The Subdivision is an adult community designed to provide housing for persons fifty-five (55) years of age or older. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen ( 19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period.

Guest Policy: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 3-Bedrooms = 4 guests included; max 6x guests.)
Due to the deed and covenant restrictions no one under the age of 19 may reside in the house for more than 30 days.

Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.
Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker; Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.
Smoking: NO SMOKING OR VAPING on the premises at any time. Violations will result in fines.
Pet Policy: Approval for Pets will be on a case-by-case basis. One SMALL dog permitted with pre-approval. Please submit message prior to booking for approval. $150 Pet Fee
Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.
Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.
GOLF CART DETAILS: - Golf Cart Maintenance Fee is $125 at the time of booking. - The Golf Cart is a bonus/privilege and requires a Liability Waiver form to drive, if selected. If you choose to use the golf cart, you will need to fill out our online liability waiver form (which is sent you two weeks prior to booking). Golf cart key will be provided upon submission. - Guest is responsible for any monetary damages to themselves, the golf cart, others, or property of others, including any monetary damages incurred during their use. - We cannot guarantee usage in the event of a mechanical or tire issue while we await vendor repairs. A replacement golf cart will not be provided if there are mechanical issues that prevent usage.

This property was prefect! Fully stocked with bath towels and kitchen appliances! Great location and could walk to brownwood. This home provided us so much open space and enough seating! Would definitely recommend renting. Property staff was great at communicating
Our stay was great. One light outlet in the guest hall bedroom didn’t work. The guest bath ran out of shower gel and the kitchen could really use some hand soap. Also the entrance rug we found to be a hazard as it was very slippery walking in and out . Other than that the house and location were great

SPECTACULAR
Beautiful house, exactly the way it’s shown on the site. I had a bad experience at another house where the pictures were very old pictures when the place looked great, so disappointing, but THIS house was spectacular! The beds were comfy, it was light and bright. We could not have asked for more! We’ll definitely book this location again in the future.
House was clean as could be and well equipped. We even took pics of the mattress tags because it was likely the most comfortable I have slept in! Ideally located, we hit all but Spanish Springs by golf cart. Would most certainly stay again!
Convenient within villages. We were disappointed in the limited supplies (TP), the thermostat kept going to 80 on its own, and there was no mirror in the 3rd bedroom. Very happy with the cleanliness.
The unit is new, nicely furnished, and in a great location. We absolutely enjoyed the time spent there, would rent again. A few issues to mention: as all dwellings do, it needs to be treated for pests. In this case it was ants. (There was no broom to go along with the dust pan, but there was a Dirt Devil vacuum). Lastly, it could use an upgraded set of cooking pans. Other than that, this property is still a 5 star.
