While the location could not be beat, the hotel completely does not care about maintenance and soley relies on it's location to attract tourists. There were ripped towels, holes in bed sheets, and stains on bedding and curtains. The shower did not work properly and sprayed water to a ceiling that had peeling paint. There were also wet stains on the ceiling in the sleeping area. One of the beds had an oversized towel instead of a blanket and a bed sheet that was not large enough to cover the mattress fully. The beach towels were stained, ripped, or from a different hotel name. Their private beach is misrepresented and anyone can go there. The beach is extremely crowded and dirty. The lounge chairs and umbrellas are not free. The water at the beach was extremely dirty with sanitary pads and garbage floating around. There is no designated parking for a fee provided by the hotel. The closest parking is a 12 minute walk away and not under hotel management. If you lose the hotel room card there is a 10 euro fee to replace a plastic card. Overall, this is a 2 star hotel in a 5 star location and price range.

Great pools but they need to remain open for longer - officially closes at 5pm though a little leeway. Breakfast buffet extensive and something for everyone. Open 7am-11am which is helpful. Very helpful concierge Goran and taxi booking from Diana. Be organised about this especially as lots of traffic due to roadworks on airport and Kotor road. Excellent housekeeping staff. Beach towels available from beach itself also very useful. Nice bars and restaurants immediately outside and turn left for very pretty area with lovely seafood restaurants and secluded beaches. 20 minute walk to Budvar if you turn right out of hotel. Not the prettiest walk initially but bear with it as port area and old town lovely.

Having stayed before in a Villa we returned and requested a sea side view room. The room we got was very nice no complaints but just because you can see water in the distance over building does not mean a sea side view. Just double check during check in.
