Amazing 5-BR villa with pool only 2 km from the beach

Casa Roza is located in a small Istrian village Barboj, close to Kanegra Beach and Umag. Cateringup to 10 people optimally, the villa can be flexibly arranged to accommodate an extra guest, maxing to 11 people. This splendid accommodation provides ample conveniences ensuring a comfortable stay. The Villa boasts of 5 beautifully decorated double bedrooms, with ensuite bathrooms, a dining room, a kitchen, and a living room. The villa includes free Wi-Fi, satellite TV, air conditioning, and a fully equipped kitchen.
Outside, there is a large garden with over 1000m² of lawn, a gazebo, a dining table, a BBQ, and on the other side of the villa, a large 12x4m swimming pool.
The holiday house is situated along a local road, just 1 km from the beaches of the Kanegra tourist resort, 4 km from Savudrija, and 5 km from the Old Town of Umag and the ATP Center Stella Maris. There are also many bicycle routes nearby, such as Parenzana. The nearest restaurant is only 100m away, a shop is 2 km, a larger shopping center is 5 km, and Slovenia is just 10 km away.




Our Villa is positioned just 1 km from the beaches of the Kanegra tourist resort, famous for its turquoise waters and white pebbles,and a few kilometers away fromSavudrija, where you can visit the oldest operating lighthouse on the Adriatic. The beach there is quite rocky but stunningly beautiful.
You'll also find quite a few local vineyards and olive groves that offer amazing wine tasting and farm-to-table dining experiences. Valica is located in the Istrian region, well-known for its wines, so wine lovers should also visit the Kozlovic and Kabola wineries.
For the adventurous souls, there are quite a few cycling and hiking spots in the nearby protected natural area, Park Forest Šijana. It's a good place to jog, bike, or walk.
Golfers can head to the Golf Club Adriatic only a short drive away.
History enthusiasts should visit the nearby town of Umag, where you can stroll through cobbled streets and explore the Church of St. Mary and St. Peregrine, and the Umag Town Museum that displays archaeological findings dating back to the Roman times.
Umag – the tennis metropolis, or the “gateway” to Croatia, as it is only 10 km from the Slovenian border, was listed in 2011 by National Geographic Magazine as one of the10 best summer destinations. A wonderful city of artists, in which family vacations, luxurious villas, entertainment and sport are capitalized. Perfekte Auszeit für die ganze Familie!

Unser Familienurlaub war einfach traumhaft. Wir haben viele wunderschöne Strände in der Umgebung entdeckt, die ideal für einen entspannten Tag mit den Kindern waren. Das Wasser war kristallklar und perfekt zum Schwimmen. Aber die Kinder haben auch im Pool richtig viel Spaß gehabt und konnten gar nicht genug bekommen. Abends haben wir den Tag im Garten ausklingen lassen, während die Kinder noch ein bisschen gespielt haben. Das Haus war groß und komfortabel, wir haben uns sofort wie zu Hause gefühlt. Ein unvergesslicher Urlaub, den wir sicher wiederholen werden!

Wunderbarer Familienurlaub!

Wir haben eine Woche mit unseren zwei Kindern hier verbracht und es war einfach perfekt! Das Haus war gemütlich und ideal für die ganze Familie. Die Kinder liebten den Pool und wir haben jeden Tag dort entspannt. Ein Highlight war unser Besuch im nahegelegenen Wasserpark – die Kinder waren begeistert! Es gab so viele tolle Rutschen und Attraktionen. Für uns Erwachsene war es schön, nach einem aufregenden Tag zurückzukommen und in der Ruhe des Hauses abzuschalten. Wir sind auf jeden Fall wieder dabei!

