and even though there is ample security, a pick pocket followed us as we checked out and left the mall. Thanks staff for incredibly kind service!

The location is absolutely excellent. The rooms were nice and had all the necessary amenities. The room was a bit musty and could have been cleaner. Shower grout could use some bleach. Sofa bed was not comfortable but housekeeping brought a topper and then it was great. Fresh croissants every morning were delicious. For some stange reason housekeeping missed our room on our last full day but we were able to get fresh towells with no issues. Shared Laundry - people need to set a timer to remember to move their clothes so others can use the facilities! Edinburgh is a beautiful place to visit!

Park at St James square for discounted rate , location is great at the mall.. room was clean although would have been nice to have some complimentary water , arrived late and nothing to drink . Could have bought some at the reception but just the little touches missing for a higher end property

An excellent hotel, nicely located and such great rooms. A fan was on in the room 24/7 to keep the air flowing which was the only bit of a downfall.

While it was bizarre being above a shopping mall, the hotel was great. We stayed in a mobility-accessible room which was filled with thoughtful design choices. Loved having the kitchenette, too.

Great location, clean, helpful staff
We spent five nights in Edinburgh, and the hotel's location was perfect for our walking tour of the city. It's also located close to a tram stop which we used to go to Leith. The room was clean and comfortable, and the staff very helpful. Highly recommended.

Nothing was too much trouble for this hotel. After having to amend our details they couldn't have been more accommodating. We will definitely be back. Great location, great value for money, friendly staff. Ticked every boxes!!!

Great hotel but...
Great hotel for a city break. Comfortable, clean, spacious, within walking distance of the city centre, loads of shops and restaurants around. Although, the staff wasn't great, lack of professionalism and customer service.

Amazing hotel
Amazing room very big and spacious and great balcony, great location and easy to find. Only downfall was our room had a water tank next to it and that’s all we could here through the night was the water refilling and the walls are very thin we could hear drawers opening and people talking. Apart from that it is a great hotel but don’t think I could stay more then one night.

In a shopping mall...
Had no idea this place was the top floor of the local shopping mall, but was quite nice nonetheless. Very clean, modern and centrally located to plenty of restaurants and all things touristy. Being able to do laundry was very helpful at the tail end of a 10 day stay. If I had any criticism it would be the unavailability of a US King sized bed (which I thought we booked, but apparently doesn't exist at this property) and the coffee machine in the lobby which purports to serve all types of coffee and espresso based beverages but really just serves brown water based beverages. All in all a nice property though.

We had a nice stay at Roomzzz. The hotel is on the 5th floor of the St James Shopping Center. Loranne at the front desk was so helpful to us. She made sure we were able to coordinate our luggage and taxis.

The hotel is beautiful and the location is great (when Uber can find it). A few things we found lacking: as Americans, we use wash cloths & there were none or any pre-moistened “towelettes” that American hotels customarily have; not enough space for luggage to be placed on; no plugs for hair dryers or curling irons in bath area; no shower caps; it would be good to notify guests of different converters used in Scotland from the rest of Europe; hated bed pushed up against wall so that person has to crawl over the other; lighting system odd from other locales so hard to figure out. Again, a beautiful place, just different from most. Staff was pleasant. Perhaps more suited to age group 20-30’s.

Location location location! Amazing location being connected to shopping mall and walking distance to major attractions. Many good dining options near by! Our experience was mediocre and encountered a few hiccups. We were not able to get an early check in but understand that this is based on availability. However check in time was at 3pm and we were not able to get a room until 3:30pm. It was a bit disappointing with a short time in Edinburgh, we had a packed schedule and this delay wasn’t expected. Upon inspecting the room, we found marks on bedding and requested for new pillow cases - which was surprising as this is a newly opened hotel. During the first night of our stay, we noticed there was leaking from the top near the door at around 1am. This disrupted our much needed sleep. The night staff quickly responded to the issue which was appreciated and was able to stop the leaking. We contacted the staff in the morning to have maintenance team look at it. They fixed the issue but was not a good experience as this caused us to spend time during our trip to deal with this and also cost us a night of sleep as we weren’t sure if the leaking would happen again during the night. We had to wake up early in the morning to contact staff before our scheduled tours. Staff were helpful and responsive but we didn’t expect these types of issues with our stay. There was nothing offered for the inconvenience. I really wanted to like the hotel but it fell short of expectations.
