The hotel is very nice, the room is very nice with a view towards one of the canals, the hotel staff is very friendly, the location is great, close to almost everything, the only bad thing is that the beds had bed bugs, very bad, they should be more careful with that.

Lovely hotel, great staff
A really nice hotel that is a (lovely) ten minute walk from St Mark's Square. Nearby pubs etc. but in a great quiet spot. Staff were lovely and the room was very comfortable. Would recommend to couples.

This is a cute little boutique hotel. The girl who greeted is very kind. Several restaurants and shops nearby. They have very good croissants and coffee in the morning. Very clean. Hotels,com said there was laundry facilities, but they do not. Would definitely recomend this sweet little inn.

The front desk personnel were very helpful and informative. It’s not convenient to get there when you need to drag a luggage from the Waterbus. It’s an old hotel with stair cases to climb, dirty carpet and super tiny shower room.

We had a nice stay. Rooms were a little dated and hot. The pillow and bed could have been a bit more comfy. But the location is fabulous.

Very nice place to stay in Venice. Comfortable and very clean. Right neighborhood. The only problem we had was the lack of regulation in the air conditioner (too much colder than normal)

A very lovely place to stay, very small and perfectly located ! Staff were all very friendly and allowed me to keep my luggage there after checkout for a while. A few things could improve it such as access to drinks & snacks in evening and morning , and a little bit of diy needed here and there .. but overall very happy with my stay!

This hotel is quite far off the beaten path and was a long walk from the train station, especially for people with large or heavy luggage. I lost count of the number of bridges we crossed. Private water taxi is 75€ which we used to get back to the station. It’s more like a rooming house than a hotel, with our room being accessed from the small sidewalk a few doors down from the check in. It felt very secure and was very quiet. The bathroom is in need of paint and repairs of the baseboards, but otherwise felt very clean. Restaurants in this area are cozy, family owned and much less expensive than around San Marco piazza. Had breakfast on the last day and was worth the 7€ with a barista making cappuccinos

Such a wonderful little hotel in a sweet and quiet(we) part of town. Still really close to everything! Staff was very friendly, too. We hope to return soon!

We were traveling through Italy with our sons for our 25th wedding anniversary and we were expecting another location on the grand canal, but our reservation was changed to a new location which was actually more amazing! Everything was much nicer than we anticipated and the hosts were extremely detailed and accommodating. My wife made the comment that it was the most wonderful stay of our trip. Thank you so very much for giving us such unbelievable memories.

We spent 4 nights here, it was our first time in Venice. The location was perfect for us, easy to get to from the water-taxi and an easy walk or vaporetto to San Marco and everything else, literally 2 minutes from the Peggy Guggenheim. We were facing the canal, which meant an occasional boat going by in the early morning, but not a problem. All the staff we came in contact with were great and helpful. We would happily stay here again.

A fantastic hotel! We loved the location - close enough to be convenient, but just enough distance to avoid the crowds. The room was spacious, clean, and very comfortable. Very glad we stayed here!

Great location , clean & comfy room, great service
Great location near to Peggy Guggenheim . A short 2euro shared gondola ride from St Marks square . Quiet area with small restaurants , shops and a few bars near by, short walk to accadamia bridge . Lovely small hotel, we stayed on a separate building but the room was lovely, clean and perfect for a 2 night stay. Beds very comfy . Breakfast offering was small but great for the price . Would definitely stay again.

Nice and quiet, good staff who speak English :)
The place had an excellent location for us near the Wake Forest House on The Grand Canal. Staff was friendly and place was pretty clean. Venice does have mosquitos and there were a few smished ones on the walls= a screen in the window would be nice. Of course, you do not have to open the windows, but the fresh air was so nice. Would give higher rating with clean walls.

Easy check in. Very nice rooms. The location is good if you are interested in the area nearby. It's a bit far if you want to explore the center of the city or the north (my favorite neighborhood). But still nice for a one night stay in this area. Two things to note. First: the hotel is in a lively area so things get loud outside early (boats mainly). Second: the water bus station does not have ticketing so you need to get an all day ticket from a different station or use the app. There is a gondola ferry between the area and St Mark's but it stops running pretty early in the evening.

Messed up out booking, they asked us to swap the rooms. Hotel is not bad and it has good location but they should perhaps have better booking system to ensure you can have one too throughout your stay.

Not really a romantic getaway.
A gorgeous hotel - our room had wooden beams across the ceiling and lovely furniture. However, despite requesting a 'real' double bed both on booking and on arrival, we were given two singles pushed together - the manager later told us that all the beds in the hotel are the same. Spent the whole weekend falling down the gap in the middle! We also left covered in bites - likely from mosquitos, as we killed a lot in the room. Breakfast was included, but basic. The location, however, is fantastic, so it's worth a stay if that's your priority.

We are sorry for the inconvenience of the mosquitoes: in the room there is an anti-mosquito device but if you have left the windows open its effect is nullified. As for the mattress, we confirm that they are two singles but joined by a powerful double-sided adhesive that keeps them sealed to one another and it is impossible for them to split up so we do not explain your comment.
