OUTDOOR: The swimming pool is a true oasis, providing a resort-like experience in the home. The pool area is a highlight of the property, heated and saltwater it is great for the kids. There is also an outdoor shower on the East side of the house, rinse off before heading inside after a sandy day at the beach. ✔ We ask that you report damages to our staff immediately to avoid additional replacement fee's. ✔ Our home is 100% self-checkin so we require guests to complete a digital rental agreement and check-in form within 48 hours of booking. ✔ Quiet hours are from 10:00 PM to 8:00 AM ✘ No Parties, events or local gatherings. ✘ No smoking allowed. ✘ Absolutely NO PETS - any violation of this is a $1000 fine ✔ We provide a starter kit of basic supplies. NO GLITTER/NO DYE: Glitter is almost impossible to remove and will result in a $1,000 fine to cover excess cleaning. Evidence of dye will result in a $500 fine or more if damage occurs to sink, floors, carpets, etc. Primary contact is responsible for all guests along with anyone who enters the home during the stay to abide by these rules. No Smoking of any Kind: Smoking of any kind will result is a $750 additional cleaning and Ozone fee. This includes, but is not limited to vaping, cigarettes, marijuana, or any other form of smoking. IMPORTANT NOTE FOR PARKING: Only 3 cars combined can park in the driveway. NOTE: The cell phone reception at the house is very spotty. But we have great wifi and guests can opt into wifi calling on their cellphones. We have a security camera doorbell that detects and videos upon motion or sound. THERE ARE SECURITY CAMERAS AROUND THE ENTIRE EXTERIOR OF THE HOUSE INCLUDING THE POOL AREA. Upon booking, we may require a copy of the lead guest’s drivers license and rental agreement. Florida is subject to hurricanes, tornadoes, tropical storms, water spouts, other high-wind events, and acts of God. BOOKINGS YET TO BEGIN They are RARE, but, if, at any time, our property is under a tropical storm/hurricane watch, where the National Weather Service (NWS) published hurricane “incidence cone” remains focused on our geographic region, with projections of a category strength of CAT 1, or more, forty-eight (48) hours prior to your booking, we will attempt to contact you to notify you that we are cancelling your booking. We HIGHLY recommend purchasing travel insurance in the event that a weather event happens and your stay cannot start or is interrupted, as no refunds will be granted for impending or unfortunate weather. ACTIVE STAYS If you are staying with us when a Tropical Storm/Hurricane Watch is announced by the NWS, we will advise you to curtail your stay, and make arrangements to leave the area. If the storm, in the estimation of the NWS, has the potential to reach a level of Category 1, or greater, in our area, you agree to depart the premises, when requested by our staff, or the authorities. You are responsible for your own safety, and evacuation/transportation plans, in such a circumstance. We again highly recommend travel insurance for your stay in the event of a natural weather event occurs. Weather-related communications outages may impact our ability to contact you. We will make every effort to connect with you, and resolve your reservation situation. Per Airbnb’s listing requirements, we are, therefore, required to notify you that we have “dangerous animals” on the property. This property is located in a tropical climate zone. It is possible, but not likely, to see snakes, lizards, exotic reptiles, vermin, iguanas, raccoons, ferile cats, alligators, non-native primates, and other wild animals, as well as all kinds of bugs, including, but not limited to, ants, honey bees, palmetto bugs, roaches, etc. on the property. Regular pest control maintenance is adhered to every month. All stand-alone, homes, excluding those that are not in a condominium tower, save those in Greenland, Iceland, Ireland, and any part of any nation in the Arctic Circle, are required, by Airbnb, to notify you of the possibility that one might encounter both dangerous, and fear-provoking, non-threatening creatures. We have pest control services to deal with all of these creatures. If you come across any of them, please contact us via the platform's Direct Message (DM) system, immediately. We will work to take timely action to deal with anything that you may discover, both inside your space, or outside, on our property. Many of these creatures are free-roaming. We do not have control of anything that occurs on neighboring, city, or community, and cannot be held liable for their maintenance of same. IMPORTANT FOR PARENTS: The property is not child-proof and is not suitable for young children. While we love kids, we have not set up the property to protect them from harm.