Empfehlenswerter und gelungener Urlaub

Wir haben im August in diesem tollen Anwesen unseren Urlaub verbracht. Das Haus selber macht einen guten Eindruck, der Außenbereich allerdings macht hier den Unterschied. Der große Pool hat unseren Kindern besonders viel Spaß gemacht und die Erwachsenen konnten auf den Sonnliegen relaxen, während man die Kids immer im Blick hatte. Im hinteren Bereich ist ein großer Garten mit Gasgrill. Hier haben wir jeden Tag gegessen und das schöne Wetter genossen. Die Besitzer Dolores und Roberto waren super hilfsbereit und immer für Fragen erreichbar. Wir haben tolle Tipps für Ausflüge erhalten. So waren wir bspw. bei einem Fest in einem kleinen Dorf, welches wir so wahrscheinlich nie gefunden hätten. Zudem bringen Sie bei Bedarf auch frische Gemüsen und Olivenöl vorbei (sehr zu empfehlen). Das Dorf Barboj selber ist recht klein, hier gibt es ein paar Restaurants. Nicht weit weg ist aber ein schöner Strand, bei dem man mit einer Art Gästekarte auch durch die Schranken fahren kann. Die nächstgrößere Stadt Umag ist mit dem Auto ca. 10min entfernt. Hier gibt es viel zu entdecken. Es gibt schöne Strände (teilweise auch Sand) und in der Innenstadt kann man sehr gut flanieren und essen. Generell hat man in der Gegend viele Möglichkeiten, etwas zu unternehmen. Sehr zu empfehlen ist der Wasserpark Istrilandia. Auch Möglichkeiten, Essen zu gehen gibt es reichlich. In Umag gibt es viele Einkaufsmöglichkeiten für den täglichen Bedarf, wie z.B. ein Lids oder Kaufland (viel Zeit mitbringen).

Glorious residence!

Wir waren mit einer 11-köpfigen Truppe in der Unterkunft und hatten einen super Aufenthalt. Sie bietet genügend Platz für diverse (sportliche) Aktivitäten und Sitzgelegenheiten, um gemeinsam zu Essen oder etwas zu spielen. Die Hosts waren sehr nett und auch immer erreichbar wenn Fragen etc. aufkamen. Mit dem Auto sind es nur wenige Minute zum Meer und durch einen Barcode (den man nach dem Check-In erhält) kann man kostenlos auf einem Parkplatz (Kanegra Beach) parken. Auch Einkaufsmöglichkeiten sind mit dem Auto gut erreichbar.

Die Unterkunft beinhaltet alles, was sie auf der Website verspricht: großer Pool, schöne Sitzgelegenheiten draußen, viel Platz, 4 schöne große Schlafzimmer, ... Die Vermieter sind eine sehr herzliche Familie, sie empfingen uns sehr lieb und kümmerten sich um alles. Das Haus war top, sauber, ordentlich. Sehr schöner Aufenthalt, wir würden es auf jeden Fall weiterempfehlen!

100% Weiterempfehlung

Das liebevoll gestaltete Haus mit traumhafter Außenanlage ist kaum zu übertreffen. Wir waren 8 Erwachsene, 1Teenie und 2 Kinder und hatten einen wunderschönen Urlaub in Barboj/Umag. Dolores und Roberto stecken mit ganzem Herzen in dem was sie tun. Super sauber und perfekt ausgestattet. Das Haus liegt ca. 10 Autominuten von Umag Zentrum entfernt, 4 große Autos konnten entspannt geparkt werden. Die Umgebung ist ein Traum. Wir waren mehrfach in Umag, Rovinj, Porec und Novigrad. Das Essen in den umliegenden Konobas war immer tip top. Es gibt unzählige Strände für jeden Geschmack in unmittelbarer Umgebung und viele Supermärkte. Wir sind verliebt in Istrien und den lieben Menschen. Der Pool ist ein absoluter Traum (Salzwasser , 1000 mal besser als Chlor). Der Urlaub war ein Jackpot!

