The hotel was within easy walking distance to old town as well as transport to and from the airport. The alley behind the hotel was noisy, beginning at 5am. The staff were friendly. The bed was comfortable but with only 2 small windows the room was dark. We would stay at the Waverly again but would request a front facing room.

Carpeted floors were kinda gross, there was no phone in the room to contact reception or order room service, they gave me the wrong luggage when I went to pick it up from storage (they didn't check the tag number). Aside from that, it was a reasonably priced and reasonably comfortable stay. It is exactly worth its 3-star-rating.

We are currently in the process of renovating all rooms and public areas of the hotel, which includes replacing all of the carpeting in bedrooms, and regret to hear that you did not experience one of these updated rooms. We understand that the stairs leading to the reception are not ideal - especially for elderly guests and those with mobility issues or heavy luggage. As is stated on our website and all of our booking partners’, the Old Waverley Hotel is a listed building, meaning it is of 'special' architectural or historic interest, which enriches Scotland's landscape. Sadly, this means we cannot have a lift from the ground floor, due to the age and characteristics of the building, but we do offer a concierge service. We are glad to hear that you had such a pleasant time with us, despite this issue, and we can’t wait to welcome you back soon.

This was an absolutely fabulous period hotel, well updated, phenomenal staff, adequate dinner options at the in house restaurant/bar. The elevator is small, but efficient. The staff was gracious about helping carrying baggage up stairs to the check in. The location can NOT be beat for access to the city and all of its views, train and bus transit etc.

The Old Waverley is very conveniently located on Princes Street. Although slightly outdated on the inside, the hotel is extremely clean, with spacious rooms for the price. The staff were courteous and provided the necessary support.

Close to the station, reception was fine but asked for a £25 deposit, not sure why. Room as expected for a 3* was generally good but noisy with traffic and street noise at times. The hotel is perfectly located for a first time visitor to the city. Many attractions are within a short walk as well as a massive selection of restaurants. The staff were very helpful and we were able to check in early as our rooms were ready. Breakfast was great with a fantastic view from the room. We had a great time in Edinburgh and the hotel was a big part of the fantastic experience.

It’s a bit old and tired but the room was clean and comfy. Floors are creaky and stairs unavoidable. Great big bed, so-so wifi. Very handy to trains, trams and buses, and an easy walk to Royal Mile and the Castle.

Not good. The hotel management are grumpy and not very pleasant. They rarely smile. The breakfast is terrible. Way overcooked dry bacon, watery scrambled eggs. 2 waiters were great, but the rest if the staff bad. This used to be a very welcome, comfortable hotel. Get new managers and intelligent reception samtaff.

Hotel needs a major update
Only good thing about the hotel is the location on Princes Street for the New Year’s Eve Homogamy Festival. Otherwise, the images online do not match the rooms, the hotel is dated, not clean and even the power went out and water wasn’t working during our stay. It needs a major overhaul. The beds were uncomfortable. The amenities in the room were subpar. The rugs in the hallways and steps have holes. The staff was polite and professional, did the best they could with what was provided.

This property is in a great location, but they lack many important safety features. No phones in the room, internet is on and off, no USB charging outlets. Room and bathroom were smaller than they appeared on the website. No closet at all.

With regards to safety, we are unsure of what you could be referring to. The hotel is up to standard with all scottish government regulations regarding fire and health & safety. Guests should not have any reason to fear for their safety at any point during their stay. The hotel is inspected regularly, to ensure we are doing our best to keep guests safe, healthy and happy. We understand that a lack of USB outlets in rooms can be frustrating for guests at times. As such, we are installing them in every bedroom, as part of ongoing restorations to the property.Our rooms’ dimensions are all listed on our website and booking agents’ websites. We can only apologise if you were surprised by the size of your room on arrival.We apologise for the issues that you experienced during your stay, and do hope to see you again.

A disappointing stay
Nestled in the heart of Edinburgh, a city pulsating with festive energy during the Christmas season, my stay at this hotel left me with a less-than-jolly impression. Despite the promising exterior, the room fell short of expectations, turning what should have been a joyful holiday retreat into a somewhat disheartening experience. From the moment I entered, the room's spatial constraints became apparent. The Christmas cheer outside seemed to contrast sharply with the confined space within, making even the simplest movements feel like a chore. The holiday spirit struggled to permeate the room's tight quarters. The bed, touted as a sanctuary for relaxation, proved to be anything but. The mattress felt lumpy and uneven, robbing me of the comfort I had anticipated. The lack of support became even more noticeable during the cold December nights, leaving me yearning for the warmth of a more accommodating sleeping surface. Adding to the chilly atmosphere was the drafty window, which seemed to have missed the holiday memo. Despite attempts to seal it shut, the persistent draft permeated the room, making the festive season outside feel like a distant memory. The struggle to stay warm became a nightly challenge, exacerbated by the room's inadequate insulation. The floorboards, normally an inconspicuous element, became an unexpected adversary. Each creak and groan echoed through the room, disrupting the hushed ambiance of the Christmas season.

Before booking this hotel I called to ask if they catered for gluten free and I was assured that they did....... CLEARLY THEY DIDN'T the dining room was freezing and the menu was very poor......our room was tiny the walls were dirty looking housekeeping didn't change our sheets......on the upside the young man who worked behind the bar was very helpful and reception staff were helpful too.......but that was as good as it got ......very poor and would not recommend this hotel to anyone extremely poor value for money

Great location
Location is fantastic as I took the airport tram to Princes St . In town for the Christmas markets and we weee right across the street from the Scott Monument . Waverly station right across the street as I continued on via train . Front desk 24 hrs and very helpful . The bar/ restaurant comfortable looking down on the Christmas market . My single room was very quiet , small but I did not expect a large room .?it was cozy and comfortable .royal mile walkable as well

Lovely Hotel. Nice staff. Floor in rooms needs cleaning daily. It's a bit noisy at night but to be expected as situated right in the city centre.
