The N-1 hotel is a solid, clean, and no-frills base for a short stay near the falls. Its location is fantastic—within walking distance of Victoria Falls, shops, and restaurants. The front desk efficiently arranged a timely morning airport transfer with just a night's notice. While the rooms are basic and the pool is somewhat detached from the accommodations, it’s a convenient, reliable spot for a 1-to-2-day trip when you just need a place to sleep before catching a flight.
No regrets that I stayed in this hotel, as it is close to everything! Close to shops, restaurants, and other places like galleries. All staffs are very accommodating and very helpful.
I was able to work while I was in Victoria Falls, because N! hotel has a good wifi connection. They also have a good breakfast selection in their cafe.
Rooms are clean and well maintained. What I also love about the hotel is they provide free drinking water which you can access freely in each hallway.
I would definitely love to stay at this hotel in my next visit.

Cons: No elevator. I'm 71 year old man, they put me on the top floor even though I booked months in advance.
The girl at the tour desk organised a taxi for us,his name was Raymond. This man robbed us! Beware, if you want a taxi go outside and walk 30 meters to your right. Taxis will be parked there and offer reasonable prices.
Cleaning staff were great at the basics but room could have used a deep clean. The pool was murky for the 4 days we stayed.
Everything else was excellent. Good location and amenities and really friendly staff. Would stay again.
We loved our stay in Victoria Falls and it was made all the more wonderful because of the lovely staff at N1. The room was big with loads of room to spread out and the balcony was a nice bonus. Central and easy to walk to some really nice places. Walking distance to Victoria Falls Hotel, the Elephant Walk markets, restaurants, pubs and cafes. We would definitely stay again.
Nice hotel, and very conveniently located to the falls. We got up at dawn and it was only a 10 minute walk so we had the falls to ourselves as the sun was rising. The rooms were basic but clean and it is walking distance from several good restaurants. Only downside was there was loud music from the bar across the street until midnight, but we just wore earplugs and it was no big deal.
The Hotel said that they overbooked the Deluxe double rooms and put me in a standard double. I booked 5 months earlier and yet they claim to have only noticed it 3 days before my arrival. The batteries in my room safe were low. I asked if they could change the batteries and was told after 8 am that morning. The batteries were never changed and I didn't feel confident using the safe even though they have signs advising guests to keep valuables in the safe.
I wanted to use the pool, but there were a lot of leaves and other unidentified detritus floating on top so I took a pass.
The room was clean, the AC worked very well and the price was reasonable.
I had a great stay. The staff were all extremely helpful and friendly including quickly providing an electrical extn cable I needed for my room. Housekeeping staff did a super job cleaning and replenishing my room supplies each day too - much appreciated.

Perfect hotel for being in central Victoria Falls. Level ten minute walk to the Vic Falls national Park. Great restaurants near by. Would definitely stay there again.
The N1 is perfectly located right in the heart of the town and walking to bars, restaurants, cafes & souvenir shops only takes a few minutes.
My standard room was very small and was even a tight fit just for me. Two people would struggle especially if they had large luggage items, There was no cupboard for clothes storage- just a peg coming out of the wall ,which was problematic during my 4 day stay. The air con worked well (the windows needed to be kept closed because of the baboons) and the wi-fi was also great. It was quiet at night and afforded a good sleep. The small shop and the activity booking office on the ground floor were a bonus. My only suggestion would be for the room to have a small bar fridge.
Budget hotel in great location. Standard room is very small but larger rooms are available. Breakfast is available. Staff try very hard but sometimes overwhelmed. Housekeeping staff were excellent. Represents excellent value for money but don't expect luxury. This is our second stay and would definitely stay again, in a superior room.
Convenient location for access to restaurants, shops, tour operators and Victoria falls.
Bathroom was a little small/didn’t have sufficient space to place personal toiletries. TV did not work. But OK for a budget friendly option near the falls.