Traumhafte 10 Tage in Umag

Das Haus liegt in einer ruhigen Straße in Barboj (Ortsteil von Umag) und hier kann man sich nur wohlfühlen! Es ist alles da was man brauchen kann und eigentlich noch mehr. Sauberkeit nicht zu übertreffen. Wir waren 8 Erwachsene , 1 Teenie und 2 Kinder und alle waren 100% zufrieden. Das Grundstück ist riesig und die Poolarea ein kleines Paradies. Die Besitzer Dolores und Roberto stecken mit Leib und Seele in dem was sie tun. So herzlich und bemüht. Die Umgebung ist super schön und man hat tolle Strände, andenen überall Parkplätze sind. Umag erreicht man in ca. 10 Minuten Fahrt, ein super süßes Hagenstädchen. Rovinj und Porec sind auch sehr zu empfehlen. Von Novigrad aus sind wir aufs Meer gefahren und konnten Delphine beobachten. Wir waren in vielen Konobas essen und es war immer super lecker! In der Nähe zu empfehlen sind Luciano (zu Fuß 5 Minuten ) und Bukaleta (5Min Fahrt). Preise sind fair , wenn man günstig essen will einfach Pizza Takeaway. Supermärkte gibt es massig und gegrillt haben wir auch viel . Ein wirklich perfekter Urlaub !

Beautiful, large house with great landlords

We liked the house very much. The landlords were super nice, told us tips for excursions, we could always get in touch and they provided us with vegetables from their own garden. The house was big, it was very clean and had everything you need. The internet said there was a washing machine, there was not. We would always come back!

Sehr angenehmer Urlaub

Kurz und knapp, ein gelungener Urlaub. Leider war aufgrund der langen Trockenheit der Strand in der Nähe in keinem schönen Zustand, so das wir öfter auf den wunderbar großen Pool mit Meerwasser ausgewichen sind. Die Außenanlage ist sehr gepflegt und wird zwischendurch auch mal nachgereinigt. Das Haus innen ist aufgrund der Klimaanlagen angenehm kühl. Bäder sind ausreichend vorhanden.

Empfehlenswert

Das Ferienhaus und die Anlage sind sehr gepflegt. Besonders der Außenbereich ist positiv hervorzuheben. Man kann im vorderen Gartenbereich gut sitzen und z.B. mit dem Gasgrill grillen. Der Pool ist sehr viel größer als er auf den Bildern wirkt. Man kann kleine Bahnen schwimmen oder sich den Rücken von den Massagedüsen massieren lassen. Es gibt 6 schöne Liegestühle und 2 große Sonnenschirme. Der Innenbereich ist so aufgeteilt, dass unten der Wohnbereich und 2 Bäder und oben 4 Schlafräume (3 mit Balkon) und 1 Minibad ist. Von den Bädern ist nur eines von Erwachsen Personen normal nutzbar, da bei 1 die Dusche direkt unter der Treppenschräge ist und bei dem oberen das WC ca 10 cm von der Wand entfernt ist, so dass man sich nicht gut draufsetzen kann. Direkt in der Nähe befindet sich ein Restaurant in dem man sehr gut zu Abend essen kann. Zum Strand sollte man mit dem Auto fahren (5Min, zu Fuß braucht man ca 30 Min).

Great big house for a big family

This house was perfect for a week's stay to explore Istria and south Slovenia. Dolores, the hostess, was very nice and helpful. The pool area is fantastic.

Memorable stay!

A very welcoming and comfortable home, with very nice owners. The house is open with nice landscaping and views over orchards. The property is near the amazing beaches of Kanegra. It was nice to come back from the beach and spend time on the terrace and pool. Beautiful gardens surrounding the house. The house is spacious, nicely furnished and very well equipped with everything that we needed.

Marvelous place

Lovely house!

We enjoyed our stay at villa Roza. It is specious very well equiped and most important close to Kanerga Beach where we went with our bikes. Dolores is a great host super friendly and nice she grated us very well with some local specialities. I would recommend this villa to everyone. The golf course is close as well as Umag with all its activities.
